They were my property managers (2 homes) for over 10 years. Then, when I needed a place to live as a tenant, they were great in allowing me to rent another one of their rental properties (because both of mine were rented). Recently, they have done clean and repair work to get one of my homes rental ready. I did a follow up walk through and became aware that their vendors did sub standard work. Now, they are responsible for making repairs I have ALREADY been billed/paid for. Another one of their vendors ran over a sewer outtake after months of billing for service that was not completed (so, the vendors liability insurance is now dealing with landscaping sewage issue AND damage to my home). Another vendor went out on a work order to fix a wheel on a rolling gate and, damaged the gate beyond repair. Now the vendor has to pay to have the gate replaced, (not repaired and not at my own expense). We will be filing a formal complaint with the Oregon Board of Realtors. Do not use Oak Tree Realtors. They allowed my mother in laws house to be completely trashed and now after 6 weeks they have done ZERO repairs with the deposit and have nothing but excuses and dodged calls. Not great, Not Commercial Property Mgmt (CPM)... Only a tad better than them. As a former tenant we thought they gave decent service when we needed it. However, they are a prop mgmt company, which tends to get you on the back end... Like keeping some of your deposit for no reason. We cleaned the place top to bottom, behind the stove, fridge, washer, dryer. Scrubbed the walls, counters, blinds etc. Their policy is to not do a walk through with you, they do it once you have moved out. This practice makes for some shady business, as they can say anything about the place and you have little recourse. Fortunately we took lotsa pictures before we moved in and once we moved out... Video woulda been better as they said one pair of blinds were not working. The blinds were closed and dont draw up when they are closed, they only draw up when the blinds are open... Nothin wrong with them just super cheap quality. They charged us something stupid like $65 for them to replace the cheap-o economy blinds with another set of cheap-o's that Lowes sells for like $10. Oh well, we were closing on our first house when we moved out and I figured I could better use my energy to focus on our new place instead of fighting them. I much prefer renting from actual owners who are much more reasonable than a property management company. read more

Been told it's a process but they keep jacking our rent up with no resolution. They violated the lease on day one & lied but they think they've got people over a barrel because of the housing shortage. I want to rant really quick about oak tree as we had an unexpected visit the other day. I DO NOT recommend their services. 1st problem, parked their unmarked white van behind our parking spots in an allyway, luckily my roomates had already gone back to work or I wouldnt have been able to go to my job as I had to cut across other parking spaces, 2nd problem non of them had a badge or any sort of identification connecting them to oak tree, the only thing they had going was the womens outfit, which leads me to the 3rd issue. They are working on our neighbors unit. Our shed is attached to that unit HOWEVER you need to go into our yard to get into the shed that has a GATE, and a sign that says BEWARE OF DOG. They didnt knock to let us know they were on our property or anything and these people didnt even have the key to get into the shed. They sat there working in our yard with no notice, which we have had people tried to break into our house/cars on multiple occassions, which lastly 4th complaint, they told us to open our shed, and when we said we need a 24 hour notice they states that they had gave that building a 24 hour notice and since our shed was attached it didnt matter. Not to mention they didnt even know what they were talking about, they thought the shed looked completely different, 4th complaint, our entire neighbors building is an ILLEGAL building, they have rats and bugs and its half finished. Its being rented out as 2 seperate studio apartments and it does not pass any building codes whatsoever and you dont need to be in construction to know that. I repeat, DO NOT rent with them, we were originally with CPM and got transferred. Its been a day and im still upset. What if they do it again? I currently rent through Oak Tree and they are a horribly run company. First off they won't replace their fridge that makes all of our food taste like shit. We've cleaned out 6 times, however the food still tastes nasty. We're thinking it's a freon leak, but they don't give a shit. Then yesterday, my neighbors balcony collapsed onto the downstairs neighbors patio. Seriously Oak Tree, WTF?!? They will never put money into fixing or replacing things around their property. As a tenant - things happen from time to time. Our air conditioner went out and were prompt and on top if it. They got two estimates in a timely manner and the weekend was upon us - They contacted us on a Friday and let us know that it would probably be Monday before they could get approval and start on getting the air conditioner fixed. I was very disappointed because this all takes time and the Oregon weather was flipping back and forth - being cool and then really warm, with the temperatures in the 80's. The next thing I know, they are asking if I would like them to drop over a couple of fans for over the weekend to help out a little or would we like a couple of heaters. I told them that I think we would be ok since the weather forecasts had mentioned it would be overcast with possible rain! I was taken aback just thinking that we were on our own but it was nice to know that they were thinking of us during this time and were trying to do what they could to make us comfortable!! Honestly, should just give them no stars. Receptionist should be fired for her last of customer service skills, property managers do not do their job effectively in a timely manner. And the owners and company managers do not return voicemails or emails whatsoever. I rented from them for 8 months and had to call them at least monthly for various things (obnoxious neighbors, drugs in my shed from homeless that they failed to disclose to me before renting, cats under the house having babies and getting into the walls, leaking faucets, faulty electrical outlets and light switches, and broken water heater) When it came time for me to move, I was told multiple different things about my lease and no one would get back to me. I had to just end up moving and sending them a strongly worded letter with my keys and last months rent in the mail. It was a nightmare! If you can avoid renting from them, please do!! read more

I had a leak in my ceiling, this leak caused a bubble, and the bubble burst. I tried multiple attempts to get this fixed in my ceiling, but they never repaired it. 2 years later finally get a contractor out to repair, but they wanted to test for asbestos. They take a sample, and multiple weeks go by before I have to contact the land lord asking for results/updates when it will be fixed. They said that they received the results over 2 weeks previously and that it tested positive. Its nice to know that they knew that there was disturbed asbestos right above my ceiling fan for multiple weeks while we lived there, let alone the 2 years before they avoided fixing the ceiling. They say they will get it fixed, but i need to be out of my house for over 24 hours for the removal of the popcorn ceiling. They were not going to provide a hotel for my daughter and myself until I called and demanded one. For the repair they had me move all of my belongings out of the living room. I could not have anything in there. I moved everything into the hallway/bedrooms/kitchen, but it left no room to access anything. At this point they had only removed the popcorn ceiling, leaving exposed drywall or whatever is underneath it. Couple weeks go by with me calling them to see when it would be fixed so I could have a decent ceiling again and finally gave up knowing I was moving out in a couple months. Upon move out I cleaned the place well. I spent a day of cleaning, took pictures, and confirmed that everything looked good. I understand a carpet cleaning fee ( I would want my carpet cleaned in a new place), and i also understand that I may have forgotten some items to clean. But they charged me over 2/3 of my deposit. I called asking for an itemized list of what I was charged for, and when I read threw it I had noticed that they had charged me for things that were broken upon move in, that were also notated on the "walk through" sheet. They also charged an outrageous amount for 2 dead light bulbs ( 1 of which never had a light bulb when i moved in), even though I left a 4 pack of brand new bulbs on the counter as I could not reach without a ladder. I made multiple calls to try to get some money back, they finally started ignoring my calls. They had told me that there were items that I was charged for that was notated on the walk through sheet that I had turned in when I moved in. They not only over charged me for cleaning fees, but put my daughters and my own health at risk. read more

Hands down THE worst rental agency I have ever had the misfortune of going through(and I have lived all around the U.S.). They charged a 1200 dollar deposit, and even though we kept the house spotless(even when they did an inspection EVERY 6 MONTHS), they found a B.S. Excuse to not give us back our deposit. Horrible! At first when we were house hunting they were great! But once we moved in, they were a nightmare! The house we got was falling apart! Built in 1971! The roof was rotting and leaking inside the house and garage! They hired someone that did a half ass patch job on all the eaves and only replaced the plywood in some areas when the whole thing needed ripped out! And the gutters all needed replaced! They only replaced one side of the house! The patio cover was so rotten that there was a 2 ft wide black mold/hole in the roof! But yet they just left that there without replacement/tearing out! The ceilings in the house were cracking and sagging but were even worse after the roof was replaced. The bedroom looked like the ceiling was going to fall in. The Air Conditioning wasnt working! 100+ degrees outside and the house was 85+ at least all summer! They hired a guy to come look snd he claimed it was fine and to replace windows. They had several contractors come in on very short notice (not even 24 hrs notice, try 2 hrs notice if even that) to do quotes on replacing the windows and roof (since they were all only single pane). The range hood motor completely went out and so did the bathroom fan! I had to call them in there at least 6-10 times each per problem before it was fixed only somewhat! They also neglected to pay any attention to other maintenance issues such as the kitchen drawers the whole fronts were falling off! We ended up fixing them ourselves! And then there's the plumbing! The whole time we lived there the toilets flushed very weak so clogged very easily! Our main system was backed up due to "roots" so tampons got caught up in that when the plumber came out to de-clog it. We weren't charged on the spot and never received a letter saying we owe $ so we figured thats paid for. Then at random unnecessarily 2 weeks later they left me a rude voicemail saying that due to "feminine products" they will charge us in the future but since there were roots we werent charged! Why say it like that? Why can't they leave it alone? They wouldnt have clogged the main system without the roots in the way.....! Seriously? How embarassing and uncalled for!! And last but not least our pet/cleaning deposit, they ripped us off! I was VERY thorough when I moved in with what was wrong with the house to begin with! So my guess since they didnt find anything we broke they had to get money from us somehow!!!! The carpet cleaning was understandable and reasonably priced. But.....they claimed I didn't do a lot of petty things instead in every single room! Such as washing walls, cobwebs, wipe down outlets, "dusty" counters (seriously????), vacuum, debris on sidewalk and driveway (which it is now fall and leaves drop every minute and they were spotless when we left), clean window tracks and blinds! These were all things I was very OCD about cuz I usually am! They probably let people trample through the house to show it then blamed us since they took forever to inspect it! Laziness and greediness are the 2 best words to describe this place! And sadly within 1 year of us renting and paying rent, every receptionist they had (I counted 4 they went through) were very nice but ditzy! Every time I had a question or request they acted overwhelmed like they didn't know what to do! So breaking it down.....we should have got $1875 back from our deposit but they claim for "dust" and minor cleaning that they would charge us $231!!!!!!!! REALLY?????? They charged $107 for cleaning carpets. So a total of $338 was deducted! All we got back was $1536! RIDICULOUS! DEFINITELY THE WORST PEOPLE & COMPANY I'VE EVER DEALT WITH!!! We had just lost our home, and needed to find a rental quickly.We had never used a property mgmnt company before, and I wish I had known more about Oak Tree before we signed anything with them. We gave them a total of $1600 in deposits (including a deposit for our cat), and then had to wait 30 days before we could move in. When things went wrong like the fixing constant leaks or getting the sprinklers fixed... it took them DAYS to get someone out to look at the problem. And, when I pointed out other problems while the company's contracted repairman was there. He told me he could not fix it unless it was reported to the office first. So, I had to wait another 4 days before I could get the toilet that would not flush fixed. The place was constructed very cheap. You could not take a step anywhere in that house with hearing the plywood flooring under the carpets creak. You could literally jump up and down and watch the hanging light fixtures start to swing back and forth. After living there for 18 months, we could not take it anymore with noisy neighbors or even louder freeway noises (your right next to the freeway). When we gave our 30 day notice... the following day I got a call from Oak Tree saying they were going to show the house the next day. When a woman from Oak Tree came to show the house, she had 8 people (sketchy looking to say the least) with her, and she wanted to bring into our home... walk around... maybe steal something. I flat out told her she was not bring this many people into our home at one time so they can show the place. She threatened me by saying "it is in the contract", and then went on with more threats by saying "it will cost you $100 if you do not let us show the property". I still told he NO, and told them to leave and come back another time. I later read the entire contract, and I emailed Oak Tree that nowhere does it stipulate how many people they can show the place to at any one time. So, I sent them an email outlining how I was going to let them view the place since I was still there. I said I would take photos of each and every person that wanted to view it. And, that they would also have to remove their shoes before entering our home since we are still paying rent and liable for the carpets. I told them I would also be carrying a side arm if anyone decided to get a little sticky fingered. They decided to not bother us again and leave us alone for the next 2 weeks until we had moved out. When it came time to get our deposit back... this is where the real fun began. Fortunately we took videos before we moved in and once we moved out. They claimed the rest was not being returned due dirty carpets, floors, walls, etc. When we showed the office manager out exiting videos of each and every room, she apologized and said they would re-examine and return the rest of our deposit. Their 2nd attempt to return the balance fell short after another 30 days had passed... as they tried to return only $400 out of the $800 owed to us. When I threatened them with a lawsuit, they quickly retracted the $400 they were trying to return to us. After getting nowhere with Oak Tree on returning what was rightfully ours. I did file a lawsuit in Jackson County Small Claims Court for the $800 balance due plus any court costs. Oak Tree did not respond back to the claim I filed. and I won a judgement and then a Writ of Garnishment. Needless to say, I DID get back my FULL deposit back along with another $400+ in "so-called" damages. I even sent Oak Tree an email copy of the award check that was taken directly from THEIR bank account, with a little FU at the end from me. That was so nice.. :) BTW... we were paying $950 a month in rent, and it is now renting for $1100. Definitely not worth that price. I'm a retired Vietnam Vet with a lot of time on my hands. It did take some time to get through the legal system with all the paperwork (about 4 weeks in total)... but the system worked! So, it was time well spent. I would have much preferred renting directly from an owner who would be much more reasonable than a property management company. But, I'll never have to deal with any company like Oak Tree again. read more

Not to mention that they are cheap. My dishwasher broke 9 times. My front door would mot lock right. Heat and air constantly were going out. Water heater kept popping breaker. Request for repairs are either ignored completely or not done for 3-4 weeks after calling at least twice. There were still water leaks a year later in the home we were renting, and they will result in damage to the walls and cabinets if they are not taken care of. Even if the tenant leaves the home in better condition than they did upon move in, they will not get a fair portion of the deposit back. Even if tenants note problems on their move-in sheet, they will be held responsible for them upon move out. Prior to hiring a professional cleaning company upon moveout, I voiced my concerns about not having a walk through to verify everything was done. I was told I was the only one who had ever requested a walk through, and that as long as I checked the work of the cleaning company and provided the invoice copy, there should be no problems in getting my deposit minus carpet cleaning back. The carpet cleaning company charged for 'extra cleaning' of a carpet that was new when we moved in and we had no spills/spots/etc, and we are a shoes-off house. After checking back a couple times with the office manager who couldn't find the copy of the invoice I provided, then acknowledge receipt of it, I was sent a steaming and extremely unprofessional email from her. She claimed my side of the story was without merit but offered $75 to leave her alone and not send any more 'ridiculous emails.' We had not had any negative communication prior to this point. I decided to be the bigger person and write it off as a loss, but I wasn't going to be 'paid off' to not warn others. Save yourself the headache and the money...use someone else. read more

My wife and I were tenants for over two years in a property managed by Oak Tree. I will tell you this of our experience. Right from the very beginning Oak Tree did everything the could for my wife and I. We were coming here for Europe and my wife was still waiting for her green card and we had two pets. Not a easy task. But not only did they find us a place to live, it was really very nice and a reasonable price as well. And for the two years we were there, service was great. Whenever there was a problem, it was usually taken care of in a couple of days. Even when the air went out last summer in the heavy heat, it was only two days. Right to the end the came through for us. And after we moved out and we turned the home back over to them, Oak Tree stepped up once again and returned almost all of our deposit. Honest, Fair and Compassionate are what I would say about each and every one of the person we dealt with. From Tim Mccullough the manager on down, every one of them.
