I'm speaking from a property owner's perspective. In early February, my long-time property manager, passed away unexpectedly. After this, I signed on with my cousin who is a realtor and was taking up property management on the side but, due to unfortunate circumstances, they had to close up shop halfway through the year. After this happened, they moved my service to Cornerstone. In my three months with them, I truly couldn't have asked for a more poor experience. When my property got moved over to them, one of my apartments was vacant. In three months, not only were they unable to fill it, but when I I would try to push them to find someone, they seemed very unwilling and didn't seem like they had the same kind of investment in my property that I did. I understand that this is typical of property management companies, however, the straw that broke the camel's back for me came with how they treated one of my long-time tenants.
About a month ago, my tenant contacted them and complained about an infestation. They came by, inspected, and confirmed the infestation. After this, they contacted me for permission to get someone to get the infestation taken care of. I immediately gave them my permission and told them to get it taken care of right away. Three weeks later NOTHING had been done. My poor tenant did everything he was asked to, including getting rid of infested furniture, and not living at the apartment. However, due to the absolute ineptness of this company, he never got any update or timeline for when he could move back in. I eventually stepped in and had my own people take care of it. Thankfully, the infestation hadn't spread to the other units.
After this happened, I found a private property manager who agreed to take property around November 1st. Cornerstone agreed to take it as a 30 day notice and not make me pay a cancellation fee (which they wouldn't have been able to take anyone because I never signed anything with them). They gave my new manager full control over my vacant unit, but said they would continue to manage my other 3 units until December 1st, However in this month, they have made it clear this has been in name only. They did not pay my garbage bill
Last month and then, when they didn't, they asked ME to call them instead of doing their job.
I understand property management companies aren't always the best, however, this company is clearly only in this business for their own financial benefit. In addition to the incidents that happened in my short time in their partnership, they charge outrageous prices for seemingly simple repairs (3k one apartment), texting was their main form
Of communication. I got multiple texts from multiple unknown numbers, so it was difficult to keep conversations straight and, the few times i was able to have an in-person or phone conversation with them, they were very short with me and acted like they were on the go all the time.
I've never been more unimpressed with a company in my life. They are 110% what give property management companies a bad name. Thanks to them, i have lost thousands of dollars due to their lack of investment in my property. Due to this experience, I will never in a million years, work with a management company again, and truly believe the Valley would benefit greatly if they went out of business one day. read more
