We dealt with James J Frings. We were very disappointed from the ending of Escrow when we already moved out of state and sent funding over and found out two days before our suggested move in date that the sellers did not want to move out until the last day on the contract. Therefore, we had to live in a hotel for two weeks with two dogs and my wife was in recovery from shoulder surgery and I was starting a new job. Once we recieved the keys on the last day of the escrow contract we were not even able to do a final walk through because all document had been processed. We moved in and noticed a pungent smell in the house. They had "plug-in" air fresheners in almost every room which we removed and the house kept smelling worse and worse. We decided to remove the laminate flooring like we agreed to in the contract because we were told it was from water damage. After hours of ripping floor out we soon realized it was from cat urine. In some spots it soaked through the sub flooring which we had to remove and replace. There was also litter and cat food in between the wall and the base of the floor in almost every room. After multiple layers of "Killz" and scrapping the side walls clean and sanitizing we were far over budget that the owners provided in the closing costs. On a side note they did not disclose the that the residence had pets or the large amount of pet damage. As pictured the animals chewed through the trim and parts of the drywall. We are now into our 3rd month in the residence and had to hire pest management due to the long time rat infestation that was not disclosed either. This has already cost us another $2,245 so far and the smell in the master bath has not decreased. We had to gut the bathroom which was full of rat feces and nests under the tub and sink. RE/MAX is very articulate, Helpful in every area I needed them to be, and was mainly concerned with ME not the money. I can't recommend them enough in the rogue valley. Our agent was Jim Frings and he was terrible. I have numerous examples as to why but hanging up on me when I asked him as to why he didn't inform us up to and after our offer deadline expired was just the icing on the cake. He never seemed to stop talking yet he had nothing substantive to say. When we would point out a concern regarding the condition he would gloss over it and/or try to change the subject. For example: We were looking at an older home with him and besides being incredibly filthy one of the rooms smelled like cat urine. Jim tried to tell us it was an off smelling air freshner. I looked at the wall at an angle and could plainly a large spray mark from a cat or cats but he still didn't acknowledge it. In this climate it is extremely competitive in the entry level home buying so my friend still made an offer and in hindsight no big surprise, it was accepted. The inspector turned up a basket of serious issues including a broken sewer pipe that was draining directly under the house and a very poor and unprofessional roofing job that most assuredly would have leaks. The selling agent/owner also slapped a bunch of paint over un-scraped and paint peeling siding. As it turned out the seller was also a real estate agent that Jim knew. That guy should also be ashamed for even trying to rip someone off with that trash basket of a house that they tried to "lipstick on a pig" to try and sell. Jim was obviously much more interested in making a commission with as little work/diligence as possible than selling me and my friend a safe home for her and her family. He's a smooth talker at first but it wont take long for you to discover that his talk is cheap and after a short while, it becomes nauseating. read more
