While cruising on Zillow and Realtor websites, I found a home I really liked and sent a message into the ether, saying I needed loan information. I got lots of calls, but not much follow-up. Then Charlie Welch from Sunstreet called. I told him what kind of home I wanted, in the areas I was interested, and what I felt I could comfortably afford. I wasn't even sure that I would be able to qualify for a home loan. He checked my credit score and some basics, and was able to tell me that I did qualify and how much of a loan I could expect. I was interested in a USDA rural home loan, which requires a lot of extra work on the part of the mortage company, but Charlie wasn't put off. At my request, he gave me the name of a real estate agent in the area, who helped me find the home of my dreams. I made an offer that was accepted. A day before we were scheduled to close, the seller confessed he wasn't able to complete the sale because he didn't have enough funds to close. He'd only owned the home for 2 years and didn't have enough equity, plus he had stopped making his mortgage payments. The home went into a short sale, but I was still in love with it, so with the help of Charlie and Susanne Seagroves, my agent with 1st Heritage Realty, I made an offer for the short sale. Through a very long process (4 months) Charlie and Susanne were my rocks. They answered all my questions, kept me apprised of progress, and advocated with the seller's bank to help speed up the process. On the day I finally closed on the home, Charlie even came to the title company to answer any questions I might have about the 100-plus pages of documents I was signing. I can't say enough good things about Charlie Welch and Susanne Seagroves.
