I purchased my first home in North Denver a few years back with Liz Luna and knew I would be utilizing her again when it came time to sell. I had been looking at new construction for a while, as I was interested in moving into something with a bit more space and closer to downtown Denver. I found a townhome that had everything I was looking for that was on the market. It hadn't broken ground yet, but Liz and I went to get more info. We met with the builders and Liz helped me navigate this process by asking all of the right questions and thoroughly reading all of the due diligence paperwork before we finally went under contract! Side note: Buying new construction is great because you can get under contract right away, without having to go through a bidding war in this crazy Denver market. In addition, the townhome wouldn't be ready for at least a year, so I had time to save money and take my time getting ready to sell my house. (side note within a side note: Liz works with local mortgage brokers to get you pre-approved. No big banks, no big commercial real estate companies. Nostalgic Homes is also local.) Anyway, back to the story. When the townhouse was getting close to being done, I put my house up for sale with Liz and accepted a cash offer and closed within 2 weeks. It was a crazy fast process! Again, these are the perks of real estate in Denver right now, so call Liz and she will get it done for you! Seriously, do not wait! While it was once cheaper to rent in Denver, that is no longer the case. And the truth is, it's not impossible to buy a home. You just need a team on your side to make things happen and get it done. I took their advice on pricing and they took 4 months and made 4 price drops to sell my newly renovated condo in West Highlands, prime location on Highlands Square. I ended up getting 40k under initial asking, and due to the delay paid an additional 8k in rent. I had to force them to drop their commission and they resisted and complained about it. I recently chose Nostalgic Homes - Rick and Jean Oliphant - to represent me as a sellers agent and had a fantastic experience. With over 15 years of combined experience, they were my first choice. Previously, in 2002, I had visited multiple open houses they hosted. Each experience made a lasting and positive impact on me. At the time, I was already under contract with another agent as a buyer and could not switch. That said, this time I chose them and do not regret anything. I will say that I did my due diligence and contacted five other agents that 'specialized' in the neighborhood where my house was located. Two did not call me back; two were flaky and one seemed very nice but really only had a five or so years of experience and sounded busy on the phone. From my perspective, being an out of town seller, this was as smooth as it could have been. I did visit their offices once. It's a beautiful nostalgic home! Rick and Jean gave me high-quality color photos, comps and print-outs of local listings to help us hone in together on a selling price and figure out what needed to be fixed up prior to listing the house, so that it would sell quick. They were spot-on with the offering price, as confirmed by the other two agents I had spoken with, and the fact that THEY SOLD MY HOUSE IN FIVE DAYS. During the repair phase, listing phase, contract/negotiation phase and closing experience, Rick and Jean were in constant, clear and honest communication with me. Important issues were ALWAYS handled same-day, maybe one or two hours max would laps for time-sensitive issues. As my agent, Rick and Jean were aggressive and protective of my interests as a sellers agent. They were always checking to make sure that line-items did not pass without completion, keeping the contract moving forward. If I asked Rick to handle a situation (meet a repair person, get a bid, arrange something), he always did it, it was done on-time, and if I needed reassurance on something he was pleasant and honest. I realize there are some opposite reviews posted here, but it's my goal to let you know that Rick and Jean really worked as a team with me to sell my house. I think you would be very pleased if you chose them. I cannot speak for other agents at NH, but Rick and Jean together worked tirelessly to get my house sold. read more
