The inspector I had found a lot of cosmetic things, but missed some pretty important things such as the plumbing for my washing machine drain not being to code (which resulted in the washing machine dying in the first week. I had to buy a new one and US inspect told me tough luck), and some of the brand new electrical in the basement being pretty questionable. I am a first time home buyer so I didn't know what to look for, but now that I know, it is incredibly obvious and US inspect definitely should have pointed it out. Also, just found out some of my duct work is asbestos, but my inspector failed to point that out as well, which is why I'm downgrading to one star.

The inspector completed the inspection and delivered a report, but afterwards I discovered several concerning conditions I believe were present and visible at the time of the inspection, but were not mentioned in the report These include: * Cracks in the front brick veneer * Multiple hairline drywall cracks in interior walls * A noticeably uneven front entry door/frame * Uneven crawlspace beam support posts and brackets I had a structural engineer and two foundation professionals evaluate the home. They found that many of these issues had been caused by foundation settling and their consensus was that, although the issues were not severely critical, they were still very significant and should definitely have been flagged in the inspection report. I've needed to take steps with significant financial cost to address these problems before they get worse. I contacted the company with photos and these evaluations. They did offer a refund of the inspection fee ($525), the maximum listed in their contract, but I chose not to accept it because of the additional restrictions it came with. I am very disappointed that so many important conditions were not included in the inspection report even though I feel they were easy to identify and I regret the significant financial expense that I've had to face because of this.

Chris Cox did an excellent job and clearly explained what he was doing during the process. During the inspection, Kastberg team found a plumbing leak near the laundry which was causing mold. The sellers had a plumber come out, the plumber determined the leak to be from the water heater. Sellers replaced the water heater and paid for mold remediation. I was excited and grateful to get a new water heater, but I was still a little concerned and emailed Kastberg Team. They came BACK to my new home, investigated again, and sure enough - there was a crack in the elbow joint of the laundry pipe. The plumbing leak was *not* fixed by replacing the water heater, and could have led to more mold damage. I am so glad that I went with Kastberg team for my home inspection, the work they do is worth every penny.

Arriving at the end of his inspection, we were assured that everything was in good order and "all the appliances worked". Upon moving in it was immediately clear the appliances did not work. The dishwasher did not work nor had it worked for some time. One of the burners on the gas range did not ignite allowing gas to escape until turned off, creating a serious safety hazard. The ice maker knocked and came to a grinding halt with a basket slightly filled with black stained ice cubes. Two outlets in the bedroom did not work. We were counting on him to thoroughly inspect the home we were buying for any issue and we specifically shared with him that any previous leaks/water damage were a major concern for us. He missed an endless number of things in our house, but I'll just name a few major ones: There was a previous roof leak that caused actual mold in the attic. The mold remediation team said the moisture damage in the attic roof was quite apparent and there were also literal water spots on the interior ceiling at the time of inspection ....he missed it all! He also missed water damage around one of the interior windows in our family room. The entire window frame was warped and damaged and very visible...he completely missed it. The guest bathroom had a previous leak around the toilet, this was made clear by the staining around it on the floor, which he managed to miss in his initial inspection. We did call the toilet out because the damage was so apparent to us and so we asked him specifically to go back and look at it again. Upon his second inspection of that toilet, he did acknowledge there was water damage. How could a trained inspector miss such MAJOR and obvious issues?! I would never trust him with your home inspection. We have spent so much time worrying about the things he missed, not to mention how much it will cost to fix. He is not thorough and he will not take your concerns seriously and you will end up paying the price. Update: I read Paul's response and am sorry to see that he takes no ownership for his mistakes...one more reason not to use him. A few points of fact: 1) He claims he told our agent there was "previous moisture stains" in the attic, but yet what he sent to us in writing regarding his inspection of that portion of the attic was: "All other photos are from attics inspected today. Fiberglass Insulation averages about 10 to 12 inches thick. Attic appears to have appropriate attic ventilation. No major concerns were visible in these areas today.".....I'm supposed to believe he told my agent something different than what he told me directly in writing? I'm happy to share screenshots, Paul. He also doesn't explain how he missed the obvious water staining on the ceiling in the middle of the family room, which was how we ended up finding there was an issue. He missed it, we saw it, he is not thorough. 2) His excuse for missing the obvious water damage around the window was that he wrote in the report: "windows in the home may be original to the property and at or nearing the end of their useful life". Saying the windows may be original and may be near end of life is a heck of a lot different than saying a specific window has a specific issue that needs to be addressed. Paul missed an obvious issue with obvious damage, period. 3) We agree on this one, he did NOT note the obvious moisture damage around the toilet in our inspection and only went back and thoroughly inspected it based on our request. He admits that he then identified the damage. This is exactly what I said in my initial review. Once again, he missed it, we caught it, he is not thorough.
