I first signed with the apartment during the height of the pandemic when I decided i wanted to live alone. At that time, there were a number of covid specials running across numerous different apartment complexes but I worked with Jordan at Modera who really helped me to set up the best deal. She was fair with negotiations and was also really bubbly, kind, and insightful to tour and interact with. I loved my unit! I opted for a corner studio with a balcony that had increidble views of the skyline. Floor to ceilings windows ensured I always had sunlight and it never got too hot thanks to the 1) balcony and 2) in unit AC/heater. All of the appliances were modern, there was a gas ranges, an in unit washer/dryer, and the bathroom in my unit was very big! The biggest drawback perhaps, was that as a centrally located downtown SF studio, it was quite small, but that's what i signed up for! The apartment also includes space for working, a gym, and like 5 community rooftops/balconies to use. This was awesome to gather friends to hang out or grill and the apartment is also very dog friendly; they even have a dog landing with turf on one of the rooftops! I definitely enjoyed living here and was sad when I moved out!

A special shoutout to Tina, our office manager, who is attentive and professional, and to Edlynn from support staff, who is always friendly and easy to talk to. Jorge on the maintenance team is reliable and quick to resolve any issues that come up. I also really appreciate the janitorial and landscaping crews, who keep the building fresh, clean, and welcoming every day. The amenities are another highlight! A well-equipped gym, a party hall for gatherings, a coffee station with Philz coffee beans, a pool table, a secluded outdoor area just for residents, secluded dog relief area, and a BBQ area perfect for nice days and small gatherings. The community itself is another reason I've stayed so long. The building is very dog-friendly, the residents are respectful and kind, and the location can't be beat; I'm very close to work, which makes life that much easier. Overall, the combination of helpful staff, great amenities, a well-kept property, and a welcoming community makes Etta SF a fantastic place to live. I couldn't recommend it more highly!

Edlynn and Tina always treated us so well, and honestly, all my friends were jealous of how good Etta's management was. I used to get compliments about it all the time. They have always been incredibly responsive and helpful, even with the smallest issues, and it made living at Etta feel effortless. It genuinely felt like management cared about the residents, that's rare to find. The building was clean, safe and had amazing amenities. Pool table is what I am gonna miss the most and it was impressive how everything was maintained through out. I'm really going to miss living at Etta. Hopefully will be lucky enough to find a place there again.

We are transplants from NYC/LA and toured nearly every rental building in the Rincon Hill area before choosing 340 Fremont. Without a doubt, this is the nicest building with the best views, reliable and fast elevators, the best staff, live and incredible leasing agents and property managers (Benjie, Alexa and Rich are the best!! As opposed to frustrating and unhelpful AI ones found at other properties), and a well built and maintained interior with efficient maintenance staff (Alvin somehow is everywhere at once and so quick and skilled!). We love having a monitored package room, secure garage, large outdoor dog run, beautiful resident lounge with a well equipped gym, and 24/7 concierge. Denaida, Theo, Rudy, Matt, Ruth and others at the front desk feel like family after just a few months of living here. The noise from the traffic and bridge is minimal white noise at worst, and is to be expected for living in this area. We toured other buildings with bad windows where the noise was actually bothersome - that is not the case here! We love this neighborhood and its proximity to everything. It's very safe, there are always people out with their dogs and babies, and there are neighborhood events going on all around us. Overall, a great experience!

I also love that it has a peaceful and quiet vibe - people are nice and I particularly appreciate Alexa who's been really helpful and friendly throughout my stay. Fillmore street has everything you need for dining and entertainment. And also Molly Stones across the street and the laundry mat just kitty corner. :) However, there were many things that made me question my decision. As noted by the other reviewer...the lobby was anything but welcoming, the stained glass window was covered in layers of grime, and what got me was they have a NO PET policy, yet you literally kicked up tufts of dog hair as you walked up the stairs. Gross. One time someones trash bag spilled all over the floor before making it into the rubbish shoot and it was left smelling like death for a week. We had some problems in our unit too, oven was not working and we needed a new key to our mailbox. Both problems required about a million calls to the property manager in which she ignored (I would call her second number and she would answer on the first ring not knowing who was calling!) However, she moved and was replaced by this amazing lady. She came in and immediately started cleaning, replacing falling off door knobs, burned out lights and trying to fix the elevator. She's wonderful, very friendly, and easy to get a hold of. I love it here! The neighbors are nice and the building is quiet and clean. The only thing I could want is closer parking!

Management team: They are hands down amazing and so resident focused. Shout out to Cory who is an amazing and accommodating general manager. We initially had a parking spot that was super narrow for our car, after a few weeks he was able to move our spot to one that was available and more roomy. Miles is also wonderful delivering the tons of Amazon packages to resident doors and even meeting a delivery when I wasn't home for me. He's always in the front office give a wave and a smile. My roof was fixed promptly after the bathtub leak from the unit upstairs was addressed. The rooftop is consistently clean, and they've hired new maintenance staff who are both efficient and pleasant to work with. It's been a great improvement, and I appreciate the positive changes!

Unfortunately, we have to move because there are no two-bedroom units available--and with a baby on the way, we need more space. Honestly, it's hard to find a place like this one. The concierge service is magical--everyone is so friendly, welcoming, and they know you by name. One of the little things that made such a big difference: whenever you're carrying heavy packages, they'll call the elevator for you. The service here is on the level of the best five-star hotels in the world. It's been a wonderful year. If you're thinking that you don't need 24/7 concierge service--like I once thought--you're mistaken. You absolutely need it, and once you have it, you'll never want to live without it. The valet parking is another fantastic feature, and the valet team is just as kind and helpful. I used to think valet was unnecessary until I tried it here--now I can't imagine going without it. Thank you to the entire team for making this year so special for us

It's crucial to be well-informed before making a decision about this property. In my personal…read moreexperience, the building's construction lacks proper insulation and soundproofing. Consequently, you can hear various sounds between floors, such as your neighbors' footsteps, the dropping of even small or light objects, and even children crying or having louder conversations. I've never lived in a building where you can hear a television between floors. Unfortunately, this is not an exaggeration and can be disruptive to anyone who needs or enjoys studying, reading, watching movies, sleeping, or concentrating on anything. Making things even worse, residents are permitted to engage in the manufacturing aspects of their micro businesses from their apartments. Including activities such as hammering, scraping, and pounding all hours of the day and night. And if you're thinking this is a one-off, and this wouldn't happen to you, think again! This is my second apartment in the same building where my neighbor was allowed to make pounding and hammering noises at all hours of the day or night, including quiet hours. I paid extra to move from one noisy neighbor and ended up next to an even worse neighbor, most likely running a side-hustle out of their apartment. You can read every other review I've written about a company, and you'll notice that they're all overwhelmingly positive. I used to feel guilty about potentially negatively impacting any business's bottom line, but this experience is too significant for me to keep to myself. I want to share it so that others can avoid the stress and frustration that comes with living at this property. A few months ago, I had the idea that perhaps the noises weren't being addressed because I had left a negative but honest review of my experience here. So, I revised my review to only highlight the positive aspects of the building. Surprisingly, nothing changed. My neighbor above me is still allowed to pound, sometimes hammer, and scrape on their floor, my ceiling, at any time of the day or night, including quiet hours. The final straw was that my last two emails to management requesting relief were never even returned. The general manager here is not a serious person. She's not professional, and since she also lacks empathy, she's feckless. Despite the building's appealing appearance, the absence of soundproofing and the management's refusal to enforce Implied Quiet Enjoyment for every California lease are significant issues that cannot be overlooked. My experience at Avery 450 is undoubtedly the worst housing experience I've ever had. Everything aside, I would like to say that the concierge team is incredibly helpful and always friendly. The porters and maintenance staff are also very kind and always ready to assist with repairs or lend a hand. Thanks, Jon H
