I recently put an offer on a mobile home in Gardena. My realtor set me up with Elite inspections…read moreand I'm so glad she did! The mobile was inspected on 5/23. James was the inspector and he was great! He was on time and very thorough. He was patient about answering my question too. The inspection was scheduled from 10-12. He stayed a little bit longer to make sure everything was checked out. I feel like I got great service at a very fair price. I highly recommend this company!

Disappointing Experience - Incorrect Report and Poor Customer Service…read more I chose this company because they specialize in RPV inspections, even though I had three other inspection companies I could have used based on previous experience and my sister's recommendations as a real estate agent. When booking, I spoke with two very nice and helpful representatives. I purchased their most expensive package and added advanced imaging, sewer, pool, and solar panel inspections. I specifically told the representative that the roof was metal and I was told that it would last 40 years. I asked whether I needed a separate drone inspection since I don't know much about inspection or if the solar inspection was sufficient. I told the rep that I would rather pay and do the drone if she recommend it since I don't want to take a chance but she assured me that the roof inspection was included in the package and a separate drone inspection was unnecessary. She did recommend the air quality but she said, this is something I can add on the day of if the inspector recommends. The inspection was done on September 25, 2026, and I received the report the next day. I got to the site 5 min before my appt. but the inspector was already on the roof. To my surprise, the report incorrectly identified the metal roof as shingles. I contacted another roofing company, which confirmed it was a metal roof and explained that a drone inspection was necessary because walking on it could cause damage. This was extremely frustrating because I had clearly explained the roof type and specifically asked for guidance before booking. On top of that, the sewer inspection could not be completed due to excessive roots, and the solar panel inspection I paid extra for was missing from the report. After waiting a week, I still had not received the advanced imaging results. On October 2, I spoke with Bency about these issues and requested the missing report. I explained that if it could not be provided promptly, I wanted a refund because escrow was approaching its closing date and had already been delayed by the inspection issues. Unfortunately, Bency was rude, unprofessional, and unhelpful. He directed me to Jason, the inspection manager, so I left messages but never received a response. I also asked about a follow-up sewer inspection after hydro jetting and a drone inspection to address the roof and missing solar inspection, but nothing was resolved. As of October 9, I was still waiting for someone to contact me. The one positive experience was Nathan from Elite, who called to ask about my experience. He was kind, listened to my concerns, and said he would speak with the appropriate person. However, another week passed without any follow-up. Overall, I regret choosing this company. The incorrect roof report, missing inspection results, delays, and lack of communication caused unnecessary stress during an already time-sensitive real estate transaction. Mistakes can happen, but I expected the company to take responsibility and resolve them professionally. Instead, I had to repeatedly chase answers, and my interaction with Bency made the situation even worse. I would not recommend this company based on my experience. I wish I had used my previous inspection company or followed my sister's recommendation. Be sure to confirm exactly what is included in your inspection and make sure all reports are delivered before relying on them for your real estate transaction.

11:50 AM Over my 20+…read moreyears in claims, first as a Public Adjuster--and before that as an insurance adjuster- and aslo as an insurance Appraiser and court appointed Umpire on disputed claims--I've worked claims all over the USA and two foreign countries. I have met numerous industrial hygienists on sewage, pollutant, trauma/bodily fluid, smoke and fire damage claims. Too many hygienists talk a good game but fail to deliver when it counts. Sol Environmental is better. Sol was recommended to me by a senior entertainment attorney overseeing a large legal team, and that endorsement proved accurate. When I first met with Raul and Nick at Sol Environmental, I immediately recognized their technical depth and concern for the clients. They discussed testing protocols for contaminants that most hygienists overlook or simply don't understand--particularly the volatile organic compounds and particulate matter that pose serious health risks in post-fire environments. When other hygients test for lead and asbestos, Sol is testing for everything: mercuty, silica, arsenic, dioxins, cadmium, barium lithium, you name it in addition to the lead and asbestos. What sets Sol apart is their background as specialty remediation contractors. They don't just identify contamination--they understand the actual remediation process, which makes their protocols far more comprehensive and defensible than what I typically see from competitors. Their protocols meet the standard of care, which is rare in this field. Sometimes I just need good sampling and lab results. But if i need a defensible step by step protocol, Sol is great. More importantly, they're willing to stand their ground when insurance carriers bring in questionable experts pushing junk science to minimize scope and deny proper remediation. Sol backs up their findings with solid scientific evidence and proper testing methodology. In claims where bad faith is already an issue, having a hygienist who won't fold under pressure is invaluable. I've referred Sol Environmental to multiple clients, and they've consistently helped secure the proper remediation my clients deserve. They do difficult work in contentious situations, and they do it well. I recommend them without reservation. Leland Coontz, Public Adjuster license #2B53445 (714) 724 1767

There are truly not enough good things to say about Frank and his team at PropertyHealth, but I'll…read moredo my best to capture our experience. To start, Frank is one of the most considerate, kind, and genuinely knowledgeable people I've come across in any business setting. From day one, it was clear that he cared--not just about doing the job, but about helping us navigate a stressful situation and meet tight deadlines. He went out of his way to accommodate our timeline when he really didn't have to, which speaks volumes about his character. His communication is on another level. He responds to calls and texts almost immediately, keeps you constantly informed, and makes sure you never feel in the dark about what's happening. That level of responsiveness and transparency is rare, and it made a huge difference for us. Beyond that, his entire team operates with the same level of professionalism and attention to detail. They were punctual, respectful of our home, and clearly take pride in the quality of their work. Everything was handled efficiently, cleanly, and with care. What stood out most is that Frank treats you like more than just another client--he genuinely wants the best outcome for you and goes the extra mile to make sure you get it. It's hard to find people like that. I wouldn't hesitate to recommend Frank and PropertyHealth to anyone. If you're looking for a team that is reliable, communicative, and truly cares, you won't find better.

I have learned so much more about mold this week than I ever wanted to…read more I called a few places and Property Health was the best price and the fastest availability for an air quality test. Frank was very responsive to all of my questions, and gave very thorough replies. He welcomed more questions and was available via phone, email, and text. He provided full photo diaries plus a 153 page report. If we needed air quality testing again I would definitely use Property Health.

"Multiple Layers" of Deception and Unprofessionalism…read more.. In my correspondence with Gene K., a representative of Scope Environmental (cut and pasted from Yelp chat room) mentions "We can definitely help. Our asbestos inspection, survey, and lab results pricing is very competitive. It's $625 for the inspection and report. Each sample is $35. No other fees. Generally, results and reports will be available within 24-48 hours". Gene K. also mentioned the following "Some samples have multiple layers, and that can not be determined prior to taking the physical sample. You are welcome to call in so that you can properly comprehend the procedures". However, UNDISCLOSED FEES can creep into the price charged to the customer, e.g. such as the need to test "multiple layers" of one material; so, "No other fees" is (deliberately) misleading and therefore, deceptive. A field inspector (Daisy Flamenco) of Scope Environmental, arrived at the project site and upon seeing the area that needed sampling, asked the homeowner for a ladder to get her modest stature to the sampling material areas. When sampling the ceiling, Ms. Flamenco was barely able to reach the sampling surface (needed to be on her tippy toes), even with a step ladder (provided by the homeowner). ALL sample takers must come fully prepared for all conditions at the work site and not rely on the homeowner to provide tools, equipment or assistance of any kind to do THEIR job! Ms. Flamenco was dressed casually, no respirator or other appropriate protective equipment or gear, which is not only hazardous to herself, but sends the message to the homeowner (overseeing the work), that asbestos is really not that harmful. Even two and a half years following the end of the COVID-19 pandemic, it is appropriate if all workers who enter a home, to wear a mask or at least offer to wear one, but Ms. Flamenco failed to show the occupants of the residence, such consideration. Most (professional) people return to bad pre-pandemic habits, even if to protect the home's occupants from the common cold. What is really inconsiderate and unprofessional, is that Ms. Flamenco had disturbed suspected asbestos containing materials by scraping and cutting away material from parts of a furnace and its ducts, leaving the furnace and ducts out-of-order, i.e. if no asbestos or other harmful materials were found, the furnace and ducts could not be safely and effectively used without first repairing them. Leaving carcinogenic materials exposed (cutting, scraping or otherwise removing and exposing asbestos) to those who live at the work site, is hazardous and unprofessional and should never be done this way. Exposing harmful materials puts people and animals at risk of exposure to carcinogens and asbestosis causing particles! Asbestos sample takers should take measures to seal or otherwise cover, exposed asbestos containing materials (when they are through sampling them), to protect home occupants. This experience was a wake-up call to how incompetent workers can make a bad situation, worse!
