My husband accepted a new position in Roswell, GA in June 2019. This meant we would be relocating…read morefrom Athens, GA. My spouse knew Rolando and felt that he would be the detail-oriented realtor that would be important to me. Having bought and sold many homes over the years across the country, I know what is important to me and I can be very demanding of a real estate agent. I communicated that to Rolando during our first intake session. He did not hesitate to say that he is there for us and will tailor his services to our style and needs; That first meeting occurred on June 14th, 2019. We saw our first home with Rolando on June 30, 2019. We needed to sell our home in Athens before we could buy a home in the Roswell area. However, we never expected to have any issues selling our home. Our Athens real estate agent felt that we would sell our home pretty quickly as we were pricing our home to generate offers. Unfortunately, as soon as our home went on the market, the real estate market at our price point took a nose dive.... nothing was selling in our price point.. It was not just our home; no homes at our price point were selling. While Rolando was not our listing agent, he checked in with us often on how things were progressing and suggesting options for getting more activity on the Athens home. He worked diligently on both sides to ensure we could move forward as quickly as possible. My husband and I are both very visual buyers.... we need to see lots of options... just seeing photos on the internet does not work for us. While we knew Rolando prefers to narrow down homes as not to waste valuable time, he was very flexible in recognizing our preference and working with us to that end. We would often have appointments for 8 - 12 homes in one day. When it finally became clear in October, 2019 that our home was going to take some time to sell, we all decided to slow down our process. No sense falling in love with a home that we could not move on if our home did not have an offer on it. I continued to look at homes online and ask Rolando questions along the way; he never lost interest and stay engaged with us all the time. Fast forward to May 2020. We suddenly got an offer on our home. The buyer had looked at our home in August 2019 when he moved down from Virginia to start his new job. He was in the same situation as us.... he could not buy until they sold their VA home. He was shocked our home was still available and we quickly came to an agreement. I reached out to Rolando on a Wednesday and asked if he could give us that weekend to house hunt as we would be closing in less than four weeks. He immediately cleared his calendar to work with us that weekend. Most of the homes we toured over the year were ones I first found online; that is the nature of the beast these days. However, Rolando said he had one home that had just taken a dramatic price cut and he felt it would meet our needs perfectly (he should know those needs after walking in so many homes with us over the previous several months!). We went into that home on Friday evening and were floored by the home. The quality of the build was amazing. The home was in a great small community. The outdoor pool area was an oasis in Milton! We could not get that home out of our mind once we saw it. Rolando truly knew what was important to us and worked to make our dream a reality. To state the obvious; that is the home we purchased. Rolando worked with us (and difficult sellers and selling broker) to make our dream a reality. He went above and beyond what one would expect of a top-notch realtor. His care and concern for every client is heartfelt and impressive. Rolando made sure nothing fell through the cracks and was quick to respond whenever we had a question or concern. We closed on our new home on June 30, 2020. That was one year to the day from when we walked in our first home in the Roswell area. None of us thought it would take this long to find our dream home.... but it did! We are so happy with our new home and cannot wait to get settled into the home. This would not have been possible without the dedication and perseverance of Rolando and his entire team. Rolando is a tremendous asset to the local community and always puts his clients first. One could not ask for a better advocate. We truly recommend Rolando for anyone that has a need for a real estate agent. He is a true friend!

Exactly what we were looking for…read more We purchased about a year ago and have been extremely pleased with the decision. As a disclaimer, it's a part time residence that we use when we're in Atlanta (about a half dozen to ten times a year) but it's proven to be exactly what we were looking for. The building is new construction and has never failed to impress our guests. The external layout of the building coupled with the in-apartment fixtures and amenities usually results in just the amount of envy every homeowner wants. Also, the fact that it is not a true high-rise means that there aren't a dozen more floor plans just like ours - a good fact for resale. And the views of the city - the great thing about being just outside of midtown is that you get the view of midtown. It's a show stopper. The amenities include a pool and fitness center which is pretty standard for new construction. Also, the secure parking means, no matter how crazy the retail deck gets, we always have a spot available. There is 24 hour security - seriously, those guys are patrolling all the time, on foot and on bicycle. And the concierges are there at least until 2 am on weekends and at least midnite on weekdays. There is a diverse and energetic ownership base that cares about the building and surrounding community. From improving the safety of nearby pedestrian crossings and the parking deck to on-going efforts to convert parts of Atlanta Waterworks to recreational use, our HOA members have demonstrated a commitment to the complex and community - it's an intangible with the potential to add value to our investment. Potential drawbacks Traffic - this has quickly become a desirable destination for retailers and shoppers and it shows. The deck is active during traditional shopping/dining hours and weekends. The valets help alleviate but there is a lot of demand. I've become adept at navigating the deck and the parking restrictions on the corner-turns have made it a much safer place to operate. Also, Compound nightclub on Saturday evenings will congest the Howell Mill Road area. This may or may not be a concern depending on personal habits but, on balance, I think Compound helps keep the neighborhood energy up. Noise - there are active cargo train tracks that run behind the building. Whistles are blown when they pass through the congested areas but these are usually during the day time when most people are out. Other than this, we're in a city and there are city noises all the time. The windows are extremely thick and most ambient city noise stops there. All in all, we're quite pleased. We looked over a lot of places before buying. There were some with more high-end amenities and buildouts to make up for a lack of activity in the neighborhood. There were others that had locations so they made no determined effort to compete on amenities and buildouts. WP has provided us with exactly what we were looking for. Well constructed apartments with amazing city views and. A very desirable destination for retailers, shoppers and diners. We're extremely pleased with our decision.

Don't buy a condo here; don't live here…read more Despite the obvious appeal of the location, there's nothing else good to say about this building. The traffic on Howell Mill is pretty easy during weekdays, but traffic from the club Commune blocks the intersection on weekend nights, often making it impossible for residents to enter the driveway and parking deck. Bass from the cars blocking Howell Mill tends to vibrate my windows. The walls are thin as are the doors. I can hear the elevator ring from my bedroom way down the hall. The doors are so cheap and thin that you can't even put a screw through one for a towel hook. My toilet gurgles and empties randomly. They said they'd fixed it, but it still does it. It has also been disappointing to learn that Alyssa M, the building manager, is not on the side of the residents and offers no real help. For example, Lululemon yoga wear is opening a shop across from the building. I was informed by Alyssa M's office that construction could begin at 9AM and that any infraction would lead to their being shut down for the day. I have called Alyssa M's office on several occasions after being woken up early, and she issues only a warning to Lululemon and allows them to continue work. She always has some poor excuse as to why she is unable to enforce rules that were created for the benefit of the residents. Shop here; live elsewhere.

After losing my job due to corporate re-structuring, I had no option but to sale my house. She came in on time, took pictures and explained to me what to expect during the short sale process. I was amazed by her marketing skill and on how she treated a small client like me. The bank was not easy to work with and pushed 3 buyers out with their nonsense counter offer. However, I always had another buyer within a week or less than a week. Elizabeth never gave up and kept pushing until the bank finally approved the short sale. She dealt with us…read morecompassionately, and brought her amazing vendors to the process to help us get the house prepped and ready for sale. Specifically, her staging crew made the house look amazing and on-point for selling; her handyman performed repairs to the house quickly, efficiently and at a fair price, and last but not least, one of her team members took charge and managed helping us to sell the majority of the items left in our mom's home on Facebook, managing the entire process "sale-posting to pick up". As if that wasn't enough, she also staged and managed a yard sale to help move out the smaller items, and then took care of donating the balance of the items! Her rate was more than fair, and we were able to rest easy knowing that it was being taken care of. All of these vendors and Lindsey were critical in the process as my brother and I both live out of state. The sale also involved a trust, and some un-anticipated structural issues. Lindsey understood what needed to be done, was the face of negotiations with the vendors, and ensured that the work was completed as expected. She understood the selling process inside of a trust, and helped to ensure that all of the right pieces were in place. Lindsey and her team were by our sides throughout the entire process.
