The entire time I have lived here I have been dealing with a rat infestation problem. The Spiegels have known about this issue for years and refuse to correct the issues and replace rotten siding, facia, and flooring allowing rodents to enter the home. Since I have informed the Spiegels of this issue they are now attempting to evict me and rent the duplex out to some other unsuspecting citizen of Midlothian, TX. I have always paid rent on time the entire three years and have the bank statements to prove it. The Spiegels are the perfect example of heartless slumlords who are only out to make a buck and do not care about the safety of their tennants. Fellow citizens of Ellis Co. Horrible service!! We paid 2 application fees. Almost 2 weeks went by with no response. I called,…read moreleft voicemails and emailed. No one answers the phone or responds to email. I finally saw on online that my application had been canceled. I located the office and went to it in person. The person that was there did not handle applications and could not help me. He did give me the # of his sister Shannon and said she could help me. It took me awhile to get in touch with her. She said that my application was put "on hold" due to the fact that someone had signed a lease while they were waiting on "requested information" from us. Through their 'Chat" system they requested our paystubs. I had the requested paystubs to them with 30 minutes of request. She then said we could put our applications toward another property. They have less than 20 to choose from and only one would possibly work for us, but it was currently occupied and not available for touring. I watched closely and when it was available I contacted her. She informed me that John was putting the lockbox on it and gave me his #. I called him He did answer and said that he hadn't put the lock box on yet but to call him later that day, I did but no answer. I tried for a few more days to call him, plus calling the office and leaving messages. At this point, I am done and will call it a loss on our $100

They don't use the phones, everything is done cowardly through text and their voice mailbox for their business is always full. I applied for a house a month ago. Make triple the yearly rent, they had a move in date of 7/10. That was wrong and he asked if I could move in on 6/25, I sure. They asked for twice the deposit because of a divorce discrepancy, I agreed. A utilities company reached out to set up utilities.... Then 12 days before the requested move in date, I hear they chose someone else. I have attached the whole thread for you to see the truth. I've never been denied for anything, much less a rent house. Do not use these guys, looks like a disorganized mom and pop, and I cant imagine they type of people hiring these guys to manage their properties. They clearly have alot of issues.

It was considered new- below is a few pictures of how I was given it back. They refunded the tenants all of the deposit and told me they needed it for the rent and deposit on their new home. I am now paying thousands of dollars to do texture, paint and several repairs as well as a deep clean. They have been zero help to resolve the issue. I certainly understand normal wear on a home- however the small deposit of $900 should not have been given back to the tenants. It doesn't even cover 1/3rd of my cost to get the home back to the condition it was when they leased it out. Their latest reply to me today when asked who will pay for these issues was that I should contact the tenant. I did not select this tenant- I never saw their application. I don't know them outside a few phone calls when they needed help and the management company was of no help. Why do I need to go after the tenant when I paid a fee for 3 years for them to manage it and protect my investment property? I had a commercial property with them as well and am having issues with that as well. I highly recommend you do some research on any company you hire. I would not work with this company. You are best off managing your property yourself. It looks like the renters are happy in their reviews- however what about the owners- and I had very unhappy tenants.
