When we decided to purchase another home we couldn't think of a better team than the Barcenas Group. Evelyn, is very informative and what we appreciate the most is she clearly communicates the entire process and lets us know what to expect. Evelyn was excellent in negotiating our final purchase price and making suggestions during the negation with the seller. She was able to close the deal below asking price. We are forever grateful for the hard work she out put into this deal and recommend her and the Barcenas Group wholeheartedly.

Throughout this process I also got to meet Dave and others on the team, and I have not met a more supportive, kind helpful and knowledgeable team who made the experience easy and successful. Dave is the sort of person who puts you at ease as soon as you meet, but is the perfect person to have in your corner when it comes to negotiations, or true understanding and vast knowledge of the real estate market in Mountain view and the surrounding area. (He also has a very cute dog) Katy started by learning what's important to us and what we are looking for, and really listened. Her knowledge of the area, the industry, available properties and real-estate in general blew us away, and as we were looking at places she called out areas of concern, benefits, both immediate and long term (family and future value) but kept asking questions to make sure that the next house we see is an even better fit and always shared her reasoning. she also gave us estimates on where she believes the houses we looked at will close, and was eerily accurate. Once we found the house of our dreams in San Bruno, Katy put together a plan on how to increase the chances that we will get the house while staying within our means, and I can honestly say that there is almost no chance that we would have gotten the house with any other real estate agent. From how much to offer, managing the negotiations, making sure that our letter shows who we are and convinces the sellers to go with our offer even if it's not the highest or all in cache (that's the silicon valley for you...). Finding a house and bidding on one is a stressful experience, but Katy made it enjoyable, educational and we really felt that she is running the show with 100% of our interest in mind, and fought for us (even if it means a slightly lower commission), and helped us through all parts of the process including after we moved in. Not only is she a true professional, she is now also a friend (we even invited her and her family to our wedding), and we will forever be indebted to her. THANK YOU, Katy!!!

They had a clear and compelling vision of what upgrades that house needed for renting and then selling. In both cases, they were spot on and the house rented and later sold immediately. They completed the work of prepping our home at a fraction of the cost to competing bids and their vision clearly matched the market. We had no idea it could look so nice nor that it could win so much attention from potential buyers. As property managers, they took responsible care of the home and the tenant relationship. We never worried about the home and appreciated their systems of documentation and transparency around repairs or other authorized maintenance while occupied. As our selling agent, Dave continued to surprise us with the depth, thoroughness, and thoughtfulness of his home sales process. From reviewing the multiple offers that came in to the final signing, the transaction proceeded without a single hitch. My family has been in the real estate business for over 40 years and none of us have been so impressed by a sales team as this one. If you have the chance to work with them, by all means do.

For background: My sister and I were looking for a home in the general East Bay Area (from Fremont…read moreup to Castro Valley) and even in such a competitive home market, we were able to buy a home. Working with Shawna has been such a wonderful experience and I highly recommend all prospective homebuyers (especially first-time homebuyers) to deeply consider choosing Shawna to represent them in the homebuying process for many reasons. Her depth of knowledge from years and years (somewhere along the lines of 15 to 20 years, if I recall correctly) of experience edges her out against the wave of newcomers along with a broad network of connections from various home improvement contractors to those in title companies. She'll be there to protect you from hasty decisions. And protect both you and the seller when it comes to offer clauses. This is important as this will help hone your offer and make it that much more effective when the seller is choosing who to counter-offer. She'll also be there when you close. I was surprised to find out from the title officer that in all her years of closing, Shawna was the first agent who attended closing. Expect a lot of communication from the first meeting, to the listings, to the offer process, to the close of escrow, and even after you receive your keys. There's a lot of moving parts when buying a home and you definitely want someone who knows what they're doing and Shawna is that person. Cheers.
