I bought my first home through a KW agent and I absolutely regret choosing them over Redfin or other companies. Now after living the home for sometime we're realizing that the agent always just made the statements or answered our questions to just get the deal closed and so KW can get 2.5% of the purchase price. The agent always used to say whatever homes we visit that the homes would go at-least 100k above, and even for the home we bought we paid 102k above price, which I do not think was worth. People in same community are buying for much lesser -- because they are not using KW. I think the agent just tried to get the deal closed for their maximum profit. I think what distinguishes an ordinary agent from an extraordinary one is the addition of how personally driven they are to find that house or land that price. TONY DOOT was personally driven for us. Our story is an FHA loan one - we were hunting for a first-time home in the SF Bay Area...not an easy task because housing prices are crazy high. Our seventh offer was finally accepted, and Tony made sure our escrow was made to match up with our rental date ending, so that we had no rent overlay due with our new mortgage. So thoughtful. In the sales process, Tony negotiated closing costs down to nothing, an unusual thing in our area. He did this to help us cover costs on initial things that would need service immediately in our new place. I contacted Ricky in April of 2011 letting him know that I would like to start looking for a place of my own soon, however I told him that there might be a few obstacles that we'd have to go through to see if I'd qualify for a loan. Initially, I was going down the route of an FHA loan, he directed me to one of his colleagues and I later found out I wouldn't qualify and that I'd have to wait for a year. Ricky told me he'd check in with me in 6 months to see how things were going. In November somethings changed and I decided that I would go with a conventional loan, which means I didn't have to wait the 1 year period. Ricky put me in contact with Dan and got me pre-approved. We then started looking for a place. After several weekends of going to city to city and a variety of different complexes, (Ricky couldn't come with me some weekends and had his colleague Nicole show me around when he couldn't)I finally found the one I was willing to put a offer down on. After a month of negotiations (because the seller's agent would only get back to us once a week), the seller finally gave a counter I couldn't refuse. I thought it'd be smooth sailing after that. However we ran into a couple of unforseen issues that I guess might have scared a few people away, but i know a good deal when I see one! lol. So I patiently waited and with Ricky and Nicole's help they guided me through the whole process from start to finish and I couldn't have done it without them! They even acted as a the "Sellers Agent", as the agent for the seller was unresponsive, didn't fill out forms right (or even at all), and left them up to Ricky or Nicole to figure out. After one long year of looking for our first home, we finally found "THE-ONE" thanks to Fran. Bear with me since I have A LOT to say about her and the service she provided my wife and I. I've known Fran and the team that she has worked with for over 5 years, and when it came time for my wife and I to look for our first home, it was a no brainer but to contact the Enko Team. Fran was going to take the reigns and guide us into a journey that we couldn't have imagined was going to play out the way it did. She first took time to understand what type of people we were, our needs, wants, expectations, etc. and then we figured out how often we wanted to hear from her with new listings and her other findings. From the list of listings she would send us, we selected a couple that we wanted to see and scheduled a time to view these properties. We met at the KW office and away we went getting chauffeured around Fremont, Newark, and Union City. After that appointment/showing, Fran basically had a better idea of what we were really looking for. She recommended websites that I could view that listed new listings if I got bored at work. We found out this worked out the best for us. We were able to view listings online, and if anything caught our attention, we'd contact her and she would show it to us. Pretty convenient since I'm on the computer all day for work. She went even as far as picking up my wife at home and driving her to me at different properties on my way home from work! Through the entire year, we found what we "thought" would be homes to make offers on, but Fran knew exactly what we wanted and recommended other wise. It was totally our decision, but she was good at bringing up some very valid points, and we valued her honesty. We built a trust and a relationship with her and we always asked for her honest opinion. Her main thing was that she didn't want us buying a house that we weren't 100% happy with. Fast forward to the house we just moved in to... We went into contract on a short sale property in February, and now its the end of May. They should really call short sales a long sale! JEEZ! Anyways, Fran gave us weekly updates letting us know details about the banks and what the listing agents were doing to get the process to move forward. In the end, the bank wanted more money from the seller which wasn't going to happen at that point. Fran decided to give up a percentage of her commission just to get the ball rolling!!!! Once we got the bank's approval, we ordered inspections, signed more docs, and before we knew it, we had the opportunity to close before our expected date! The day we received the keys was like a celebration for all of us. She's been EXTREMELY patient with us, and we can't thank her enough! One thing we thought that was very convenient through this entire process was Fran's accessibility. My short sale experience, Where do I begin.. through a series of very unfortunate events I was in dire need to short sell my house and I had no idea really where to begin. I kept hearing different stories from different people. All I knew was I had to get this done ASAP! Everyone's short sale experience is unique and I didn't want to risk a foreclosure. I needed to talk to a realtor. I originally walked over and asked the realtor who was selling a neighbors house on what I needed to do to get started. The response I received was very uninterested in sharing any substantial info to me or even really looked at me as a possible client, to be honest that realtor was condescending. What I basically got out of it was that it's going to be a hard thing to accomplish and I may not even have any luck and my house may and probably will foreclose. This coming from one of the leading "area specialist" realtors. I tried contacting another area specialist and he didn't really seem to care as well. It seemed to me a short sale gets lower priority compared to a regular buy/sell scenario. My stress went up exponentially. I knew after those brief moments I needed to find someone who I could count on to take care of my housing dilemma. Time was running out fast! A couple of my close friends had referred me to speak with Francoise (Fran) Hoang who is a realtor in Fremont, CA. At the time all of this was going on my house was in Santa Clara, CA about 20 minutes away. The distance worried me initially a lot to be honest. I was always told to speak with an area specialist, but clearly I needed to speak to someone who cares about their client's best interest. Fran and I made contact via email and setup an appointment. Upon our first meeting she put me at ease, answered all my questions and concerns. Fran was very warm, welcoming and concerned with doing what she could to help with my housing woes. Fran was detailed and thorough on exactly what I needed to do, what information to get to her and how to contact the banks. I got more out of that meeting than I did from others as well as looking up info myself. Remember everyone's situation is unique, and all banks take care of their loans differently. Soon enough my house was on the market. My situation I had to deal with two loans, I also had to have weekly status updates with the banks on my progress with the short sale. Every week or multiple times a week I would ask the bank if there was anything I needed to give them or any updates they required from me, and their response was always Fran took care of it. Not only was Fran on top of getting my house sold, she also took care of making sure my loans and other paperwork at the banks kept moving. Could you believe one of the bank processors went on vacation and left my paperwork idle? Fran kept it moving. Fran was also able to postpone the foreclosure of my house 3 times by keeping my paperwork moving and active. If my house would have foreclosed any of those times, it was because of lack of management on the banks side. Fran had everything under control, and kept me updated on status. Fran had a lot of work cut out for her negotiating between the buyer (or buyers) and two banks. One bank is difficult enough, and I had two. Fran always had everything under control. My house sold and I had to pay the banks NOTHING. I was so happy and relieved this burden had been released from my shoulders. I will conclude this about my experience with Fran. Fran is very warm, welcoming, detailed oriented, organized and is extremely pleasant to work from the start. As the short sale process moved forward I realized Fran is very sharp, dynamic and quickly adjusts as the process evolved or changed. Fran always had everything under control, and took care of it with a smile on her face. Anything dealing with housing has a lot of stress associated with it due to how large of an investment a house is, but I can say this that Fran took the stress out of it for me. Not only did Fran take care of my house and made me feel it was a priority to her unlike the other realtors I mentioned earlier, Fran also had other listings and clients in parallel who were also well taken care of. Fran is amazing. I can go on and on, but I urge you if you are looking for a realtor, please consider Fran. You will not be disappointed. read more

Me and my wife met Mohan Lallian at an open house in Fremont when we just started looking for a single family house and he took our information as to what we are looking for what our budget is etc., and said he will send some properties that match our criteria. We forgot all about it when we never heard back from him and the next weekend got a call from him asking if we had taken a look at the listings he sent to us and we said no we never received anything, as it turns out he promptly sent the listings but the email ended up in junk mail folder. After searching for 6 months with 3 other realtors to find a home I almost gave up because all 3 realtors did not give my family the attention we needed as serious buyers and my family and friends advised me it was because some realtors base the attention they give some clients is based upon how much your looking to purchase a home for. It was so bad that I started to call other listing agents myself so I could get status on homes we were interested in, but I am very glad I did because I came in contact with Ingrid Crachian while calling on one of Keller Williams listings. I then had a great conversation with Ingrid in regards to my struggle to find a home with our pre-approval amount and she made a comment that stood out to me after dealing with 3 San Jose real estate agents that treated me as a purchase price vs a customer, Ingrid said " I treat all my clients with the same Excellent Customer Service whether your purchasing a $100,000 property or a Multi Million dollar property because the client always comes first". After Ingrid made that statement I chose to meet with her to see some homes in Newark and I am very glad I did because she stood by our side as we looked at many homes from Fremont, Newark, Milpitas and San Jose and there was many times we were indecisive on submitting offers and one minute we wanted to put an offer on one property but then we changed our minds and wanted to put the offer on a different property but she was very patient with our family as we continued to search and best of all she kept her words and treated us like we were purchasing a multi million dollar home when in fact we were we were purchasing a fraction of that. Ingrid would return my emails, calls and text messages almost immediately which was something I didn't get from 3 of the San Jose realtors I had dealt with for months. I also had expressed to Ingrid my concern with my lender being able to finalize approval, fund and close on time once we got into a contract, she then advised me that it was my decision but she could refer me to a lender she works with and I am glad she did because Ingrid helped us find the perfect home that we fall in love with and she walked every step of the way with us and showed up at the inspections and she was asking questions to the inspectors I would have not even thought of asking and we got our loan funded and closed escrow on time YESTERDAY!!!! Our Family owes so much to Ingrid for her patients and dedication to finding us a home we love and more than satisfied with and mos of all Ingrid helped with our biggest issue and that was finding a home in San Jose so we wouldn't have to move our lives to another city because Silicon Valley is not cheap. We worked with JANKI PATEL to find our first home. What we went through in the process was terrible for any home buyer, but for especially a first time home buyer. And at that time, if you want anyone on your side helping you, then it is Janki Patel ! She helped us throughout the entire process. We saw few houses together but she listened to our needs and quickly understood them to show us the perfect home for us. The process was long, or at least it felt like for newbie home buyer! But she stayed in contact throughout the entire process, phone calls, emails, texts. She went above and beyond her job duties to help us make the right decision. We got into a tricky situation with the lender. Janki stepped up and fought for us with the lender. She helped us negotiate with the seller, help with all the home inspections/repairs. She made sure that we stuck with the original timeline of the contract to get things done on time and don't incur additional charges. Make very sure that your agent is not under the supervision of Pamela Todd at Keller Williams. She was hired to do a simple government HAFA short sale. AND there was already a valid offer on the table from approved buyers. A chimp could have done it. It was like money falling from the sky for a real estate agent. However, three months later she was still getting pushed around by a 19 year old at the bank and two junior lien holders that weren't actually owed a penny under any law. Pam Todd has absolutely no knowledge or experience with short sales, HAFA short sales, or the various banks and entities involved with short sales. But she'll sure try to lie to you and tell you she does. She didn't even bother to Google the cut and dry HAFA short sale rules and regulations. She was just too busy being incompetent and pretending she had any idea or experience with what was going on. Ms. Todd also provided 2 sets of false short sale paperwork to the tenant at the property. The tenant only found out that the house wasn't actually in short sale escrow when the bank filed the foreclosure sale date with the County Clerk Recorder's office. Ms. Todd didn't even have the integrity, morals, or ethics to tell either the buyers of the house, or the tenant, that she let the house go into foreclosure. And this seemed to have happened simply because she kept trying to pay out large sums of money to people that weren't actually owed anything under the HAFA short sale program, or any short sale program for that matter. Her first clue that they weren't owed anything should probably have been when they gave her giant ransom numbers, but didn't fight about ending up with absolutely nothing. She should really try either going to some sort of real estate school, or using that thing they call 'A Google Machine' to do a better job of faking it. The saddest thing was when the buyers came to the front door, of what they thought was their new house, a week after she put the house in foreclosure. They still thought they were in escrow! It was so sad. Their family had been so excited. Again, that's Pamela Todd at Keller Williams in Fremont, CA. She hides behind her agents in some pop-up office, so I'd say to just make sure you just steer clear of Keller Williams until she is no longer employed by the company. read more

Madeline Weaver was my real estate agent and she was exceptionally professional and patient as we repeatedly had all-cash buyers defeat our offers. She put my interests first and was very flexible when it came to viewing a myriad of properties. I want us to share our most recent short sale experience with Adrienne Cristobal and her team. We are very happy and satisfied with her work and will refer her to friends and relatives for business needs. My husband and I were very choosy and not easy to put trust on an agent due to our past experiences on trusting agents to help us modify our loans. With Adrienne and her team, it was trustworthy from the beginning up to the close of the short sale of our property. She gave her very best and made the business relationship very professional and yet cordial I felt that she even went beyond the call of her profession at times when I shared her my feelings of the fear whenever we received unwanted calls, and mails. She even had to share with the cost of the HOA when the bank did not want to pay the HOA collection agent. She's very responsive, she always return my calls and my emails immediately. She's very efficient with all the required documents and always on time if not sooner in meeting all the deadlines. Short sale process is very painful and emotionally stressful, however with Adrienne she help us all the way to make us feel at ease. We were told that short sale can take 3 to 2 years or maybe more.
