Sarah rented my home in just two weeks to highly qualified tenants at a rental amount I was very happy with. Throughout the entire process, she responded to all inquiries promptly and professionally. She also handled a neighbor's complaint regarding my tenant's barking dog with tact, courtesy, and professionalism, which I greatly appreciated. When the water heater needed replacement, Sarah arranged the installation quickly and efficiently without unnecessary delays. Another thing I value is that my rent payments are consistently conveyed to me within the first week of every month. Sarah maintains a highly polished and professional demeanor and appearance, which inspires confidence and trust. The rental agreement is lengthy, but it thoroughly covers virtually every issue that could potentially arise, which I found very reassuring as a property owner. Overall, Sarah Garcia and Best Property Management have provided outstanding service, and I would absolutely recommend them to anyone looking for reliable and professional property management in Fremont.

Well, I came back to write an update because although I previously gave a 5 star rating, things…read morewent downhill quickly once I signed the contract with BPM. Sarah Garcia was super friendly and responsive at first, but her attitude and lack of responsiveness was extremely dissapointing once we were locked in to using BPM's services. Sarah suggested renting our house for lower than market rate. There was a bit of a power struggle and we ended up meeting in the middle, but in retrospect, it could have easily rented for more. For some reason Sarah made the lease term for the tenants less than 1 year. We noticed it when she did it, but didn't care because we knew we might try to sell our property again in a year and it would work out better for us to have the tenants leave a little early. She reached out to us about 6 months into the lease to see if we were going to renew it, and when we said no, things started getting a bit hostile. She began advocating on behalf of the tenants, stating that it's unfair they didn't get to stay a whole year & that they're struggling financially and we should have a heart. Really? What happened to being a dual agent?? BPM is supposed to represent both owner and renter. We felt completely bullied, and once she realized we weren't going to use BPM to sell our house, she refused to let us access the property for any reason. Things escalated to the point where I contacted the owner, Dustin Ventura. He is completely useless. He said he would reach out to discuss our concerns, and he never did. What I learned though, and if you're a homeowner - BEWARE, BPM will not let you onto your own property once you tell them you intend to sell it after the tenants move if you don't use their agents to sell it. I do not recommend Best Property Management. When the tenants underpaid the rent, I'm the one that caught it. BPM didn't even notice. This was a horrible experience, and so stressful. Sarah only responds when she wants after she gets you to sign the contract, and she's very condescending when she doesn't get her way. After she did her "thorough" move out inspection and gave back the entire deposit, we noticed a hole had been punched through one of the walls and plastered over. There were things she specified in the lease that were to be the tenants responsibility to upkeep, and when they didn't, she said there's not much that can be done to hold them accountable. Really?! What the heck is the point of having a lease and paying for management services? We ended up spending about 5k to rehab the front and back yards after the tenants destroyed them.

Our experience with this property management company was ultimately very disappointing…read more Communication and coordination during the tenant move-out process were poor, and we were not informed in advance that the tenant would be vacating the property until the actual move-out day. There was also significant confusion surrounding the handling and status of the security deposit, which created unnecessary stress during an already difficult process. In addition, we later discovered that a Tesla charger had been installed at the property during the tenancy without our direct knowledge as owners, and obtaining documentation regarding the installation afterward was challenging. Most concerning to us was the level of professionalism during discussions about these issues. During phone conversations, we were told to "shut up" while attempting to clarify a misunderstanding regarding the property and deposit handling. We found this behavior inappropriate and not reflective of the level of communication we expected in a professional business relationship. We also experienced bookkeeping and accounting issues during the termination of our management agreement. At one point, funds that were intended to be returned as an owner contribution were instead deducted from our account, creating additional confusion and requiring further clarification. In addition, several matters that the company stated they would follow up on were never addressed despite multiple reminders. This included arranging for a granite contractor to evaluate and clean a large stain on our kitchen countertops, as well as having a gardener they recommended inspect the lawn issues at the property. While the financial dispute was eventually resolved, the overall experience was stressful and lacked the transparency, professionalism, communication, follow-through, and organization we expected from a property management company. I would encourage other property owners to clearly establish expectations regarding communication, approvals, accounting procedures, documentation, and vendor follow-up upfront.

Another update with 5 stars, again!…read more This complex was built in the early seventies, and although the condo I rent came with major upgrades when I moved in almost five years ago, things still happen. For a while, the upper panel on the white Maytag over-the-stove microwave kept falling off, and I kept reattaching it. Then the day came when I could no longer reattach it. I logged a support request. Soon, Fernando Vazques texted me, asking for the microwave's serial number. I took photos and texted them back to him, and in the process, I learned that the appliance's manufacturing date was January 2004. So it was over two decades old, but it still worked great if not for the panel falling off. I thought they would order a replacement part for that panel. However, it turned out that it would be cheaper to replace the whole microwave. Fernando kept me updated on the approval progress, the order from Lowe's, and the delivery. Once two guys from Lowe's delivered the microwave, Fernando coordinated the installation. One guy from Intempus came, installed the new microwave, and removed the old one; everything would have been ok if not for a large area of paint that peeled off the wall beneath the microwave. I sent pictures to Fernando. Several days later, David, a tech, arrived to fix the paint issue. I brought out all the cans of paint I keep in the outside storage shed that I found here upon move-in. However, none of that paint matched the color on the kitchen wall. So David went to a paint store and used their paint color matching machine (I hadn't even heard of such a tool before!) to find the exact match. He returned from the store and did a super careful job achieving the orange peel effect on the wall. He also went around the unit, noticed things, fixed them, and responded to my reports of minor annoyances. For example, he reinserted the large patio screen back into its railing, fixing the railing so that the screen wouldn't fall off again. He also gave me good advice on keeping the place in good shape and admired the many plants I keep outside my unit, which warmed my heart. There was definitely a silver lining to how protracted the microwave replacement turned out to be, in that David fixed things I didn't even bother reporting. I definitely felt I was in good hands with Fernando and David responding to my service request, and I know that if anything else needs fixing in the future, I will be in their good hands again.

I had a great experience with Intempus property management company as the tenant of the home they…read moreoversee. About two months ago, both toilets in the home started running continuously. I reached out to the property management team and I was really impressed with how quickly they handled my work order. They called in a plumber who found the toilets were older and the tanks have equipment that was corroding. They quickly got in touch with the homeowner and we had replacement toilets approved without any hassle or delay. I do my best to take good care of the property, but things happen, and it's reassuring to know the management team is responsive, maintenance issues seriously. I'd like to personally thank Manuel Gonzalez for his continued follow up with my work order
