It's hard to believe all the 5-star reviews--are they even real or just paid for? He has been the most dishonest and rude realtor we've ever encountered, with a troubling knack for deceiving people. For example, he claimed a burnt, clearly used oven was "new" based on his so-called visual inspection. In fact, all the appliances appear old, used, and possibly salvaged from a junkyard--yet he still labeled them "new." Either he's completely lost his judgment and senses, or he's become so practiced in misrepresenting terms from selling so many homes that he no longer sees the line between truth and deception.

He was introduced to us by a referral and we eventually found that there were 3 more families we knew who had been with Himmat and had all good things to say. That level of trust was comforting for us. Himmat is very thorough in providing insights on properties which others miss or are unaware of. There is no perfect home and Himmat has the knowledge on estimating and putting actual $ value against any issue which may exist. This was very valuable as it puts folks at ease especially when dealing with such expensive properties. He also helps you visualize the future potential of properties which one may not see at present. Himmat was available anytime (even while he was on vacation) to answer any questions we had. He also goes over inspection report which in my opinion trains the new buyer on what/how to expect. This is very unique as after 1 or 2 reports, folks are not overwhelmed by issues. He also provides a good estimate while sending an offer (unlike others who give a huge range and have a cliche statement of throwing more money to get a home). He is very close on his numbers (and we observed that on the house which eventually came as Sold) We are very happy to have found him and would definitely be recommending him to everyone in our circle. We closed on a home and kudos to Himmat and team. They were also able to squeeze us in for a last minute 1 day paint job before moving in. Last but not the least, a huge shoutout to Aman for all the silent help :)

We were looking to buy a home just after the Covid summer peak and in general, his safety protocol was on point during this. All the while, we never felt pressurized to up our bid or get a home that did not suit our needs. We ended up buying a beautiful home in the desirable Ardenwood neighborhood. We are into 3 months living at our home and we love it and could not have asked for a better agent. For folks on the fence, go meet him!

highlights: smooth process, good advice, no pressure, helpful docs, commission discount…read more I worked with Menlo Atherton Realty, namely Todd and Inna Beardsley, to purchase a property in San Francisco. I made offers with them on a few places before winning this one. The whole process was a great experience! It went smoothly, which is surprising considering I never met Todd or Inna in person. We communicated via e-mail (mostly) and phone (rarely, only for complex coordination or when time was of the essence). It seemed like he was always available: day, night, weekday, weekend. (This distant relationship worked fine because I knew what I wanted and could find and attend open houses myself. I didn't need hand-holding to help identify properties I liked.) I appreciated that Todd didn't put pressure on me to made an offer I wasn't comfortable with. Some other agents I earlier tried making property offers with were definitely more pushy when it came to trying to get me to put in a bid. I felt like Todd was on my side more than those other agents. I also really liked that Todd supplied well-written, helpful, clear documents explaining the process. I had read a book about the home-buying process, taken a class about buying in the bay area, and made offers with other agents before him, yet I felt I learned more from his explanatory docs than all those put together. For instance, they went into more depth about contract terms, how easy or hard it is to escape from various situations, how conventional various buyer requests are and how likely they are to be accepted, and much more. They're thorough, and it's clear they were written by a logical, rational mind (as I can tell when I talk to Todd directly too). I'm sure these docs contributed to making the transaction as smooth as it was. Finally, I'd like to note that Todd gives good advice about what makes an offer more attractive. Take his advice. If I didn't listen--and I was indeed skeptical--it turns out I wouldn't have had my offer accepted on the place I ended up buying. (I talked to the listing agent about what made the difference.) The aspects of the offers that I thought were minor / unimportant were important to the sellers, and Todd's advice on what to put in that part of the offer was critical. But perhaps the best reason to choose this firm: the discount on commission is a great perk.
