They got the job done, but none have ever compared to the exceptional level of service, care, and professionalism I have experienced with Christine and her amazing team. Our story began unexpectedly. I had a major listing where I hoped to represent both the sellers and buyers, as I often do. That did not happen, and instead, the buyers' agent requested that we use Christine as our escrow officer. Communication throughout the entire escrow process was stressful. Considering that we were first time buyers, we had hoped for agents to explain things to us in a more thorough manner. It was hard to get all questions answered via email and when we requested phone calls, answers were short and curt. Jennifer never explained the entire process to us and dates kept being changed without our consent. I was more than glad when we finished the process to be done with the communication. At our signing, another agent told us that our first payment was due 11/1. We confirmed with Jennifer because we had believed it to be 10/1 and not an entire month later. She confirmed, yes, first payment isn't due until 11/1. Surely enough, we just received our first bill with a due date of 10/1. When I reached out to Jennifer to ask how this error occurred, she simply said "sorry, I misspoke". Perhaps she should have double checked when I first asked for clarification because the date didn't seen accurate. Overall, very unprofessional, pays little attention to detail, and poor communication will only add more strain to this already stressful process. If you are a buyer, we only learned now that you can choose your own title company. Go with someone else if your seller is trying to use them!

When we met her she told us what to expect in a difficult VA loan process and summarized it accurately. Next step was to find homes that fit our needs and in our price range. After several smart bids all of which we deferred to Fay's expertise. When we were finally able secure an accepted offer that's when Fay started to really shine, navigating the strict VA process, inspectors, appraiser, seller agent and title company and most made many mistakes either accidentally or on purpose to their own advantage. Fay has an unlimited amount of energy, she is one of the most honest people on the planet earth who fights hard for her clients. Fay doesn't make mistakes and corrects others mistakes, so you feel a sense of security knowing she's on your side. Another important mention is that Fay was so involved that if we had any questions outside all the information she already provided, she would answer you at any time even as late as 10pm. I thought maybe we were her only clients, but no, she just really works really hard and cares about all her clients equally.

I had been fairly skeptical of entering the housing market for a long time, thanks to skyrocketing…read moreprices and my own inertia, given the overwhelming nature of the process. I was referred to Amar by one of my friends, and that was the most important step I took in the home-buying journey. As a team, Amar and Sri transformed chaos into clarity, providing much-needed guidance that cut through the rest of the noise. To start, Amar is one of the most organized individuals I have encountered. From the outset, he provides a detailed, step-by-step overview of the process, ensuring all parties involved are clear about what is expected of them and what they can trust their realtors to handle. He also provides timely updates as you progress, which is vital in keeping track of the N number of things that need to happen. Then came the touring phase, where I visited open houses, shortlisted the places I liked, and reviewed them with Sri. Sri has an immense understanding of Bay Area neighborhoods -- school districts, walkability, future development plans, and the hidden pros and cons of each area. Insight that a non-specialist could probably never have, unless they invest the time and effort to know the area and keep tabs on what's happening at the local government and developmental level. Whenever I liked a property, Sri would patiently walk me through what she loved about it and what potential red flags she saw. What I liked the most was her brutal honesty. There might be places that we end up liking for whatever reason, but Sri would not mince words in letting you know that it is not worth pursuing and will back it up with solid reasoning. Many times, this helped me weigh properties against one another because I was constantly in a flux of liking multiple properties with close offer deadlines, and prioritizing was a task in and of itself. Once I zeroed in on a property that I really liked and wanted to proceed with (with the blessing of Sri, of course), Amar dove into the technical aspects, complementing her perfectly. He has a keen eye for identifying structural issues, the quality of construction, documentation cleanliness, and cross-verifying permits with the city, among other things. He reviews all of this thoroughly with the buyer, sometimes even late into the night, when a time-critical offer needs to be done. In one case, Amar literally worked with me until midnight, reviewing all this, and then went on to work on offer details through the night, which was a whole dynamic of its own. Having decided to put in an offer on a place and working with Amar and Sri on the price point, Amar managed to secure my second offer, even in a market as competitive as the Bay Area. After accepting the offer, the first 24-48 hours felt jittery, given the size of the bill and questions surrounding, "Did I pay a fair price?" / "Did I review everything that needed to be checked?" etc. Sri spent literally hours talking me through every single question/hesitation I might have had, making me feel a lot more secure about the purchase. She offered a sense of trust and warmth, navigating the unknown, and this reassurance was a blessing. Beyond this, Amar took things mostly on autopilot, making it seamless for the buyer. He coordinated everything behind the scenes, and what followed looked like a well-oiled machine: He connected me quickly to lenders, insurers, and inspectors, using his network, tracked each step -- from paperwork, to inspections, to escrow -- and proactively flagged anything that could be a snag, handling all the surprises, keeping us informed, and minimizing stress. In short, Sri and Amar are great realtors. Their unique combination of empathy, integrity, and dedication transformed what could have been a stressful and overwhelming experience into one that felt genuinely supportive. We have received the best service since day one. They put us at ease and held our hands throughout the journey. Amar prepared a complete layout of step-by-step milestones, which helped clear the roadmap. We would find new houses weekly and share our thoughts with Sri for her review. Sri was always available and guided us when we chose the neighborhood. She also helped focus on the right aspects. STAY AWAY FROM THIS BRANCH OF CHICAGO TITLE!!!…read more We had a direct purchase agreement with a seller for a home. Market prices had risen in general during the contract period, and despite agreeing to a fair price the seller got seller's remorse (greedy?) and wanted to back away from the deal. So he called Venetia Johnson from the title office at this Chicago Title Co branch end of the third business day before contract expiration period (Friday), and said that if the loan does not get recorded by contract end date he would back out. The seller does not have any cause to back out of a contract if everything is met. Instead of the title company working diligently to put the paperwork together she and her assistant pulled all plugs, rudely communicated to us that we should get an agreement from the seller otherwise they will not proceed. (In general the office is extremely rude and uncooperative.) This was despite our lender's calls to them that the loan was approved. The loan docs came in on a Monday, they could have asked the seller to sign Monday evening or even Tuesday early morning and recorded the same day. That is what our title company did for another home we purchased later - they recorded the same day so we could close on time. Instead Venetia and her assistant seemed to have got into some kind of agreement with the seller by acting on seller directive, and stalled the paperwork. They clearly were capable of turning the paperwork around quickly - they did so the day after within 2 hrs only because we hired an attorney the last day (Tuesday) of the contract period. We understand title companies need 2-3 business days after deed signing to record and close escrow. The title company never told us that they need at least 3 business days after deed signing - having come from out of state we thought deed signing before close of escrow was sufficient, as we have received keys of our home at deed signing in some other states. The title company is no spring chicken in the business. They recognized the seller tactics. Who among us has not worked a little late at our employers to finish a deadline? They knew there was nothing in our loan process that had been delayed - if we had one extra business day and one less weekend date in the contract period we could have closed with the three business days they needed. I often wonder what was their incentive to listen to the seller instructions, instead of proceeding to honor the contract that was signed? Who among us who works in a company has not delivered under tight deadlines. They should have proceeded as per the law to do the title work. The should have recognized that the seller was hostile and unscrupulous, that we had 800+ credit, strong income and credentials, that our contract was legitimate, our lenders backing this by saying loan approval is coming in and there are no issues. They should have proceeded as if nothing was violated, prepared the loan docs and asked the seller to come in and sign in. I wonder on what grounds they listened to the seller. Net net, even though we signed on the last day we lost the home, and many many thousand dollars on attorney charges and non-refunded escrow fees.

In our case, after the sellers signed the contract to sell, the sellers wanted to pull back from the sale. Sensing that we would not agree, they started working towards pulling back from the deal, behind our backs and at the crucial moment, the escrow officer favored them. Despite our loan being approved, we could not close the escrow, the seller had his way and did not sign the deal and we lost thousands of dollars. The deal was supposed to be a direct sale without brokers but the seller recruited a broker and an attorney secretly to get out of the deal. The escrow officer took directives from the sellers over phone and refused to prepare the documents. When I told the officer that we wanted to go ahead and sign the document even if the seller did not want to, to prove that he was the one backing off, I was told to "... go renegotiate with the seller ...". We had to engage an attorney to force her to allow us to sign the documents. Once we engaged an attorney, she prepared the paperwork in less than an hour but the delay till that time was enough for the seller to pull back from the deal and cause us financial loss. When they refused to prepare the documents, when we politely pointed out that seller cannot back out in the middle of the deal, they were rude to us over phone. They suggested that we should go back to the seller and renegotiate the deal instead of talking to the escrow company. When we finally engaged an attorney, all this talk vanished and documents were finished in less than an hour. Unfortunately this was after a crucial delay of two days which was enough for the sellers to inflict huge financial loss on us in addition to leaving us feeling cheated out of a legitimate contract that should have gone through! Go elsewhere!
