we moved in early 2021 and we love it! Our house is 1760 sq ft and home value increased 45%. Our…read morehouse is remodeled & well insulated so only our August electric bill nears $200. The pool is warm, the jacuzzi large and hot with good firm jets,, the pool restrooms and showers recently renovated. The gym equipment was updated 2 years ago and its rarely used. There are monthly potlucks, dinners, events, all kinds of exercise classes, clubs, a library, card room with 3-4 different card nights, , dance and ceramics studios, tennis, basketball and pickleball courts, garden plots and clubs, even 2 commercial size washers & dryers for doing your comforters & other spring cleaning for a handful of quarters. There is an RV lot, garden plots, a self service car wash for quarters and shuffleboard, dart boards, bocce ball, a new putting green, world class lawn bowling tournaments, hair salon. People come to the clubhouse for vending machines and free coffee/tea/newspapers every morning for socializing.Neighbors take care of each other. We have a community run Emergency Response Team with regular practice. The board politics from 8 years ago are mostly resolved. Others complain about not being allowed to walk their dogs but The Groves rescinded that rule for 6 months this year and there was dog poop everywhere outsidd the dog park (bring old is no excuse not to pick up after one's pets) so the rule was reinstated. It's nice to be able to walk in the park or lay a blanket out for a picnic and not worry about dog poop again. 2 pet limit dogs and cats and a dog size limit. The Groves goes all out on holidays with decorations, dinners and parties, Chinese New Year, Thanksgiving, etc. 4th of July is the big event which sees a parade and BBQ with games and entertainment amd lots of kids and grandkids. It is very quiet at night. Have not met a bad neighbor on my street yet. The Groves has only manufactures homes, no mobile homes and is resident owned, zero renters allowed. No drug addict grandchildren live here so its very safe. Yes there are lots of rules but it keeps the home values rising and makes the Groves a good place to live. The only downsides I've experienced is the plumbing underground is old and pipes break 2-3X/year so water is turned off for 3h at a time. Also the BBQs at the pool look nice but arent great. The gate guards are a tad nosey (had a problem with a visitor on my permanent guest list being denied entry on a Sunday!) and not all are computer literate so sometimes people on my permanent guest list have to wait while the guard calls me. I suspect the guards are pulling up the other resident's file with the same surname. Now I just call the gate when I'm expecting someone.

Nice place. Actually quite beautiful with pages and pages of rules and regulations to follow, but…read moredo feel like we are renting instead of a being a homeowner. Live here with my sister and find it pleasant but you aren't allowed to do much outside your own property unless the management provides the activity. Lots of do's and don'ts. But freedom of taking your dog for a walk unless you carry or drive your dog to "their" dog park is forbidden even if you live quite a far away way from it. My 84 year old sister bought a stroller for her dog so she could "drive" him to and from their dog park. Heaven forbid, walk your dog on any street or driveway inside our heavenly community even if it's only to be able to use their dog park. Other than the abundance of rules it's beautiful here. The residents are incredible, extremely kind and friendly as well.

Thankfully they were able to take my call and come out perfectly within the 36hrs or so the next rains were expected. They came and assessed the issues, took photos of the problem(s) and several options on some solutions depending on budget (and my circumstances). They were able to seal the roof to prevent further leaks and then help on the inside replace the ceiling panel patch that water had damaged.

We decided to try Mobile Home Doctors and I'm so glad we did. We got a reply right away- they came and looked at everything, gave us an estimate, and got right to work! After calling the other place over and over trying to get them to come out- it was so amazing and such a relief to have someone responding and actually getting stuff done. Jeff was great and explained everything he was doing- He went above and beyond! Even noticed some small projects we had been putting off and offered to finish them up as well. It was a great experience and we are really happy with the final product. Highly recommend and we will be calling them again for any future work we need done.

My friend Lynn is correct: The home owners that live here are kind, considerate and welcoming. I…read morepurchased my small & old mobile home a year ago. I am having fun fixing it up. Why 1 Star: The management does interview individual prior to home or rent approval. My suggestion: YOU interview them. Make an informed decision. #1 Pick the right home #2 Pick an owner that is caring and a wise businessman. Pick a professional Management team. What does the park really offer! For the first 6mos I was fixing up my trailer and running my business ( 25 years) A major park problem: The black asphalt problem is a long time problem with no end in sight. I installed new carpet in my home. It was ruined by black slurry. It is not possible to wash your feet and your dogs feet and body hair every time you enter your home. The park accepts no responsibility. J & H management refused to look at the problem. What was Ms. Claudia Martinez response: I should move if I am not happy. What was the owners response: "We don't give a sh." We especially don't give a sh... about you" "You can quote me". I hurt my back and wanted to swim in the pool in August 2015. The pool hours are limited to 10am to 5pm. If you work during the day.You have no use of the pool. Don't invite the family over for a BBQ and a cool dip in the pool. No BBQ .. The pool and patio area has no lights. The hours are based on day light savings. no lighting system. A full security system but no lights. When the heat is all but unbearable on a summer night.. you can't jump in the pool You have to move the pool furniture each time you use the pool. This limits pool use. The method to diminish use is quietly implied. Cold water. Black slurry ring on the tile. When the pool hours were changed to 7pm closure the maintenance man would randomly lock the gate on his schedule. The Maintenance man and the owner are one in the same. The landscape is ... not anything. Not good ..not dead.. not interesting. The fence in the back area is all but falling down. Community Communication: The management writes all there messages on a chalkboard. It is hard to read and badly placed. If you are homebound or unable to read English your out of luck. You have visit the office to read the message . No email address for J & H management company. Call or write a letter. Calls go to voicemail. I had to send 11 letter before I got a response from J & H Asset Management. Be sure to bring your computer and printer to your new home. Find an envelope and stamp. Last Summer we had a power outage. Management did not check on the homebound tenets. There was no information from the owner or management on the return of electrical power. Question! Were they going to post the message on the chalkboard? Last.... Maybe not important: The clubhouse is nicely decorated. The community has one planned event: A monthly potluck. Management donates $20 Don't plan to have a super bowl or World Series get together.. The TV in the club house is 20 years old. You can play VCR tapes and DVD. NO Cable... no internet.. No Music. No usb ... no ipod. no speakers for music. Should we thank the owner for taking the old TV out of his house and giving it to the park. That big screen must look good in his house. The pool and office was closed for two weeks without any prior notice. None. Zero. The use of the pool, patio, office and club house was off limits... Without notice. Management was upset that I was upset that no notice was given. I was irrational. A fact: The ambulance can take you away but until the rent check is missing management does not ask about you... Come by and see me.... Pat Unit 60 So you deicide. Make a good decision.
