Keller Properties is terribly unresponsive to homeowners needs. They always have excuses and…read moresugarcoat problems that you report to them that need fixing. The subcontractors they hire to maintain lawns and common grounds areas are worse than bad. They have had a way over the past 20 years of manipulating our homeowners board of directors to get away with terrible service, and just say things like, "well you know it's difficult to grow grass in your townhouse area." When you want to talk to the HOA board of directors, you must first contact Keller, and they filter the information that goes to the board. If you have a complaint about Keller, you have to send Keller an e-mail first before it goes to the board. When I asked for contact information for the HOA board, their response is "Well they are only volunteers and can't be bothered." They lose e-mails and don't respond for MONTHs. When they finally do respond and say they will fix the problem, afterwards they never ask you if the problem was really fixed. You contact them about issues, and they say they need to talk to the HOA board of directors. After a decision is made, they do not tell you what the resolution is. They made an announcement at the annual meeting that they were "finally" going to fix a problem. A year went by and it wasn't fixed and they never said why it wasn't going to be done. At the next annual meeting I asked about it and they said "there wasn't any money in the budget", and the problem that THEIR subcontractors created is STILL not fixed. The financial information they supply to homeowners is incredibly vague. They waste money on projects that don't need doing, while spending money on issues to keep their subcontractors happy. Snow removal and yard cleanup are a joke.

This is illegal because I am paying rent and complying with the terms of the lease and they are not. They are either completely incompetent or else intentionally gas-lighting me and the other tenants, probably both. I would do 0 stars if that was an option. This company is a predatory company making money off of me and my neighbors while negatively affecting our lives, well-being, and safety. Examples: They have not fixed our washing machine for 8 months now and every time I contact them about it they ask what is wrong with it because they "already came out and fixed it." They have not fixed our windows, including one that broke a few months ago. They have not fixed our lock which gets stuck sometimes so we cannot enter the apartment.

I don't know where to start with how awful this company is. My girlfriend and I moved into a place…read morethat they manage in June of 2018 and have had literally nothing but problems from that day forward with this company. They decided to switch our contact and who we were dealing with to get keys and to let us into the building. We had a plan in place to show up at a certain day, get keys, and move small items in. Of course when they switched people they neglected to tell us this and we were left waiting at the townhouse with no keys and no representative from Vibrant. When we moved in the townhouse was an absolute pigsty. There was dust on the main ac vent at least 4 inches thick, all of the screens were either filthy or had multiple holes in them, multiple holes were left in the walls, multiple light bulbs were burned out and multiple items were left by the previous tenant. They then took any and all paint and wall repair items because "oh our wonderful handyman can take care of this". Keep in mind they had two months to clean all of this up and have it taken care of before our move in date, but chose not to do that. As if moving day isn't stressful enough these people decided it'd be a good idea to replace the refrigerator and microwave on our first day of moving in. You would think this would take about an hour or two at most but their "stellar" handyman took about six hours to do this all while we were trying to move in. They also snuck into the lease (which we didn't get until the second day of moving in) that we had to pay for the home service plus plan to cover the appliances even though we're the renters and not the owners which is another $45 a month. At this point we should have not signed the lease and tried to live somewhere else but didn't really have a choice. They refuse to send the handyman to the unit unless someone is home so if you need anything at all you have to take off work because he won't come outside of normal business hours or let himself in unless someone is home. It took about 2 months of living there for these incompetent morons to even schedule a window cleaning that should have been done before we moved in. They also are in the stone age when it comes to accepting rent. They'll only take it in check form and even if you date it the 5th they'll cash it the 1st which should be illegal. They've "tried multiple online payment options" all of which are unheard of and completely asinine compared to a simple paypal or venmo account. The garage is a nice plus but you better hope you never lose power or you won't be able to get in. There is supposed to be a key that will release a latch in the garage in the event of a power issue, but this God awful company isn't willing to spend $100 to get a replacement unit/key even though one was never provided to us. Even with all of this absolute absurdity and hassle my girlfriend and I liked the location and actual townhouse enough to want to live there another year. In April of this year we asked about getting a lease renewal since you're basically required to give a 2 months notice here. We got the lease sometime in mid June - approximately 2 months after we asked for it and after our current lease had expired. This is basically the norm for this incredibly incompetent company. Don't expect a response via e-mail or a call back in a timely manner or any amount of time short of at least 2 weeks. They then decided to sneak in a section at the end covering maintenance even though they told us the lease would remain the same. They now want to charge us a trip charge if this "handyman" that can barely rip open a wet paper bag comes to the unit, then charge for time and materials. We also are required to rent a carpet cleaner at the end of the lease and send in a receipt to them. Never in my life have I seen someone place such unfair and unrealistic expectations on the renters of a unit. The whole point of renting is to not pay for those things since it isn't actually any of your things in the unit. This company apparently can't seem to understand why that's unreasonable. We waited a bit to sign the lease which my girlfriend did electronically. They never actually sent me the lease however and I've asked about it a few times since in the last few weeks. I've gotten maybe one response that they sent it over and to check my spam folder. I've been checking my spam folder and e-mail in general meticulously the past two weeks looking for this lease and lo and behold nothing has showed up. It finally did show up after waiting a couple weeks. This is hands down the absolute worst company I think I have ever dealt with, not only for renting but just for anything in general. They have so much turnover that every time you talk to them it's someone new either e-mailing or calling you. This company has single handedly caused so much hassle, frustration and irritation it's almost unfathomable. Avoid this incredibly awful company at all costs.

So I have never written a review on any company in my life but feel like this is an obligation I…read moreowe for the greater good. Just take a look for yourself at all the poor reviews calling this company a scam and thieves! I didn't even get through them all! Get behind a month or two for $179 in monthly dues and expect to pay thousands and thousands in late fees and lawyer fees because regardless of what this company will comment saying they care, they don't! They will refer your communication to their lawyer at your expense. This company is the most greedy and unethical company I have ever come into contact with. I am a resident of The Villas of Faribault, which is managed by this scam, I'm sorry "company". I have been a resident within this same community for over 10 years. I have watched countless neighbors unreasonably and excessively fined making home owners actually want to move over an association management company. Is that not ridiculous?! Today, I witnessed two homes within my community JUST get published in the news paper as a notice of foreclosure over liens on association dues each one was $2600 and the other over $3000. Uhm we pay $179 a month in dues. I know these home owners missing a few payments did not result in that big of an outstanding bill. This has also happened to countless neighbors of mine as well. I think it goes without saying that families can have a hard month or two, maybe miss a payment or two for those unexpected emergencies like car repairs of medical bills whatever the case may be. Things happen, people go through hard times, and you would hope to have a company that cares and is willing to work with you BUT this company does not allow their residents to make payments towards their debt unless the outstanding balance AND unreasonable and absolutely ridiculous late fees amongst other fees are paid in full. So mean while, this company does not allow for you to make payments towards your current dues or past dues in effort to catch up, but this company will deny your payments so they can continue to accumulate a ridiculous amount of "fees" that your once $600 bill turns into $2700. One of my lovely neighbors who is a single mom got three months behind and was able to pay her outstanding bill in full thankfully however her unjust late fees were now more then the outstanding amount she owed. She wrote them a letter stating she wanted to dispute all the excessive fees that continued to accumulate and without notice they file a declaration for foreclosure! Also don't forget all their "lawyer fees" and other fees as well that are accumulating. My neighbors house was in foreclosure over $2600 in unjust and excessive fees that she was disputing. Not a forclosure on the mortgage as that is current but a forclosure on the association late fees! She has lived in this community for 13 years! This luckily hasn't happened to me but has and is affecting so many of my community members and neighbors. Families losing homes over this scam! This scam they call a company has been so disheartening and untrustworthy, I have reported them multiple times to the Better Business Bureau and so have my neighbors. I will definitely be running for my association board so our community will never have to deal with such a greedy scam of a company. Call me crazy but I actually care about my community. Didn't know that was a rare thing. I knew there were greedy and bad businesses out there but wow was I surprised today. Can you imagine a worse nightmare?! Companies like this taking advantage of the middle class who have all been screwed over enough without any breaks. This company is an absolute crook. Luckily, I work with many attorneys and am hoping that actions can be taken to stop what this company is doing. As to a logical person, this does not seem like it should be legal. I probably won't get very far on legal action but I feel like the scam that this company is running is unjust and people should not do business with disgusting greedy companies like this. Public service announcement!

Why You Shouldn't Rent a Home from Twin Cities Management…read more We rented a home from Twin Cities Management and I'm sure some things fall on the owner, but some things also fall on the management company. In March 2012 we rented a home in Apple Valley and just picked something real quick because we were in a bit of a time crunch. There were several things left behind from the previous tenant and some items that needed to be fixed before we moved in. Those items were never taken care of and I had to ask every week when they would be taken care for nearly a month. It was obvious to me they had more than enough time to remedy these items before we moved in, but chose not to. One of the biggest issues was the basement. Apparently there was mold growing on the laundry room wall and the only reason I was able to figure that out was when I asked someone. This was a brick wall and I've never seen mold grow on a brick wall, but apparently it's possible. What I don't understand is why the management company didn't catch this. Don't they inspect their properties? Apparently not. There were also a handful of other little items here and there. Handles missing from windows, no screens, closet doors installed upside down and unfinished wood, a toilet that couldn't flush or ran, missing piece of awning in the roof, branches hanging from trees, graffiti on the exterior garage wall as examples. Missing light bulbs. Zero efforts to make a property ready before someone rents it. The drive way was also a major concern since nearly a fourth of it had deteriorated and was begging to get worse and created a valley at the end of the drive. Anyone walking or riding a bike down the sidewalk would avoid it so that they wouldn't trip. We asked countless times if this was something that would be repaired or even patched, but nothing happened. Another task that was never done, but supposedly would be is landscaping. Plantings were never planted and instead the perimeter of the house looked like a desert. There was also a leaking outside faucet I pointed out, but was never repaired, which left a constant large wet spot on the ground and up part of the wall. The other repair never made was a roof that started to leak. The water spots remained with no attempt to repair. We cleaned the carpets ourselves, but had limited success due to the age of the carpets. I was told we may be able to get them clean, but the stains may not come out since the carpets were pretty worn. I've worked for Property Management companies before and we ALWAYS performed inspections because tenants aren't always real good about pointing out maintenance. We also had preventative maintenance plans in place. If Twin Cities Management had the same plans in place they would have caught the mold and it wouldn't have ever been an issue. Apparently when you rent a home with an "As Is" clause I think it's buyer beware, because who knows what you're going to get or even if they'll fix anything. One more item I confronted them on is the humidifier, which is a common piece of equipment with any furnace. They claimed there wasn't one. Turns out there is one and I even sent them a photo of it. When the new furnace was put in long before we rented the place the existing humidifier was never repaired and hooked up to the new furnace, which would explain why it was so dry in the house, which resulted in soar throats and bloody noses. One of the excuses I would hear from maintenance, "I'm not even sure how to go about that", when it was a branch hanging from a tree. Really? You don't know that you can get a ladder and saw or tree trimmer and just cut the thing down before it falls on someone's head? Communication was another issue. You would submit a maintenance request and you would be lucky if you ever heard anything. You didn't know if it would actually be fixed because they didn't respond. For a time I would just keep resubmitting, but they never got the hint. Instead I decided it was better to just sit here for the term of our lease and renting something else later. Near the end of our lease we were told the lease would not be renewed since the owner had passed away the estate would be settled. I find it very odd the kids of the owner would not let us out of the lease early to move into another home. I don't know if it was the owners or management telling half-truths. We also found out during the move out inspection that one of the kids of the owner was moving in to the home, which contradicted management's claim of another renter.
