Wendy responded very quickly after we contacted her. She walked through our home and gave us advice on placement of furniture, removal of some furniture, and improvements needed to make our home more attractive. Wendy provided us with a very well researched presentation of a proposed listing price. She provided us with names of people who helped prepare the house for sale and even suggested an organization geared to helping us relocate by sorting and packing our goods. Wendy moved very quickly to get the house listed and generated interest in the home by mailing information about the coming sale to people in the area. Within three days of our listing we had multiple offers. Wendy explained the pros and cons of each offer and was able to secure an offer well above the listing price. We very much appreciate her expertise and professionalism, as well as her quick responses to any questions or issues we had.

    From the very beginning we were having issues with Kelli Fleetham and the Fleetham Group. They…read morethrew out our applications because someone told them we were not interested even though I was the only contact person, miscommunication between coworkers, as well as taking 2-3 weeks to receive our mail keys and garage openers. The home was a mess before we even moved in so they were fixing everything while we were trying to move our personal belongings on the day we needed to move-in. They must have shown this home the very first day they put it on the market because it seemed like they didn t communicate on what the actual price was that they had listed, to what the owner had wanted. That was only the beginning... We had to work with 4 different people about different situations throughout the months when we were never aware of it. Also, I ve never even seen the landlord Kelli face-to-face. We only lived in the townhome for 8 months (thankfully) and decided to end our lease because they were inconsiderate and unprofessional and it was very stressful when trying to deal with them. We are currently taking them to conciliation court for our security deposit of $1,200 after only receiving back $154. We cleaned the place in every corner spic-n-span, and still got charged for sweeping leaves off the patio, oil spill in the garage, etc all of which are normal wear and tear issues. All I can say is good luck if you rent from them....

We were excited about seeing it and connected directly to Parker to set up the showing through a referral. The house wasn't all it appeared to be online- but the visit was so valuable. Parker took the time to point out positives AND Negatives about the house. He asked important questions to me (the chatty one) and my quiet husband to figure about what kind of home would fit the bill for both of us. We figured out quickly that he knew his stuff! Talked to us about neighborhoods that fit our criteria, schools that were best, and connected us to a mortgage lender to start getting ahead of the financials. Fast forward one month- we had gone on showings 2 or 3 times total, and had a few houses that popped up just before 4th of July weekend. He got us into the homes that day. By the time we were walking out of the second house, we knew we wanted to write an offer. He coached us on what would be a fair price, and had paperwork emailed to us for e-signatures halfway to our cabin. I signed on my phone! The holidays didn't stop Parker from keeping us updated. We ended up in a competitive bid situation, and came out on top because of some sage advice to get our offer non-contingent. After buying a house non-contingent, we had to get our house sold! Parker came to our home and did a walk through, pointing out items for us to update or fix before pictures were taken. He had a photographer out a few days later, and it listed the exact weekend we wanted to have it up. We went out of town for a long weekend, and came home to NINE OFFERS and a spreadsheet from Parker comparing the offers. Go with an expert. Pemberton Homes is just that-- definitely worth it!!

    Keller Properties is terribly unresponsive to homeowners needs. They always have excuses and…read moresugarcoat problems that you report to them that need fixing. The subcontractors they hire to maintain lawns and common grounds areas are worse than bad. They have had a way over the past 20 years of manipulating our homeowners board of directors to get away with terrible service, and just say things like, "well you know it's difficult to grow grass in your townhouse area." When you want to talk to the HOA board of directors, you must first contact Keller, and they filter the information that goes to the board. If you have a complaint about Keller, you have to send Keller an e-mail first before it goes to the board. When I asked for contact information for the HOA board, their response is "Well they are only volunteers and can't be bothered." They lose e-mails and don't respond for MONTHs. When they finally do respond and say they will fix the problem, afterwards they never ask you if the problem was really fixed. You contact them about issues, and they say they need to talk to the HOA board of directors. After a decision is made, they do not tell you what the resolution is. They made an announcement at the annual meeting that they were "finally" going to fix a problem. A year went by and it wasn't fixed and they never said why it wasn't going to be done. At the next annual meeting I asked about it and they said "there wasn't any money in the budget", and the problem that THEIR subcontractors created is STILL not fixed. The financial information they supply to homeowners is incredibly vague. They waste money on projects that don't need doing, while spending money on issues to keep their subcontractors happy. Snow removal and yard cleanup are a joke.

    I don't know where to start with how awful this company is. My girlfriend and I moved into a place…read morethat they manage in June of 2018 and have had literally nothing but problems from that day forward with this company. They decided to switch our contact and who we were dealing with to get keys and to let us into the building. We had a plan in place to show up at a certain day, get keys, and move small items in. Of course when they switched people they neglected to tell us this and we were left waiting at the townhouse with no keys and no representative from Vibrant. When we moved in the townhouse was an absolute pigsty. There was dust on the main ac vent at least 4 inches thick, all of the screens were either filthy or had multiple holes in them, multiple holes were left in the walls, multiple light bulbs were burned out and multiple items were left by the previous tenant. They then took any and all paint and wall repair items because "oh our wonderful handyman can take care of this". Keep in mind they had two months to clean all of this up and have it taken care of before our move in date, but chose not to do that. As if moving day isn't stressful enough these people decided it'd be a good idea to replace the refrigerator and microwave on our first day of moving in. You would think this would take about an hour or two at most but their "stellar" handyman took about six hours to do this all while we were trying to move in. They also snuck into the lease (which we didn't get until the second day of moving in) that we had to pay for the home service plus plan to cover the appliances even though we're the renters and not the owners which is another $45 a month. At this point we should have not signed the lease and tried to live somewhere else but didn't really have a choice. They refuse to send the handyman to the unit unless someone is home so if you need anything at all you have to take off work because he won't come outside of normal business hours or let himself in unless someone is home. It took about 2 months of living there for these incompetent morons to even schedule a window cleaning that should have been done before we moved in. They also are in the stone age when it comes to accepting rent. They'll only take it in check form and even if you date it the 5th they'll cash it the 1st which should be illegal. They've "tried multiple online payment options" all of which are unheard of and completely asinine compared to a simple paypal or venmo account. The garage is a nice plus but you better hope you never lose power or you won't be able to get in. There is supposed to be a key that will release a latch in the garage in the event of a power issue, but this God awful company isn't willing to spend $100 to get a replacement unit/key even though one was never provided to us. Even with all of this absolute absurdity and hassle my girlfriend and I liked the location and actual townhouse enough to want to live there another year. In April of this year we asked about getting a lease renewal since you're basically required to give a 2 months notice here. We got the lease sometime in mid June - approximately 2 months after we asked for it and after our current lease had expired. This is basically the norm for this incredibly incompetent company. Don't expect a response via e-mail or a call back in a timely manner or any amount of time short of at least 2 weeks. They then decided to sneak in a section at the end covering maintenance even though they told us the lease would remain the same. They now want to charge us a trip charge if this "handyman" that can barely rip open a wet paper bag comes to the unit, then charge for time and materials. We also are required to rent a carpet cleaner at the end of the lease and send in a receipt to them. Never in my life have I seen someone place such unfair and unrealistic expectations on the renters of a unit. The whole point of renting is to not pay for those things since it isn't actually any of your things in the unit. This company apparently can't seem to understand why that's unreasonable. We waited a bit to sign the lease which my girlfriend did electronically. They never actually sent me the lease however and I've asked about it a few times since in the last few weeks. I've gotten maybe one response that they sent it over and to check my spam folder. I've been checking my spam folder and e-mail in general meticulously the past two weeks looking for this lease and lo and behold nothing has showed up. It finally did show up after waiting a couple weeks. This is hands down the absolute worst company I think I have ever dealt with, not only for renting but just for anything in general. They have so much turnover that every time you talk to them it's someone new either e-mailing or calling you. This company has single handedly caused so much hassle, frustration and irritation it's almost unfathomable. Avoid this incredibly awful company at all costs.

    I've worked with Peggy as both a buyer and a seller. The common thread in both of those experiences…read morewas that she consistently made the entire process feel effortless -- and that by itself is enough of a reason for me to refer to her as a "rare gem of an agent". But the reasons don't stop there: She's high-energy and very motivated, she's incredibly organized, and she has amassed a solid pool of resources to pull from for a variety of situations related to both buying and selling. Her communication is second-to-none and her follow-up is near immediate. (I'm not even sure how she does it!) In my opinion communication and follow-up are vital in real estate because the decisions you make and the time it takes you to make those decisions can make or break a deal, and there's hundreds of thousands, or millions of dollars at stake. Not everyone I've worked with in the past understood that, but Peggy does. Most recently we worked together while I was selling a single family home. I would describe her approach as methodical and surgical. So many agents I've worked with in the past will simply throw everything against the wall and see what sticks, but Peggy really spends time crafting an approach for your listing; taking into account overall market conditions, your location, the kind of potential buyers you'll be getting, what holidays are coming up, etc. She'll give you an honest assessment of your situation and she'll work hard to deliver an awesome deal quickly. She was just fantastic! To put it simply: after working with Peggy and getting to know her, I wouldn't hesitate for a moment to recommend her to anyone needing a rare gem of an agent; and if you're buying or selling real estate, that's exactly what you need.
