In 1999 I purchased a 5 unit apartment building with full amenities (carport, laundry room, lockers, covered garages)...built in 1979. In 2014 moved back to prepare the building for much needed work. It took me 4 years to find the right contractor(s). You deal with so much bull from so many...it's amazing. Paul stood out...from start to finish. He delivered everything he promised.
Paul came to the site and listened to what I wanted and the questions I had; he took measurements and walked around...asked a lot of questions...not one of his questions were: "What's your budget?" Instead, he said he would have to consider the time, manpower, and the project as a whole (if it was workable), then he would devise a bid, send me a copy, and set up a time to go over it with me. Paul was so thorough that when he left I began to hope (worry) he could and would take the job.
Paul called me once or twice to clarify the work. He would install insulation, use OSB (instead of plywood), and TyVek (brand). Decision on the siding came down the line (between stucco, APE, and T1 11); also installed brand new double-pane windows. Paul was cool with my choices; he said they are all pretty much within the same range regarding interiors. The bid was sent a week later and we met several days after to go over everything.
My bids came in from, $169,000 to $301,000; Paul was in the middle with every detail down to the wire. His bid was so clear and crisp from the Permit application to the caution of placing extra money aside for unexpected problems (dry rot, termites) that are common in jobs this big. It also included all labor, materials, scaffolding, what he did do and wouldn't do (dryVit stucco). In May of 2018...we were on board...signed, sealed, delivered to start July 7, 2018; this gave me time to notify my tenants and let them know they could not park in their assigned spots until the work was complete.
Scaffolding arrived on the day and time promised.
Paul's crew are THE BEST AND SECOND TO NONE. They worked hard, were on time every day, Monday - Friday 8: am - 4:30 pm with a half hour lunch, and were immaculate. Every day they left the area swept and clean...all garbage and debris removed (including all the old siding). They were also extremely courteous to my tenants and a very fun bunch of happy guys...just great to have on a job like this.
The job went really smooth, Inspector was happy and we passed all three inspections. We ran into some dry rot and termite damage; dry rot included 3 beams under steps and deck (rough job), and termite damage was 1 beam (termite damage was under warranty and cost us nothing). Beams with dry rot only added $6,000...mainly because they had to secure the decks on 4 floors to remove the old beams and replace with new (labor). It was a good save and the building is really secure.
Decided on same siding, "T1 11" and pre-mix special color stucco on ground level (pictures attached). The bid never changed.
Work was wrapped up in mid-August 2018 and I couldn't be happier...so are my tenants.
Two important issues: 1). Paul returns and responds to all your calls and texts immediately. 2). He always keeps you informed on what is going on (where you're at, what's next, timelines).
That's my review of Exterior Remodeling Specialists...THE BEST EVER CONTRACTOR & CREW!!!
**If you are going to do siding, painting, and / or anything that requires scaffolding...bring your neighbors on board. Send them a letter letting them know what you are planning, the work and time involved, and who your contractor is. It shows respect and helps the project along. I did all of the above and offered to clean the exterior of their windows when the job is complete (for all the dust & dirt that flew around). They were all very appreciative and were great to Paul and his crew.
**This is up to you...but I treated the crew to lunch every Friday ($20 each), and once in a while brought them some cookies or cupcakes. When they wrapped up I gave each of them a $100 bill with a "Thank You" note. They deserved that and more.
**Read your contract CAREFULLY. Paul is honest and thorough...but others (if you don't use Paul) have loop holes that are going to protect them...NEVER YOU. Paul is fully insured and explains that during the contract signing process.
