    Poor quality, poor workmanship, poor communications, and straight up horrible experience we and every neighbor on our street has has in 2022 and 2023. We did our walk through to approve our house, had six pages of issues including NO ROOF on the house, NO lanai cage and pool not completed...how do you APPROVE a house with those three major issues? Then the dozens and dozens of other issues. All these issues are ours and EVERY neighbor on our street. Missing cabinet doors, missing hardware, missing closet doors, missing shower door, missing hose bibs, appliances not installed correctly, rolls of carpet left lying in house, damaged trim, french doors won't close, uneven concrete floor, un-level concrete under carpet, cracks in stucco, cracks in driveways, cracked sidewalks, sidewalk with pillar in middle of walkway, outlets in trim not in wall, grass so uneven dangerous to walk in grass without rolling ankles, pavers sinking in driveway and walkways, and around pools. Neal Communties ROBBED every single homeowner on Caserta Court of Cielo community of their HGTV dream home experience. A 2 star rating is being kind, and only reason they get two stars is the young lady who worked in the model selling the homes, she was top notch, but she gets screwed by Neals poor ethics and builders they hire....you cant build quality when you dont care and hire non qualified staff. Their motto should be "we'll build you crap and make you wait a year or more to get it "acceptable, not right, just acceptable to us not the customer" If you're considering using Neal, RUN AWAY, you'll thank every person who didn't for giving you this advise. Ask yourself, how can SO MANY people say the same things over and over when it comes to their experience.

    Very friendly neighbors & clean, beautiful neighborhood! The builder left lots of big oak trees & preserve areas, so lots of wildlife and beauty. I've lived her since 2020. Lots of activities, especially for the ladies! Gated community, easy commute to Tampa, St Pete, North River Ranch.

    Silverleaf is a gorgeous community with lots of green space preserved by the builder. Great neighborhood and the people are friendly.

    If I could give zero stars I would ... If you are ever thinking of purchasing a Neal Property DON'T absolutely horrible built homes.

    We strongly advise prospective buyers to exercise extreme caution when building with Lennar in the…read moreLakewood Ranch area. Our experience began with a friendly sales process (our representative is Nate D) but quickly turned into a disaster once construction began. It has become evident that Lennar lacks meaningful quality control. Issues that should be identified and resolved are often ignored unless the buyer is relentlessly vigilant. Lennar appears to rush buyers toward closing, prioritizing sales quotas over quality. Without constant oversight, you're likely to inherit serious defects the moment you close. We are currently scheduled to close soon and will continue documenting what happens next. One of our current concerns before closing involves one of the AC units. Since its installation weeks ago, it has produced loud banging noises and visibly deformed the exterior casing. Despite the ongoing issue, the installer ignored it and allowed it to run this way for weeks. The unit is now permanently warped and likely has internal damage. Receiving an AC unit that already had major issues in a brand-new home is unacceptable, yet Lennar still won't confirm whether it will be replaced. Other serious issues we've encountered during the build include: A major structural crack in the staircase framing, initially missed by Lennar and "repaired" using a mold-infested scrap block. It was only replaced after we escalated the issue. Plumbing and electrical work was moved after the county's inspection, and Lennar failed to report the changes. When we inquired, they falsely claimed no reinspection was necessary. After we independently contacted the county, they said a reinspection is absolutely necessary and a stop-work order was issued by the county. Tubs and shower fixtures filled with construction debris ready to be sent down the pipes, which then the construction manager falsely claimed had been cleaned--he even physically attempted to block us from verifying it. Construction trash and urine-filled bottles left inside the home, along with repeated lockouts from our own build site--likely to prevent us from seeing substandard work in progress. Nate, our sales rep, became evasive and dismissive once problems emerged, and has refused to conduct a walkthrough with us despite not having done one in over two months. Craig, a Lennar leadership representative, acknowledged the mishandling and assured us improvements would be made--but nothing improved, and he promptly ghosted us since. We remain extremely concerned about the lack of accountability and oversight. Lennar continues pushing toward closing without resolving serious issues. We will continue to document and share updates as we approach closing.

    I would rate 0 stars if I could. Whether you are buying or…read morerenting.... avoid this developer at all costs! Absolutely overpriced "homes" slapped together so poorly and too quickly. Too many issues to list even before the first year of the home settling! STAY AWAY!
