As stated below, Neal acknowledges they sent "late" payment notifications to the wrong address. A company with ethical customer service would abate penalties since any reasonable person, if notified, would have corrected the auto pay date and not continually paid on the same date for another 1 1/2 years. Instead, they ignore the issue and refuse to refund penalties and interest imposed from day 1 for 1 1/2 years. And the payments are late because they do not honor auto pay date but include processing time of their bank for payment. Clearly, a company that nickels and dimes their customers!! read more

Let me start by saying that we settled on our home back in 2018 and did so remotely. We were kind of pressured into a date so that our builder could get his bonus! We visited a few weeks later and things seemed good. They actually called and did a follow up survey which we said everything was fine. But we had only been in the house for 2 weeks. What follows is one problem after another that I can summarize by saying that this builder just didn't manage their contractors. Our AC has been a mess costing us about $3000 to keep it running so far and according to the utility company our largest problem is that the AC is undersized. It runs just about continuously to maintain 75 degrees. Then there's the crooked wall in the master bath. Took a couple of years to get that corrected and it's still not perfect, but better. Water tank installed with the wrong couplings. Windows not square. Maybe one or two are OK. How do you do this? This created huge problems when we wanted plantation shutters installed. Gas valve on the outdoor kitchen installed backward. Gas valve on the range is wrong size. They installed a dryer valve. The list goes on. Warranty folks were great at first. But personnel changes really turned things negatively. Our advice - You will have problems with any new house regardless of the builder, but if you choose this one have your home inspected thoroughly before settling. Get an inspector who understands the mechanicals and tests them thoroughly. read more

I'm following up on my previous review with an update. After almost 2 years, our warranty issues have finally been resolved. Our experience changed after we posted our concerns on Yelp, and we were given a dedicated person who followed up and got everything fixed. We are still watching the house carefully to make sure that nothing new arises, and we have neighbors who are still in various states of repairs, but we can confirm that Neal did follow up and resolved our issues. As a NEAL Communities homeowner (2 years) in Grand Palm the learning curve has be truly unbelievable. The home has had endless issues and challenges. Paint, doors locks, pool controllers and on and on. The community HOA with and without NEAL has been a confused mess. My AC is great on one side of the house and insufficient on the other. The community has security gates but they never work and have been open 24/7 so NEAL can get his subcontractors in & out easily. We did our walk through to approve our house, had six pages of issues including NO ROOF on the house, NO lanai cage and pool not completed...how do you APPROVE a house with those three major issues? Then the dozens and dozens of other issues. All these issues are ours and EVERY neighbor on our street. Missing cabinet doors, missing hardware, missing closet doors, missing shower door, missing hose bibs, appliances not installed correctly, rolls of carpet left lying in house, damaged trim, french doors won't close, uneven concrete floor, un-level concrete under carpet, cracks in stucco, cracks in driveways, cracked sidewalks, sidewalk with pillar in middle of walkway, outlets in trim not in wall, grass so uneven dangerous to walk in grass without rolling ankles, pavers sinking in driveway and walkways, and around pools. Neal Communties ROBBED every single homeowner on Caserta Court of Cielo community of their HGTV dream home experience. A 2 star rating is being kind, and only reason they get two stars is the young lady who worked in the model selling the homes, she was top notch, but she gets screwed by Neals poor ethics and builders they hire....you cant build quality when you dont care and hire non qualified staff. When you're buying your forever home you want it to be perfect. My wife & I are retired and moved to Sarasota almost two years ago and wanted a home we would love living in and having family come stay at when visiting us. At the time we decided we didn't want to wait for a scratch build and started looking at communities that already had houses under construction which is when we were shown the Windward community by Neal because we were told that Neal builds really good quality homes. The model homes were beautiful and of course they were built very well and pretty perfect which helped us decide to look at homes under construction in Windward by Neal . The house we decided on was up and framed but other than that unfinished on the inside. The Neal Sales agent told us about the interior floor plan,finishes and appliances and exterior layout including pool and screened lanai which was impressive. We went to contract and were given a delivery date which was not met and actually ran over by four months. But that's not even the worst part. After being in the home for one year I can tell you all the things that are wrong with it: The construction on the inside is sub-par and actually seems like the inside of the house was finished by a bunch of unskilled laborers. From walls being crooked, floors not being level where the shoe moulding doesn't touch in places, electrical outlets not working or not wired properly,ceiling hi-hats being put in not aligned with anything, bump outs that are slanted because the associated walls are crooked, wall paint jobs where they didn't even paint all the way down to the top of the floor molding, bathtubs being put in so crooked that the wall tile couldn't line up properly so the tile installer had to fill the half inch gap with caulk, faucets that take almost a minute before you get hot water, two tubs that had to be reglazed because they left construction debris sitting in them for months. It's not like we bought a really cheap house; this house was over $800,000. Some of the items such as the outlets, one crooked wall and a ceiling hi-hat were taken care of by Neal's Warranty Dept after we moved in but many of the faults were not addressed . If I had to do it all over again I think I would have looked at a different builder instead of Neal because it seems they don't value quality as much as I thought they did. read more

I have read all the negative reviews and can understand their frustrations. I built in Verandah and my experience has been nothing like what has been discussed. My salesman Matt Turczyin was excellent even after I signed and deposit made any question or issue he was a huge help!! As for the build it started off very rough but every issue we ran into they fixed no questions asked. The project manager Brandon Wiggins (Started after construction started) is what any builder would love to have as a leader. He addressed every issue and was even there after close to help with issues and concerns. Very easy to work with and very very knowledgeable about home building. As for after close and issues that every new home will have to deal with we have Laura that has been very attentive in getting contractors back on site to fix everything on our list of repairs. And with any new home there are many !!! I gave 5 stars because that's what they deserve and there was no pressure this is the experience you will get in Verandah!!! read more

Have been in our home in Vicenza for almost 6 months. This review is a bit late, but wanted to wait and see if some issues would be addressed. First and foremost, we were lied to by our salesman, Steve Goodwin when we were originally looking at the community. He told us that there were about 15-20 kids at the bus stop at the time of our visit. This was encouraging since we have a son in elementary school. My wife and I figured this number would only increase by the time we moved in (1 1/2 years later) WRONG! As of this review, there are only about 10-12 kids at the bus stop. If you're looking for families in this community, choose another. We live in the 2nd phase and our son is the only kid on the street. We would have never bought a home in here if we had known there'd be no one for him to play with. Mostly older retirees who think they own the community. Steve was also very rude at times and disrespectful. Absolutely zero personality. Now to the home issues. Like other people have mentioned, poor quality and workmanship. When we did our walk through, there many issues not addressed until after we moved in. One of our biggest concerns was the appearance of the driveway. Big brown stain which was attempted to be power washed and different color shades. Sidewalks look horrible as well. Many driveways in the community look bad too. Neal said they would replace the driveway, but I would have to live with the outcome after replacing. They have zero confidence it would look any better. I asked about paying for a paver upgrade. That was two months ago and every time I ask the CM about it, he says he'll follow up. Total B.S. Neal does not care what their product looks like. Their leadership is incapacitated by an inability to make intelligent decisions (likely due to their owner's style of leadership). Their lending arm (Neal Funding) is an absolute disaster, and their process is completely flawed. If they went public, the shareholders would demand improvements. The home itself is average quality at best. Lots of inaction and disinterest from top to bottom from sales to construction, to lending to warranty. There are so many better options in SW Florida. Best advice is to sit with sales and ask to walk through a construction home and talk to CM and then compare same at other communities. "Fireball" whiskey bottles on the floor, outside and even in the port-o john. Electrical outlets loose, can lights falling out of the ceiling, sliding glass door covered in concrete and the stiles dented. It was a blue tape disaster that took over 8 months to get rectified. Worst Services/ experience ever. No closing date is given for Q2 ready to move in house. Q2- April - June. this is July now and they are planning to give us the keys on August 1st. we sold our home based on the given estimated dates and are now staying at the hotel and paying extra for the furniture storage unit--delays in responses. We were told the house is in no flood zone, we learned this house is in a flood zone after the appraisal, and questions were asked no response, therefore more insurance premium. read more

We spent $399 per square foot for our home that was unfinished at the time of closing. Here it is four months later, I have spent over a week of MY time with builder subs coming in and attempting to fix things the way they should have been at the time of closing. They won't come and babysit the workers, they expect you to do it. AND you already had paid to have had it done. It's a horrible builder plan, but that is exactly what Neal does. Does not finish the home and expect you to be around to do it, yet they don't let you have any say on who's coming to do the work or how it should be done. The showers were not functional for several weeks, the kitchen sink leaked, the range hood was just pipes and was defective, the dishwasher didn't work, the first night we had the sewer back up and had to use the outside port-a-poties the workers used. Here's a couple of pics of attic as there were area's with virtually no insulation and the average was nine inches which should have been fourteen inches, poor quality no oversight by the builder and the inspectors are absent. Registers place three feet from returns, our floors need to be redone, we have to move everything out of the way. I could go on and on, like the bugs coming out of the lake, so thick you breathe them in. Anyway, I'm sorry I bought a Neal home. read more

Every single trade that worked on my newly built house is complicit regarding poor workmanship. The home builder does not hold their sub-contractors accountable. Examples: Tile flooring damage and tile misalignment in two rooms. Tile shower floor complete replacement. Carpeting in two rooms were damaged. Water heater damage. Eight windows were found severely scratched, kitchen cabinetry damage, master bath cabinetry misaligned and damaged, bathtub chipped and scratched, sliding glass doors scratched and dented, AC air handler failures, all interior and exterior doors were replaced due to misalignment and damage, water intrusion through the roof and floor, electrical issues throughout the house. Garage door crumpling. THESE ARE JUST A FEW OF THE 180 ISSUES that have plagued this house. It is apparent that the construction managers do not have the bandwidth to wear a quality control hat, in fact they missed many of the additional options that we paid for at the design center as well as standard design criteria. Regarding the workforce they send to repair the house, be prepared for the repairs to be highly iterative, meaning it will take multiple attempts to repair a single issue due to the incompetent contract workforce that the builder utilizes. The builder has very little control over their contractors and often times the workers fail to show up on the agreed upon date and time. The builder installed an old rusty, dented and dirty stove in order to receive an Occupancy Certificate. My house should not have been deemed ready to close! The home builders OWNER visited my home and said, "We will continue to repair your house until I tell him to stop". This was a bold face lie. Unresolved issues remain; however, the builder refuses to respond. The builders last response to me was "Due to past experiences we are not able to perform any work at your premises at this time." I have since sent multiple warranty request emails to the builder and have yet to receive a response. read more

Do not buy a home in this community!!! It is built on pure clay soil that Neal is very well aware of as stated in an email I received from Pat Neal himself about a month ago. October 2020. Unfortunately this was never disclosed to us in the buying process. I understand now why they wouldn't want you to know. The clay has created horrible drainage problems throughout this community. Our water drainage problem in our front and side yards has developed because our land is not graded correctly and so water does not drain and just sits and absorbs all the iron in the clay soil and has resulted in iron bacteria forming and slowly seeping across our front sidewalk constantly. We have had a number of professional landscapers, soil testers, environmental scientists and even Manatee County Land and development staff recognize that we have a very severe problem happening that is not a result of anything we have done! Neal refuses to acknowledge the problem and offers no solution except to rip up the sidewalk and lay a new one! The amount of money wasted in this community is unimaginable. And the things they need to spend money on like putting down top soil before they lay sod they don't do. Neals warranty department is a joke of a process. The workmanship done by contractors Neal hires is subpar and problematic at best. They rush you to close and then leave you with these significant problems after the fact. They are not helpful or willing to do what it takes to fix problems resulting from their poor planning and design. They try to bandaide problems to make them go away. They want to spend the least amount of money possible. From a surface level Neal communities look good but under the surface they are riddled with problems. It is truly unfortunate that they take advantage of so many people that don't even know to ask about the type of land that all these close together homes are built on. I wish we would have known what we were getting into before we made the largest purchase of our life. We are very unsatisfied with the entire process we have experienced with Neal. The customer service has been horrible. We have been insulted and made to feel like we have created the whole problem. There has been countless problems but the drainage problem and iron bacteria is the most significant. Beware before you buy anything Neal builds or builds on!!! Do your research!!! read more

I really do not recommend building with Neal. They lie straight to your face and just assume we are all stupid. I can say as someone that works in the industry that there is NO WAY these homes are built to a quality of which they are currently charging. They are building homes with a $250k mindset and selling them for 600k - 1M. The shoddy work, lack of supervision, warranty run around it's all too much. I can say we had a new build from another builder and the stories are similar. HOWEVER, that was a townhouse under 300k so I get it. They are ripping off the consumer with the end product and they really don't care. It's all about profit and churning out these subpar homes. Switching items without your knowledge. We are sitting here in our house that we've owned for two months, completely drained and stressed out from the experience of purchasing a home from Neal Communities. We were consistently misled by the construction manager about when our house would be closing, which cost us a significant amount to rent vacation rentals. If he would have just told us in the beginning that it would be unlikely to close until early December , we would have still been in a vacation rental but we wouldn't have had to put our toddler and baby through seven different moves to new vacation rentals and pay significantly more because they were mostly last minute rentals. By the time we were able to close, we were so desperate to move in that, even though we never got a proper walkthrough and our punch list at closing was a mile long, we really had no other choice. Our second night in the home we had a clog in a pipe that lead to water backing up into our shower and our toilets not working. An emergency plumber came out and fixed it and as he was testing the faucets and showers water poured into our walls from the upstairs bathroom due to the previous plumber not capping off the pipe. This lead to water leaking into the master bedroom closet. We have had to have an entire wall ripped out upstairs because the framing was so terrible. We have been absolutely horrified by the quality of the finish work. There has not been a single major component of the house that we have not had issues with. Painting/texture, drywall, framing, plumbing, doors and entryways, garage, hvac, etc... One of the partition doors had not been properly hung, we asked that it be fixed and were told it was fixed. It was not and almost fell on our three year old daughter. The worst part about all this is that we were so excited to move to Sarasota and into a Neal home. We had heard nothing but sterling reviews about Neal as a builder, and yet we have not been able to enjoy a single day in our home since moving in. The ongoing repairs and warranty issues are the first thing in the morning we think about, and the last thing before going to bed. Instead of being able to focus on building our lives here we are now stuck in a holding pattern of trying to get the home into a semi-decent state so that we can cut our losses and move on to another house that was built by people who actually care about workmanship and quality. Our home might eventually get to the place it should have been when we moved in. The problem with that is that we have had to spend dozens of hours of our own time blue-taping and overseeing and stressing and cataloging issues... So instead of being able to love our new home it just reminds us of how awful and stressful this whole experience has been. We do want to specify that the other departments of Neal Communities, sales, warranty, customer care, have been great and in keeping with what we would expect from a company with Neal's reputation. None of the critiques in the rest of this review falls on them, and we appreciate them. In summary, we will not be a repeat customer for Neal. Nor will we be able to recommend that anyone else we know purchase a Neal home. We are saddened that this has been our experience here, but the higher-ups at Neal Communities need to recognize and understand the impact that the cut corners are having on the families that buy their houses. read more

I realize finding and establishing one's home is a huge emotional investment in addition to being a sizable financial commitment. When the details around a home purchase don't match one's hopes or challenge personal beliefs, it is highly upsetting and will likely result in strong emotions. While I share this perspective I must saythat our family's experience with Neal Communities had been positive beyond my curmudgeonly expectations. We purchased one of the final homesites in one of their communities in Fort Meyers a year and a half ago. The home was constructed entirely with us absent, playing out life in our primary home elsewhere in the nation. We received biweekly photos with brief notes from the on-site Neal sales rep. Well beyond what I would expect from any builder's agent. The construction lead also kept us regularly advised at key project milestones. There were some missteps but these were always acknowledged and made right in timely fashion. Ironically, due to pandemic WFH, we have spent unplanned monthly's now enjoying our place in the sun. Neal has exceeded my high expectations. We are warm and very happy with the experience. read more

We have lived in this construction zone of a neighborhood for about 3 years now. To get to my home and to leave this construction zone they call a neighborhood, you must drive through streets riddled with nails and screws. If you are somehow lucky enough to not pick up a nail in your tire on your way to work. You'll be relieved to realize that the community gym/swimming pool parking lot is also riddled with nails that have fallen out of the pallets of mulch that lay around for weeks at a time. I was lucky enough this fine Sunday morning to walk out to my car and see I had a flat tire. I'm sure you can tell I was thrilled about this. So I walked through our construction zone/neighborhood and pick up many rusty nails to save other unsuspecting victims from this same fate I suffered. After taking my car to a tire shop I found out that I must get a whole new tire cause the nail was to close to my side wall lucky me. I was very grateful to pay this $160 bill for a new tire hoping the community would offer a mutual solution to this problem. So I went to the front office to see if there was anything that could be done for me and was so graciously told that there was absolutely nothing that could be down for me. That the street I MUST drive through to get home and to leave this neighborhood is the same as driving through any other construction zone. I found this interesting considering I live here and am not driving down these streets by choice.
