While important to read the fine print of your contract it goes a long way into being informed of what you can and cannot do as a tenant. Living Space - Switching from a 4x4 Townhouse to a 3x3 Flat served to be much better financially and after a couple semesters decided to purchase year-long contracts to save a little for myself and before the new policies regarding private rooms was able to cruise through my studies with no problem as you're bound to not desire a roommate in general unless you befriended one you sync with. Note: I recommend grabbing the room closest to the door if you're in a 3x3 Flat as it's relatively more spacious than the other rooms. Pros - As one of the complexes close to the STC and AUS buildings I couldn't recommend to anyone outside of Tech/Math/Engineering Related Degrees especially if you do not have a car making this convenient for walking distance (5-10 min. depending on your walking speed.) - Semester Events such as scavenger hunts and complimentary meals is a definite staple to keep living there alongside giveaways and prize drawings (I've won a couple parking passes during my time here so that's been a great boon to my experience.) - Staff friendliness is present and I strongly recommend to look past the RBFs because they're usually busy sorting through paperwork and packages though give a curt smile and friendly gesture and they'll be accommodating to your needs. - Great Scotts setup their drink shop in the office so it's very convenient for students in the local area to grab a fine drink and few amenities and supplies if you're lacking transportation to enjoy the luxury. Keep in mind the prices there are marked up slightly in comparison to their main store in the area. #convenience - Maintenance usually takes care of all issues in the apartment whether old or new which never does cut into your security deposit at all (Unless you're breaking down walls and what not...) so you'll find yourself pleased to get that cash back when you leave (like me.) Cons - If you're looking for the rumored "parties" that used to go down back when it was Mountain Lofts I'll have to sorely disappoint you as such activities weren't present (at least to my knowledge) while I was there though don't be surprised if you hear about some students getting caught with drug usage each Fall Semester (Ironic, I know.) - This isn't a Pet Preferred place and while ESA Animals are permitted those looking to sign up for that would have to endure a lengthy wait of around 30-60 days to my knowledge and if you're trying to still have a pet during the waiting process you will be evicted if found sheltering an animal without their knowledge. (Roommate's Girlfriend got caught this past semester so it wasn't pretty.) - Failure to read over your contract may result in strained experiences here so I encourage you to read over what's permitted to spare you of any penalties that you may face. - Washers and Dryers may be old and moldy and will not be replaced unless the machines themselves are broken beyond repair though I recommend following DIY stuff to freshen them up but up to you to make time for that or hope that maintenance can do that for you. - Memory Foam Mattresses have not been changed since my time there so you'll be hard pressed for comfort and perhaps sanitation to which I recommend bringing along your own mattress or attachment to separate you from the blemishes/stains until the owners (not the managers there) decide to invest in that. Overall, I enjoyed my time here and while there were shortcomings that had occurred with friends and family they don't stop me from enjoying my experience as well as making the friends made during my time there.

UV Review I have to…read morepreface this review with two important facts: 1. Any positive reviews after October 2024 were likely incentivized. UV ran a promotion where tenants who left good reviews could spin a wheel to win prizes like cookies, discounted rent, or free parking. 2. This complex was originally called "The Ivy" but had to rebrand to "UV" due to overwhelmingly poor reviews--yet nothing has changed about the issues that earned them that reputation. I've lived here for two years, and after the initial excitement wore off, I've regretted it every day. If you tour the complex, they'll show you Building 2, with fresh paint, new carpet, and updated appliances. Ask to see Buildings 1 and 3 instead--you'll find ripped-up carpet, poorly maintained gyms, and unsealed walls (a result of one of the fires that happened while I lived here). In my time here, there have been two fires and three floods, all due to lack of maintenance--not tenant negligence. After the second fire in November 2024, which was dangerously close to my unit, management's response made their priorities clear: they only visited us to remind us that they weren't responsible for any damage to our belongings--this despite the insurance fees we pay at the beginning of each semester. No concern for our safety. Just money. Security and management are equally negligent. One of my roommates dry-fired a gun at us as we walked past his room. Another regularly smoked tobacco and marijuana inside our apartment. Even after multiple complaints, management did nothing until we escalated the issue to the University Housing Office. Parking is a nightmare. There aren't enough spaces for all the residents, so finding a spot is always a competition. Even if you have a parking pass, you're still at risk of getting booted by RC Booting, a predatory company that UV allows to operate here. I've personally been booted despite having a valid parking permit, and I'm not alone--this company is notorious for its shady practices. Do your research on RC Booting before signing a lease here. If you're considering UV because of the shuttle service, don't. More often than not, we received texts saying a shuttle was broken, forcing us to walk to class anyway. There are cheaper, better-maintained, and more convenient apartments all around campus. Don't make the mistake I did--do your research before signing a lease here.

I got screwed over so hard, and they denied all requests for reasonable reimbursement. Moved apartments 4 times throughout the semester. Live at Brookside Village instead. I wouldn't wish it on anyone. Very poor treatment! Got to a point where legal matters had to get involved. I got relocated to another apartment at Shelbourne, and that one had mold all over the bathroom as well. Live somewhere else. TERRIBLE! And we were nothing but reasonable and nice to the managers and owners. Save yourself the trouble. And by the way........... Electrical problems and major flooding occurred between the two laundry rooms. The amenities was completely shut down for most of the semester. Such a waste of money.

Arbor Cover is located in a position convenient for school, groceries, and any other activities. Each apartment is set up a little different and there is only one floor (both positives in my opinion) and we have access to excellent recreational facilities.

The clean checks are one time they will not recheck and will not let you fix anything so you get charged hundreds of dollars for their incompetence. I have lived here for over two years and the only thing that is good here is the single rooms and the receptionist that is leaving. Don't rent here it is a terrible experience for the price. They never seem to have time for anything probably because they cannot manage the property well at all. They are Manual use though so you constantly have to monitor them. The stoves are gas lit with heating coils also and it's fun because even the smallest crumb and boom it's smoking everywhere so make sure those are constantly clean as well too. They aren't strict on cleaning checks which is actually nice though. I'm tired of housing treating people like children with these cleaning checks so that's pretty nice. The ward I lived in (73rd) was incredibly friendly and welcoming. The Gates constantly holds raffles and activity nights (I won a Bluetooth speaker at one of the raffles!). The management is pretty friendly albeit at times useless. Cons: The walk to campus is probably the longest (15 min) compared to other complexes. They decided to split rent into 3 months instead of four, but I ended up paying every month (4), in different amounts. One month it would be $340, the next only $250. It was so confusing to me, and only upset my mom and I because she helps me pay rent. Maintenance is downright useless. The carpet near the front door and by the kitchen was coming up and the staples in the carpet would stick up sometimes, so I never walked barefoot in my apartment unless I was in my room. When we asked maintenance to fix it, they said it wasn't the budget. Really? Yikes. At the end of the semester, it was starting to snow more, and they would never scrape the ice from the sidewalks in front of the apartment. So dangerous. Every other week cleaning checks were fine, but when it came to white glove checks at the end of the semester, I was completely stressed out from finals, and white glove checks only make it worse. They hand you this large packet with chores (which I don't mind doing), but they fine insane amounts if you don't do it correctly. Luckily, I passed, but if I hadn't, I'd be in a serious financial problem. Unfortunately, I will not be living here in the spring due to their disorganization and lack of ability to fix simple things. Our experience with The Gates has been the worst university housing situation we've…read moreencountered--and we've had four children attend college, so we've dealt with many housing offices over the years. The management office consistently struggled with accuracy, communication, and basic billing processes. Several significant issues occurred repeatedly: 1) Incorrect and inconsistent billing: They did not follow the terms outlined in my housing contract regarding when charges would appear or how much they would be. After I paid, they would often add an additional rent charge and then attempt to apply a late fee to that new charge. This required constant monitoring of the account to catch their mistakes. 2) Unauthorized bank withdrawals: On two separate occasions, they withdrew money directly from my bank account without any prior notification or my authorization--even though autopay was turned off. 3)Major overcharges: I was overcharged by more than $1,000 on two different occasions within a single year. 4) Delayed refunds: When they acknowledged their mistakes, I was told I would receive a refund within 30 days. It took over three months to actually receive the refund. 5) Double billing during a unit transfer: When I transferred to a different apartment mid-contract, they continued to charge me for both units. My daughter spent time in the office almost every month trying to correct errors on our bill. By the time the contract ended, I was relieved to be done with this complex. It.was stressfull worrying about if they were going to overdraw my bank account with some random charge. My daughter had to make time to go into the office and most of the time the apartment manager wasn't there Based on my experience, I cannot recommend The Gates to anyone seeking well-managed university housing.
