M & M Property Management could not have been any more supportive, timely, helpful, and friendly as we have navigated through the process. Everyone has been so helpful in providing us with information, assisting in seeing that our paperwork was in order, responding promptly to phone calls, and making us feel welcome as we transition from a house to condo living. And, the members of the Condo Board - Association 6 have been equally as welcoming and supportive. Kudos to Heidi Puccepti, the office receptionist who has greeted us each time with a smile and kind spirit - always striving to be of assistance while juggling multiple other tasks in a busy environment. Also, Jamie Miller in Sales and Leasing was the first person to assist us since our property manager was out of the office. She stepped up and explained the process, answered questions, and helped us see that there would be support along the way as we embarked on the application process. She is kind-hearted, has a warm spirit, and 'manages up' the association which validated for us that we were making the right decision. Our property manager, Donna Childrey, is awesome. Like the others, she tends to reach out, listen, and provide support as needed. She seems happy to answer the most mundane questions, is patient, and creates a friendly tone during conversations with her. We are so happy she will be working with our building. So, thank you M & M and we look forward to our move in a few weeks. Your care and concern means a lot to us.

After two dishonest property managers who swindled us, we hired another who seemed eager and honest, but unfortunately, unbeknownst to us at the time, had many personal and health problems that prevented her from fulfilling her duties. When VIP took over, the property was in shambles. Even before I signed the contract, Giles Pottinger immediately rode over to inspect it, and reported the plethora of problems that existed which, being long distance property owners, we were not made aware of. The next few months would have been one hundred times more stressful had Mr. Pottinger and Ms. Stamm (here after referred to as Giles and Saskia) not taken over and, personally watched over each repair, each renovation, and responded to every tenant issue. When COVID hit and we were unable to finish the renovations to the property, Giles found an investor to take the property off our hands, making sure our interests were protected, providing much needed guidance and support. Furthermore, Giles and Saskia's personal warmth and humor, a much-welcomed bonus to their unparalleled professionalism and expertise, created a harmonious relationship that went beyond business. I have never left a five star review of any business , but I do so now enthusiastically and without reservation.

As a parent to a 6-year-old moving from a different school district, I had a ton of questions going into the search for the perfect home for our little family. No matter how big or small my concern, Mr. Pottinger was always available to offer guidance and explanations whether via email, text message or by phone to listen and strategize. Mr. Pottinger and his team have proven themselves to flawlessly oversee all matters on our behalf and were patiently willing to alter our game plan in our negotiation process, no questions asked. I felt my opinions and ideas were heard and valued! The team's fast response was truly refreshing and made every dealing I had with each team member of VIP enjoyable. Patiently showing us properties throughout Broward County, Mr. Pottinger ended up negotiating an excellent deal in the school district that I had originally chosen for our daughter. During the walk-through of the property, Mr. Pottinger diligently recorded any issues that required repairing and ensured that all matters were corrected immediately. In addition, I was offered the services of an excellent cleaning crew to deep clean the home prior to the arrival of the moving company, making the move-in process a truly smooth (clean) and carefree event. NEVER rent from these slum lords. Stay far away!! While I was renting from them there were…read morecockroaches, mold infestation and mice in my apartment. They never respond to you when you call them or email them. My power went out two times for three days at a time due to their maintenance man working on another unit and the electric being improperly wired so I had to pay for a hotel each time and when I asked them to reimburse me they ignored me and blamed the power outage on me even though lake worth utilities confirmed it had nothing to do with me. They installed an ac unit in my window after being without ac for a week (illegal) and left it jimmy rigged with a two inch hole so lizards and cockroaches and bugs were coming in and all of my ac was just going right outside. My ac bills were in the $200 range until I finally figured out what they had done. They are nothing about their tenants and will gladly take your money and never respond to you when you call for a complaint. Maintenance never does any job correctly and almost everything there is not up to code standards as far as window units, ac units, and electrical wiring. I never write reviews but this place is disgusting!!!

They told me a place was coming available.. Three weeks later they still could not get access YET they ran my credit and called my references. They then RUDELY denied me because I am in the process of changing my name from my former married name. I even went in person with LEGAL documents proving I am who I say I am! They knew the name situation BEFORE running my report. So they caused my credit score to drop. They treated me like they thought I was some criminal and their dismissive attitude was beyond rude. I am just seeing these reviews for the first time, I might not have gone there with my documents if I had seen all of these before! Last time I checked getting married and divorced doesn't make you a bad tenant. Shocking. In response to the answer, all legal paperwork was provided and as stated and explained, I was in the middle of changing my name. Your company is beyond rude and made me feel Like a criminal.. insulting. I rented a much better place and the landlord is fantastic so all worked out better for me in the end. If you knew anything about immigration you would understand names on green cards take forever to change.. plus you actually ran my credit, causing my score to drop AFTER I explained the name changing situation. Read your reviews and instead of arguing maybe try to improve your company.

I waited 30 Days to post this review to give Benjamin the benefit of the doubt, to give him a…read morechance to prove his word as a property management company but here is the proof that he is a SCAM artist. I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

Let me speak to their property management service in South Florida, specifically. I own properties in Boca Raton, Florida and Kaneohe, Hawaii and over the last decade I've experienced a wide spectrum of property managers. It took me several years to learn what makes a great property manager, and it took my entrusting the care of my Boca property to Florida Property Management Services LLC to experience first-hand truly outstanding property management service (In Hawaii, Belinda Barnes of Hawaii Homes for Sale LLC is also outstanding). Simply put: I never worry about my house in Boca Raton because Florida Property Management Services is always multiple steps ahead of any contingency that could affect the property. For example, when Hurricane Ida was tentatively forecasted to impact South Florida, Gaston and Rebeca personally went to my property the week beforehand to inspect that the hurricane shutters were in place and ready for the storm. They noticed that one of the new shutters didn't fit like it should and personally oversaw it's repair before the storm in order to protect my property. In another example, prior to putting my house on the rental market, Gaston conducted a thorough property valuation and rental assessment from which he discerned the best price-point to attract prospective tenants and get the house rented as soon as possible; Gaston didn't just pick a number to appease me or leave me in a situation where my house was over or underappreciated, he did the analysis and presented me a studied price-point backed by data that got my property rented quickly. These are just a couple examples of this company that set them apart from other management services. In total, though, every interaction I've had with Florida Property Management Services has been outstanding. From executing meticulous inspections to managing upkeep services and maintenance repairs that sustain the value and rentability of my property to finding trustworthy tenants and developing a long-standing professional rapport with them, Florida Property Management Services LLC does it all, and, importantly, does it all very well. I can't overstate the peace-of-mind I have having entrusted Gaston and Rebeca of Florida Property Management Services to manage my property. I mentioned before that I've experienced a range of property managers over the years. To be candid, an inexperienced, incompetent or, yes, unfortunately, lazy property manager can end up costing tens of thousands of dollars in lost income and other fees, and that doesn't account for the stressors associated with replacing these individuals. Rebeca and Gaston are on the opposite end of this spectrum and have cared for and protected my investment as if it were their own. Lease up was very simple and they take care of monthly tenant interaction. Their software is also very easy to use for both tenant and landlord. They also have great maintenance and contractors if something goes wrong. I would highly recommend them!
