NEVER rent from these slum lords. Stay far away!! While I was renting from them there were cockroaches, mold infestation and mice in my apartment. They never respond to you when you call them or email them. My power went out two times for three days at a time due to their maintenance man working on another unit and the electric being improperly wired so I had to pay for a hotel each time and when I asked them to reimburse me they ignored me and blamed the power outage on me even though lake worth utilities confirmed it had nothing to do with me. They installed an ac unit in my window after being without ac for a week (illegal) and left it jimmy rigged with a two inch hole so lizards and cockroaches and bugs were coming in and all of my ac was just going right outside. My ac bills were in the $200 range until I finally figured out what they had done. They are nothing about their tenants and will gladly take your money and never respond to you when you call for a complaint. Maintenance never does any job correctly and almost everything there is not up to code standards as far as window units, ac units, and electrical wiring. As a real estate broker for the last nine years finding a place for myself with good credit, 6+ years of landlord references & a good income should be easy. They told me a place was coming available.. Three weeks later they still could not get access YET they ran my credit and called my references. They then RUDELY denied me because I am in the process of changing my name from my former married name. I even went in person with LEGAL documents proving I am who I say I am! They knew the name situation BEFORE running my report. So they caused my credit score to drop. They treated me like they thought I was some criminal and their dismissive attitude was beyond rude. I am just seeing these reviews for the first time, I might not have gone there with my documents if I had seen all of these before! Last time I checked getting married and divorced doesn't make you a bad tenant. Shocking. In response to the answer, all legal paperwork was provided and as stated and explained, I was in the middle of changing my name. Your company is beyond rude and made me feel Like a criminal.. insulting. I rented a much better place and the landlord is fantastic so all worked out better for me in the end. If you knew anything about immigration you would understand names on green cards take forever to change.. plus you actually ran my credit, causing my score to drop AFTER I explained the name changing situation. I hired Camelot to manage my property. I hired the owner/Camelot to paint the interior of the unit. We agreed on satin paint. Camelot painted the unit using cheap flat paint to increase its profit. Camelot's financial statements are also unreliable. Stay away from Camelot. read more

I wish I could leave no stars. I have been a tenant of a property managed my Camelot for 5 1/2 years. I love the location and size of the property and the rental amount is reasonable. However whenever something needs to be fixed it is truly painful. We dealt with a bug problem for over a year with no help. It took many tears and me waking up with bugs on my face for the issue to be resolved. Currently our washing machine is broken and they keep telling me when it will be fixed but it has yet to happen. It's been over 5 weeks with no working washer and they are telling me it will be an additional two weeks. I'm not exactly proud of how I spoke to their staff today. I am so unsure how to get through to them to see something change. The staff is unprofessional, condescending and very difficult to work with. I wish that I could contact the owner of the property and explain to him how haphazardly things are being handled. He is is wasting his money allowing these people to manage his property. On a positive note, any time our ac unit has had an issue they have been very quick to resolve the issue, which I am thankful for since the heat and humidity of Florida is no joke. I wish that carried over in the other areas of their service. If you are considering moving into a property managed by Camelot I strongly urge you to reconsider. read more

We are extremely disappointed in our dealings with Camelot and its owner, Gary Pache. We live across the country and were counting on someone local that valued our business and our property. For the first several months it was good, but following some stressful tenant issues and a lapse in property maintenance, we don't feel that has been the case overall. We chose Camelot because they only charged 8% per month and would help to find us tenants. However, when we voiced our concerns about our property, Mr. Pache screamed at me and treated me with great disrespect and condescension. Mr. Pache told me he didn't need our lowly contribution because he was so financially successful. I asked him to calm down and said I didn't need to know about his personal portfolio, only that my property was cared for and rented out soon. We don't make any profit on our property and need to pay our mortgage. We would gladly pay the additional 2% to deal with someone who can listen to our frustrations as property owners, understand our anxiety about unpaid rent and the eviction process, handle a gap in property maintenance with professionalism, and manage it without taking it personally and reacting with a verbal lashing out, or threat of a lawsuit for posting the opinions of our experience on this forum. read more

They "managed" my property for 7 years and at first all seemed ok, But after several bad tenants culminating in the last one having to report them to the city for not responding to issues, I finally found out that Gary Pache II was playing me against the tenant all the while lying to both of us ! He (Gary) uses unlicensed sub standard repair people and charges contractor rates, They (Gary) stole from me and was arrogant and unapologetic when questioned about his sleazy business practices ! This company makes one believe that all is well with the background checks with money they charge for this service. Then you are told you do not qualify because you do not have 3x the rent income and yet, your income will do more than afford the rental monthly cost and then some. And when you are rejected, you have lost the $100.00 or more, if you are applying with a spouse and or significant other. The most unprofessional management company I have ever had dealings with! The staff changes frequently and all their departments are clueless of what the other is doing. They falsely deducted a huge portion of my deposit for rent. I've made several attemps to resolve the issue out of court. Unfortunately, I will be filing with small claims court to recover my deposit. Please beware if you plan on moving to a home they manage. Get everything in writing. OWNER BEWARE! Be sure to have a real estate lawyer read the contract before signing anything! I totally agree with the low ratings of the other reviewers. I own a 16 unit apartment building in Pompano and hired Camelot, without reading reviews, two years ago mostly because Gary bragged about being a property owner and how he would take care of my property like his own. BIG MISTAKE!! The crew that he uses for repairs are his own people so he overcharges and hence makes money that way. After being vacant for 4 months, he had a 800 sq. ft. unit renovated for $15,000 without my approval, and when I fired him, he had another unit renovated for $10,000, again without my approval-- almost as to avenge me for firing him. The labor cost was exorbitant--of course because he uses his own people. My biggest mistake was allowing Camelot to manage the money coming in from tenants. We were able to raise the rates only $100 for each apartment--so it doesn't take a genius to figure out that this renovation didn't make any business sense--except to make money for Camelot. I was able to fire Camelot for breach of contract and for the first time have 100% occupancy with the new property management company I hired in November 2017. At first, I thought I found a wonderful property management company to manage 4 rental properties we have in Florida. The problem started after we purchased a condo, and our regular contractor could not renovate it for a few months due to being backlogged with another job. Gary at Camelot said they could do it for me, and gave me a quote of what it would cost ($4,000). We agreed on the quote and he said the work would take 3 weeks maximum. Fast forward. I received my bill and it was nearly 70% over the quote ($6,700). Part of it was to repaint 2 ceilings and a front door ($800), but incidentals were $2,100. When I asked if these incidentals could be itemized by time spent on each, Gary became very rude and defensive and said that they don't do that. He went on to attack me personally, by stating he was higher up in the social-economic status than my husband and I, as he owned a home on the Intercoastal and had a MBA in Business Management and who was I to question him? I was accused of being rude to him and his staff by pressuring them to meet the renovation deadline. He chewed me out by telling me they do all sorts of extra things I don't know about, managing my properties (isn't that part of a property manger's job?). He said if I didn't trust him, he didn't want to work with me anymore. He went on to deduct his renovations costs from our December rental property checks. This joke of a Company cracks me up. I came to this site to write a review. I read the other reviews and I was thinking " that's what happend to me". I would give them a MINUS 5 if that was an option! They "steal" your security deposit by thinking up and applying bogus charges...Yep, that happened to me. They are extremely rude and look down on everyone....Yep...That happened to me. Especially Sabrina Levine, the most ignorant person on the planet. When I complained about broken and maintenance issues, her response was "well ya know....it"s just a rental". Seriously? I paid like $2000.00 per month for a higher end property. If I was a property owner, and they treated my property this bad by letting repairs go undone, I would be pissed. I even see they treat the Property owners like shit too. I even had my rental pymts on automatic deduction so I didn't have to talk the the ignorant bunch. They even accused me of being late on my rent...ha ha...automatic deduction on the first...uhhh..duhhh, we are sorry, was their response. Horrible joke of a company, ignorance and incompetence runs wild. I seriously almost was rolling on the floor at the owner's responses to some of these reviews. As a former resident, I am happy to be out of the house I rented from Camelot. The house itself was fine, but it was an older home, and thus required some maintenance. Camelot was consistently lousy in performing maintenance work. They would insist on sending a maintenance person over only on weekdays from 10:00am-3:30pm, which means I'd have to take off at least some hours from work every time I had an issue. Again, this was an old home with frequent issues, so this got old (and expensive) really quick. Plus, the work done was usually pretty bad anyway. As examples, three different times they sent someone out to fix a leak in the pool pump system, and three different times they didn't actually fix the leak. Eventually I had to fix it myself. They sent a repair guy to fix a leaky water dispenser for the fridge, and when he was done the fridge still leaked. We had to just stop using it. We waited weeks for them to even send someone out to fix the broken garbage disposal. We had windows that were stuck open after a repair guy "fixed" them, and a fence gate that never worked right. When I did eventually move out, they made up tons of charges to take away my security deposit. They found ways to charge me for 90% of my deposit, including things like AC Coil cleaning (despite having regularly changed my air filters) and pressure cleaning the driveway. These charges were not mentioned in the lease and if anything should be considered normal wear and tear. They charged me for things I was specifically told I was not responsible for at the initial walk through. They then put me through a frustratingly an unnecessarily long process to even contest the charges, insisting on only communicating through email but taking their sweet time to respond. As a side note, it seemed funny to me at first how every time I would call for maintenance, there was a new person working that department. Before long it stopped being funny. Maybe the maintenance department was so bad because of the constant turn over, or maybe a bad company/department drove away their employees. I am leaning towards the latter, especially after reading other reviews on here. All in all, the house I rented was nice for the price, but Camelot was truly a nightmare to work with. I would never rent from them again, no matter how nice the property. read more

My husband and I have been investors in both South Florida and Las Vegas for over a decade. We have had a lot of experiences with property managers thru the years and realize what can go wrong. We have used Camerlot for almost 3 years and are happy with their services. Prior to Camelot we used two other property managers in Florida which failed miserably. We did not receive our funds, had expenses we could not verify and did not receive any apdates. We also had issues trying to reach these firms. Gary, Christina and the othe people at Camelot have always responded to our needs, paid us on time for the last 33 months, provided our monthly statements and contacted us with any major issues with the property. They have done a good job finidng and placing tenants as well as making sure our property is properly maintained. We aprreciate the feedback and the responsiveness they give us. We are constantly reminded how things can go wrong as our property manager in Vegas does not follow thru and pay us on regular basis without a phone call to inquire about our funds. I been renting for more than 2 years and I very disappoint with this company, they rented next to my door to people who sell drugs and I called them to complaint and they answered me they cannot knocks their door and says them "stop selling drugs" he advised me to call the police so I called them few times ( and my neighbors a dozen times) they arrested them and the next day they came back to the unit. Since them I have the police almost everyday going to my building for disturbs, prostitution, drugs relatives activities and so on...Thank you Camelot for make me my life and my wife more excited. read more

I don't even remember the name of the lady because she's so irrelevant to me now but she's the one who handles offers on rental properties. Horrible person who had the nerve to talk about MY attitude. Hung up on my realtor multiple times, called us liars even though she didn't even take time to run credit/background check, and when I called her to get a better understanding of her unwillingness to work with us, she said that I wasn't allowed to be calling and hung up on me?? (SHOCKER!) I believe her exact words were "This conversation is so over". Uh, ok? Why? Aren't you a property management company? I don't even have to use a realtor to do business with you. TAKE YOUR BUSINESS ELSEWHERE!!! I promise dealing with them isn't worth it. There are other properties out there much better than theirs and will leave you without headache and stress. This is a review of both Kim R, and her comments, and Camelot. First, since Kim left the apartment they have not had an issue with the plumbing. As for the "5 Hours" time frame Camelot called a plumber immediately and they arrived as soon as they were available. As for walking thru sewage that was not the case as the area in front of her apartment was over 20 feet wide and the problem pictures was less than five feet in diameter. STAY AWAY!!!!! This is the worst Property Management Company on South Fl, We've been with them since April 2016 and we are so happy that our lease is about to expire. I can't even say a good thing about them... To start of, when we first got the walk through with Debbie Zetty( property operation manager), the lease stated that landscaping and pest control was included, they were supposedly going to come for landscaping once a month and for pest control as well... guess what? Never happened... landscaping and pest control is on us. This place when we first got it was very abused by different tenants on the past, however we took our time and waist our money to put the house beautiful, the back of the house was like living in the jungle, they were roaches every where, the cabinets were destroyed, the ceiling fans were not in service and the exterior paint was deteriorated . A Picture of one of the reviewer (KIM) reminded me about the horrible experience that we had to deal at the beginning.. Our 2 bathtubs were filled of poop because of the sewer... we did our service request and after 3 days they finally sent out someone which that person obviously didn't fix the problem, so they had sent somebody else the day after... Next.. the ceiling and the fan of the living room collapsed, this was a sense of urgency due to the ceiling being completely detached of the roof and all of the insulation was on the floor. My husband made the service request and they ignored it completely, saying that it was not an emergency, this time was Mr. GARY PACHE and EDWARD DE LA ROSA (very unprofessional btw) who was the property operation ''manager'' at the moment, not to mention that they have lots of employees turnovers. What made me come to this page and express our frustration is that It's been 4 days today 1/26/2017 that our water heater broke, first service request was 3 days ago, they replied that the following day they were going to send the technician to get the problem fixed, the first technician came yesterday so my husband took off work to be at the house while they work on it, the technician left the property with out solving the problem which we are not surprise due to the lack of personal, yesterday we decided to make another service request, CAMELOT never advice us that they were coming in today 1/26/2017 to fix the heater which they never yet fix. RIKKI ALBERT(operation property ''manager'') contacted my husband last minute stating that the technician was waiting for about 2 hours outside. RIKKI you are a LIAR, the guy called my husbands cell phone stating that he was there for 15 mnts and we gave him access immediately. She stated that we had to pay for the maintenance guy who came in today because they couldn't access the room were the heater was located, we are renting only 3 bedrooms in the house, there is an extra room outside which we don't have access to she didn't know that, and started arguing with us. How can you work in a place and don't know about your cases and not only that but start a confrontation with a tenant when you are not aware of the LEASE.? Me and my Fiancée submitted an application to rent out a townhouse to Deborah. We submitted all the information requested including an application fee of $100 dollars per person. Deborah told us the HOA was not involved at the time of submitting of the application and that the process will be quick. She advised us only the Owner and her approval was needed. We received third party news from our realtor that we were approved by the owner but now an additional HOA fee of $150 each was needed. She told us several times before submitting the application and after that her approval and the owners approval was all that was needed. We would NOT have paid $500 just to APPLY for a place to stay. Our realtor have reached out to her several times in attempt to reimburse us the $200, due to the fact she not only lied to us but wasted our time. Deborah has not responded or explained to us why information was omitted from us. During the whole process she would not communicate with my Fiancée and I. She would only communicate with our realtor. This have been a very unprofessional experience for the both of us. We feel like we have been robbed of our money and time. read more

The receptionist yells and diminish you, and taunts you how they try to take advantage of you, and she doesn't care how she talks to you because it's ok with management. Warning! Don't waste your time, energy, and especially money on this place. I am a retired, well qualified tenant with perfect credit and tried to rent a home from this company with no such luck. I go back and forth from Miami to Indiana frequently and my granddaughter lives with me in Miami all year. They told us that I was not allowed on the lease because I would not be living there full time, and that my granddaughter would have to show proof of income 3x the rent because she is 18+. I support my granddaughter and I am the one who pays the lease 12 months out of the year. Why am I not allowed on the lease? My granddaughter tried explaining that to them multiple times, but having to deal with Debra Car, who is just down right hateful, is impossible. (I dislike labeling people but that's truly the only way to describe her). Very distasteful and has a lot of hate inside her. Even had the disrespect to call us liars and hang up on us. We're true honest folk from small town Indiana. Get off your high horse lady. Please, someone explain to me the logic behind this terrible business. As a business owner myself, I am disgusted. As a former employee of this company, ( one of many ) I have to say that there are both valid and invalid reviews here. While I personally believe that the owner of this company has a short fuse and a huge ego, I also experienced many difficult owners and tenants at times. There were several owners who wanted to be notified before any repairs were made to their property and while most would give permission to have the necessary repairs done, a lot of them would later try to refute the cost.Sometimes there would be little or no money in their escrow account so Camelot's owner would often pay out of pocket and recoup from the property owner later. Most property management companies will not do this as it's not cost-effective and often risky. While my parting memory of working for G.P. isn't pleasant, I had wonderful support from my other former co-workers. ( none of whom still work there ) While there, I had the opportunity to work with many wonderful property owners as well as many wonderful tenants. I also had some rather nasty ones and I'm ashamed to admit that a few times I lost my temper with a few of them. Getting yelled at because your drunken boyfriend kicked in your door for the 3rd time or your dope-dealing neighbor is keeping you up at night is not an issue for the property management company. It's a police matter. At the time I was there, Camelot managed 100's of properties from the very elite to the not-so-nice neighborhoods. So my advice to tenants and property owners alike is ' don't have unrealistic expectations'. There are property owners who don't want to pay to maintain their property and tenants who expect top notch everything. While I was there, no property owner was ever 'thrown under the bus' for being too cheap to pay for necessary repairs and most tenants were treated respectfully and in as timely a manner as possible. That being said, I'm sure that there must be some validity to some of these reviews as I personally have known G.P. to be a tyrannical ego-maniac and been victim to his occasional tirades but to be fair, working with so many diverse and sometimes not-so-nice tenants and owners can be quite stressful. read more
