Lived here for quite a bit since August of last year. Despite some homelessness issues (to be expected when living literally 3 mins from central downtown) I've enjoyed the time I've spent here! Chloe and Shar'nae have been super nice every interaction I have had with them in the office has been pleasant and Eddie has been super helpful anytime I have had to place a work order. The Muse has been an unsafe and unclean place to live. I am a professional student who is about to graduate who keeps their place clean and maintained and have lived here for three years. Beginning mid-year in 2025, a cockroach infestation began and I have been battling to keep my living conditions safe since. In combination with the constantly rotating management, animal urine in the elevator, dog feces in the hallways, sketchy elevator conditions, homeless people knocking on my door (who have managed to get into the hallways), and cockroach infestations, I wouldn't recommend this place to my worst enemy. I would have attached a photo of a trap I have made with a sticky label but I am unsure how to on Yelp. It is a photo of a trap loaded with female cockroaches. Nobody should live here, especially students or women living alone, and I encourage staff to try because maybe they would have more empathy regarding the building. Because of the high rates of disturbances and criminals living at The Muse, there is a consistent turnover rate, because of this, most apartments on my floor are AirBNBs which curates those who are loud and destructive. The outdoor has a latch that is broken and doesn't work properly, which allows homeless people to sleep in the mail rooms and to get inside to the corridors and inner areas, there is no proper-working security and be prepared to defend yourself and your belongings at night time. Taking out the trash is a flat rate while we are expected to bring it to the dumpster ourselves, which could be very difficult for anyone who has any type of physical condition. Management lies to new tenants about the conditions of the apartment, no loyalty exists to their long-time renters. Not to mention how expensive it is for a tiny cubicle that doesn't have proper utilities functioning. read more

Don't be fooled by the cheap prices they will try to nickel and dime you for any bit of extra money they can get out of you. Document everything when you move in. I was told by one of the property managers that I would incur no additional fees for early move out as long as I paid the remaining amount I had left on my lease. An extra $1308 by my math that I know have to contact them to dispute or take them to court over. Not to mention the unsafe living conditions with the "security doors" that anyone off the street can access. If you are new and moving to the area for work or school just spend the money to live some wear a bit nicer because this place is going to cost, you in the end. read more

Do not live here, do not send your students here. While it's proximity to campus is advantageous, there are no other redeeming aspects of this complex. The staff is incompetent, careless, and lazy. They do not care for their tenants, it is all about money. Repairs will never be completed, if they are they are done poorly. I have has repair people mess with my personal items while in my apartment to repair. Moreover, it is incredibly unsafe to live, police are there nearly every weekend. Homeless people harass tenants in the parking lots. Also, the parking availability is not viable for all the tenants. Good luck finding a parking spot after 8:00pm. I would never recommend staying here, neither as an Airbnb. Also, it is filthy and they do not care to clean the hallways. read more

TLDR: JUST DON'T. Buckle up. I just PCS'd to Offutt with my husband from out of state. We were looking for a place to stay relatively close to the base for our 10 days of TLE since we have dogs and there was no availability at the hotel on base. I went through booking.com and picked the ground-level 1BR BnB here because there was a little kitchenette, washer and dryer in unit, and a courtyard, so it would be convenient for the dogs. The entire duration of our $1k+ stay, we received no housekeeping service. The little trash bin outside of the building for pet waste stayed overflowing with trash and poop bags spilling all over the grass. Half of the gates to the outside are broken. There are junkies all around the property begging for money and harassing tenants/guests along with garbage, pill bottles, etc. surrounding the property outside of the gates. It was very much giving college dorms in the hood. Spend your hard earned money elsewhere. If you're military, go somewhere else. You and your family deserves better bro/sis. The icing on the cake was the email from booking with the property requesting "$200 damages" from our stay for.... Wait for it... ... PILLOWS and ... pet hair? Our dogs are hypoallergenic. Also, I deep cleaned the entire place before we left (swept, mopped, ran the dishes through the dishwasher, AND cleaned all of the linen) WITH MY OWN CLEANING SUPPLIES since we couldn't even get a roll of toilet paper from the hosts while we were there. The most expensive and the worst place I've had the unpleasant experience of living at. $1000 for rent to live in a cubicle that the AC doesn't even work. The hot water is only enough to do dishes so you either pick to do dishes w hot water or take a warm shower. The amount of homeless ppl around the property is also ridiculous. The front desk ppl are mean and they really don't care about you or your living situation. Moving here was the worst decision that I ever made and I do NOT recommend this place. I lived here for two years. The place often smelled, whether it be of weed, cigarettes, or animal piss. The security was truly terrible, as many people would try to sneak in through side gates and the gates were often left open or broken. While I was there, a man shot himself in the parking lot and another was pistol whipped, forcing Omaha police to put the unit under survellance. The incident where the police stacked trash on a lady's car also happened at the muse. The homeless shelter two blocks down the street ensures that you can get many people soliciting you for money or leaving their stuff on the street outside the entrance. How fun. The lawn was full of dog crap that owners or maintenence hadn't picked up, forcing one to watch one's step wherever they went. Maintenence fixed issues with the apartment quickly and effectively, which was a plus. My roommates often complained of the front office being disorganzied and inconsistent, and we actually were told the wrong mailing address of the place during the first six months of living there, before someone realized the error. Before I moved out, I called the front office and asked them whether minor scrapes and damage to the walls would be charged and described the damage to them. They had said it wouldn't be, so I moved out without issue. They charged me and my roommates $300 for it and when I disputed the charge and mentioned that the front office had said we wouldn't be charged, they still maintained the charges and never admitted to wrongdoing. Don't live here. This place is horrible and it all starts with the management. They have so many people on staff yet nothing gets done. The front gate never works and their latest solution has been to put a chain around it and deal with it later (and by later I mean never). The elevator is out of service and has been for a while and when asked when it will be fixed or when someone will come look at it they have no idea (they probably have not even called a technician). Obviously they don't care about people with disabilities who might rely on the elevator because it's not a priority at all. If you get locked out of the apartment outside of business hours (a strong possibility since they have key fob locks that they don't know how to fix) they won't answer the "emergency phone line" all night and will treat you as an inconvenience when you beg them to let you in your own apartment when they finally get back to you (14 hours later). The property manager (Regina, the most incompetent person I've ever met) won't even apologize for not doing her job and will expect you to wait hours more because she misplaced the master key (which was never actually found). Overall horrible lock out protocol. They never clean and the hallways smell horrible. Seems like all the staff does is plan little pizza parties or the like instead of fixing the actual issues of the building. Also they say their office is open til 6 pm, but you can expect it to be deserted by 4 pm :) Expecting a hot shower after a hard day at the work? Well you only actually get 4 minutes of it, maybe less in the cold winters. Overall this place is extremely expensive for what it is (a shoebox) and where it is. The area is not great and you'll be woken up by police sirens many nights. The management is there to make your life more difficult and leave you frustrated by their severe incompetence and indifference. Rent is too high. First, listing for the apartment is misleading. Upon moving in in May 2022, it has units as if the assumption you're moving in w/ a roommate. I expressed I wasn't a student, they moved me in at $765/month, only to be told months later "they made a mistake." Before my lease ended the first year, tried to work w/ them to work something out or be grandfathered in, bc in the current climate over the past 1-2 years, doubling someone's rent off a "mistake" where there's been constant shift w/ management, leasing personnel, etc. is inconsiderate. And for a complex that advertises themselves as "college friendly", they do not work w/ people and everyday struggles, personal issues, at all. Most college students don't come in w/ full-time jobs, so to charge late fees by the day, constantly keeping people in a hole, not taking partial payments, having leasing staff cold transfer you or hang up in your face when you're trying to speak w/ property managers. No profrssionalism. The "maintenance staff" are up early every morning just to talk loudly on the phone and gossip about their personal lives rather than fix basic things around the complex. The entry gate on the east side had been broken for MONTHS (at least 6), but maintenance would purposely close them knowing tenants needed to get in but fobs don't work bc the entry point is broken. And if something happened w/ non-tenants entering or God forbid a theft, they blame the tenant as opposed to taking responsibility as a staff and a property management group. Upon moving out, forcing tenants to have keys and all things out by noon on a weekend when some people only have work, other things on their schedule is inconsiderate and just flat out inhumane. Then you have staff purposely walking around looking to charge you if you're not out by a certain time, threatening you to charge a whole month's rent for being a fee minutes or hours over. Moving is physically, mentally and emotionally taxing on all parties and to literally hold that over people's head an threaten to purposely add fees just bc a person may have opposition to that is literally evil. I turned my key 30-40 minutes late ONLY for the sole purpose of being able to get back in as I still had stuff to move and didn't want to be locked out of the complex, and everything was fine when I explained that when I dropped them off. Just to have the regional manager - black lady, do not know her name - go behind and purposely charge just bc I was not out at 12pm on the dot. When trying to explain that hey, it's been only me, the one person I had helping came later, she did not show any empathy or consideration and went back in the office again and told office personnel to charge $75/hour as she seen us getting everything together. Vindictive. No humanity, empathy or anything of the sort whatsoever. No one benefits from the fees, you clearly see people moving out, there's no tenant moving in that same day, the fees aren't a bonus for apartment staff or are added on as a commission so what's the point? All the negative reviews that have been left via Google or otherwise over the past few years especially recently will not go unnoticed. This complex and the company running it really need a reality check and to learn how to work w/ people. As someone who runs an after school program and works the front line w/ kids, family and community every single day, my experience w/ Muse has been unacceptable and would not wish it on anyone. There's so many other things and negative experience I can share and have shared before in these reviews. I broke the lease ~2 months ago due to stealing from my apartment. I am not sure when that happened though (I didn't have a roommate). I was trying to ignore my thoughts, but I found a muse t-shirt that is not mine (I have never gotten one) inside one of my drawers, and I have a picture of it. This is a huge evidence that somebody entered my apartment and opened my drawers. If I can give this place a ZERO I would, honestly negative if I could! First of all they take forever to contact you it doesn't matter if it's for a showing, you signing your least, or even picking up your keys be prepared to call them 5+ times before they have any actual answer for you. They make you sign a lease before even seeing a unit. Then on top of that they were trying to make me pay for days I didn't even stay in the unit and also the month I was about to stay in it. I didn't even have the keys yet they wanted me to pay for days I didn't even step foot into the apartment. The property manager told me it was okay to switch my move in date to the 1st and gave me my new balance. But a day before the first I had to call them 3 times and they then told me I still have to pay the days I didn't even move in. They are extremely unorganized, extremely unprofessional and honestly just money hungry. They have no idea what they are doing and I mean no one in the office knows anything about anything when you ask, you have to call them 5+ times to get any response from them because when they say they will call you back, good luck they never do! I've been living in the Muse over a year, and I highly don't recommend living at the Muse. Safety issues: One of the major issues of living in the Muse. The gates are often not working. One time I had to walk to another side of the building under the pouring rain to use another gate. It's also unsafe when you have walk to another side of the building at night. Sometimes the gates are propped open. There are homeless people walking around the building. I've seen them trying to break into the building (unsuccessful). My friend who also lives at the Muse told me that a stranger knocked on her door in the middle of the night. The parking lots don't have gates, and some cars got broken into. Pest control: Poor pest control. I've seen mouse, cockroach, spiders, and countless fruit flies in my apartment Maintenance: In December, 2020, My apartment were out of water for a week. I called and placed an emergency work order on the first night, but no one came to check or fix it. Later, the staff let me use another empty unit, but it was very inconvenient to move to another unit when I had to use water. It took them a week to fix the water issue, which isn't acceptable. AGAIN on Jan 1, 2022 (today), my apartment is out of water. I called the number they gave me for emergency work order, but no one responded. Emergency doesn't have holiday. I expected someone would be on call during holiday. So if you choose to live at the Muse, you better pray for not having any issues outside the office hours. My roommate had a water leakage issue in her bedroom, and they weren't able to fix it. Also, there was one time I placed a work order because my garbage disposal was clogged. Three males, one was holding a beverage and one was eating snacks, came into my apartment to fix it. They scared me because they were like random people coming into my place after hanging out together. They were not holding any tools and didn't show their IDs. I let them in because they knew my garbage disposal had problem. I emailed the office to let them know my concern, but they didn't respond. The machine in the gym has been broken over a year, but no one attempted to fix it. Package delivery: You have to go to the office to get your packages every times, which is very inconvenient. Just imagine you have to carry the heavy packages all the way back to your unit. Your packages can't be delivered on Sunday because the office is closed. My amazon package got returned to sender because the office was closed. Smell/hygiene issues: I often smell marijuana in the corridor. One time, someone peed in the elevator. Residents leave their trash in the community area. Staff: I constantly see new faces. They changed my bedroom lock. It has been half a year, and they still don't have the new bedroom key for me Given all the negative services, they're still INCREASING the rent for next year!! read more

Apartments themselves are beautiful and conveniently located, but are not very safe to live in. Homeless people frequently are able to get into the complex and even the buildings. As a young girl I have had to encounter sleeping homeless men in my trash chute, and no action was taken by the apartment staff to make the area any more secure. Police are at the complex monthly. The gates that secure the area have been broken most of the time during my 8-9 months of living here so far, and the staff seems to really not find safety that big of a priority. read more

This place is the worst place I have EVER lived and I have lived more than 10+ places. The only nice genuine person is the maintenance man. They shut off our water for 4 days with no alternative and have yet to reimburse us. During the water shut off they sent 2 other messages saying "another pipe burst" and that was the only update. They let people's dogs COVER the property in urine and feces and most of the gates are broken for 6+ months. 5+ people sit in the office doing ABSOLUTELY NOTHING all day since they can't even respond to a single email. The elevators is always filthy and covered with shoe prints on the wall or dog pee. Do NOT pass over the horrible reviews I did so and regret it. They never keep up with landscaping and the property is covered in trash a lot of the time. They pretend to be kind but do absolutely nothing to help with your experience of living in this horrible place. The hallways have 0 sound barriers so you can hear EVERYTHING. The people who live here are obnoxious with dogs who jump on you 24/7 or bark all day long. People who live here come in yelling in the hallways or slamming doors or playing music extremely loud. Not student friendly. This place sucks more than I can even comprehend and I regret walking on this property every day. I can't imagine what it's like to work here every day and lie to everyone's face and ruin people's days with a smile on your face. Please do not move here. If you value your physical and mental health, do NOT move here. My roommate and I have been trying to get our air conditioning fixed for two weeks now, and they have done nothing. We have put in multiple maintenance requests, which the staff immediately canceled before anything had been fixed. Then, they sent a passive aggressive email to all the residents asking us to not put in so many maintenance requests. Both my roommate and I went in to the office to speak about this multiple times, and we were greeted by rude and incompetent staff. The last time I went in, the staff member was wilfully unhelpful and acted like I was annoying her. They then sent us an email saying that they would get us fans for the time being, which they never did. All of this, on top of them never giving me a mailbox key, having horrible security (People jump the fence all the time), and the horrid smells in all the hallways, this is probably the worst place you could live in Omaha. read more

I wrote a review three months ago and only have more negative experiences to add. This is worst place I have lived at. I had a mechanical issue w/ my door and was locked outside of my room. No one answered the phone to come resolve the situation and after waiting outside for an hour finally got a hold of someone who said they would come help. All in all they never showed and I had to go spend the night somewhere else. I do NOT recommend as the communication is EXTREMELY poor. In particular Krystine Malpica the manager does not resolve anything, she will not reply in a timely fashion and you can never get a hold of her. When you really need help she will just list off excuses as to why she failed her role as a manger and this is your fault. On top of this the gates never work I am always having to walk around trying to figure out how to get in. As of recent they have been giving room tours and keep walking into my room while im am there which I did not agree to have my room be a show room. This should not be a accident that ever happens as that is a complete invasion of privacy. Overall find anywhere else to live, because if you experience an issue Krystine Malpica will not help. I was supposed to move in August of 2019 but they had not yet finished the apartments so I had to live in a hotel for over a month before they allowed me to terminate the contract with them (3 months later). After living in the hotel, I was able to "move in" to the Muse apartments but my room had 0 amenities. I only had my bed, no sink, no stove, no microwave etc. Horrible place. I have talked to many muse employees and have gone in for a virtual reality tour. Each time I have visited, the staff has been unprofessional and dishonest. I have been lied to by employees multiple times. The complex is very expensive for what you get. The rooms are tiny and the amenities are limited. The deals they offer may seem enticing, but in reality it appears shady. This business is very questionable and I would not recommend leasing from here.
