The short version: Moya is the VERY BEST and made my buying experience a real pleasure (despite all my hesitations about getting into this market). Here's the detailed version: I began casually viewing homes in the Oakland area in May of 2024, having rented in the city for three years. I was skeptical of my ability to purchase a home in the Bay Area, since I'm an artist and independent contractor who gets the bulk of my income in lump sums at irregular intervals. My hesitance about the home-buying endeavor made me reluctant to commit to partnering with a realtor (I don't like pushy sales people in any industry, for one thing), and the first few I met at the occasional viewing weren't particularly good at communicating what the process looked like, or whether my imagined budget could actually get me a home I would want to live in. My partner and I accidentally met Moya in mid-June when we wandered into an open house that we'd happened past. Immediately, Moya struck us as extremely knowledgeable, warm, and patient enough to walk a first-time buyer through the entire process. I came to learn that she's upfront and honest, and a top-notch communicator, which is important when you have so many moving parts in home-buying. She helped me understand the market and gave me enough information to understand how to create a budget, considering a down payment, mortgage rates, closing costs, and possible renovations, depending on the condition of the property I purchased. One of the things I immediately appreciated about Moya was her positive outlook regarding my likeliness of finding a home that I would love. Previous realtors seemed indifferent, if not outright pessimistic, and I've learned, in business dealings, that an agent who expects to fail will be right every time. Moya began showing us better quality homes than some of the other realtors I'd worked with for a short time, which I credit, in part, to her being native to the area, and having been raised in the industry. Together, we found several houses that were of interest, though some of these selections-which looked great to me at first-had issues that Moya was able to recognize and point out (such as signs of foundation issues) and she was able to help me understand the considerations for moving forward with these. As we narrowed down our search, Moya was really great at learning the style of house I like, and the priorities I didn't immediately know I had, but which became apparent after a good deal of searching (over about 3-4 jam-packed days-so not that long). I travel a lot, so the search had to go on pause for a week or two. Then, in late July, we located the house that was turn-key that fit my budget, that I fell in love with. Through this whole process, one of the many things I learned was that the listed price isn't necessarily what the seller is expecting (they expect more in this market, depending how long the house has been listed). Moya-as warm as she is-turned on her aggressive negotiator hat, and negotiated the seller down significantly to a price that was agreeable. What's really impressive is that, once the inspections were done, Moya was able to get me approximately $30,000 back in credits toward the closing costs, which made the final price comfortably within my budget. We closed on August 12, 2024, less than two months after we first met (with lots of gaps for my travels). As a bonus, Moya was there for every step of the closing process, including keeping my lender on task. She also had fantastic recommendations for vendors I could use for the minor upgrades I had in mind for the house. She was also great at making herself available for my questions long after the closing, and even followed up with vendors to make sure they were doing a good job for me.
