Keith helped me close on my house after another lender dropped the ball…read more I was in the middle of purchasing a home and was using another lender when I received a call that there was a problem with my mortgage application. I am a veteran and was using my benefits to get a VA loan. The loan officer said that after reviewing my tax returns, they could no longer do the loan. I had asked this loan officer to review my tax returns prior to finding a house because I am self employed and I know that sometimes lenders get picky with self employed people. Well long story short, here it was a few weeks before closing and now suddenly there is a problem with how they are calculating my income! Apparently the loan officer either calculated my income incorrectly or did not know his own bank's rules. My accountant had given me Keith's name previously but I didn't call him at first because I had already applied with the other lender. I called him and explained the situation and I am glad I did. He was able to work up an approval based on the same income paperwork I gave the previous bank, he said it was because he has lenders that do not add their own stricter guidelines on top of the VA rules. They just follow the VA rules as they are written. I was also impressed about how he kept me in the loop as to how things were progressing. He was always available and answered all my questions. We were able to get the appraisal transferred from the other lender and all of the paperwork completed quickly. We ended up closing on time. He helped make a stressful situation less stressful. I would recommend Keith to anyone looking for a mortgage. I recommended one of my friends to call him recently.

He guided me through the entire mortgage process and ran through the numbers with me on a lot of houses to let me know the payments and the amount I would need for closing. I know I had a lot of questions and probably was kind of nervous about buying my first house but he was always patient and informative. His calm nature made me feel calmer. The whole process went smoothly from start to finish and wouldn't hesitate to use his company for my mortgage again. I told my brother to call Keith to help him buy a house and my brother says he agrees that everything is going well with his home purchase too.

We were trying to buy a second home in Pittsburgh and after six weeks of going through the mortgage application process, our bank of over 30 years told us days before the closing that the property did not qualify as a second home and that they would not consider a mortgage for a condo as an "investment property". We were on contract and were left hanging by our bank. That is where Jim Martin comes in. Our real estate agent suggested we contact Jim and from the start, Jim had a can-do attitude and worked with use to get the loan we needed. We were in constant contact, and Jim was super responsive, even replying to email and text message after normal hours. He made it a point to give us rates daily as we were working to lock in a rate and pretty much held our hand throughout the process. It was a much better experience than what we received from our own bank and our only regret is that we wasted time with our bank and didn't go to Jim first. You will not be sorry with Jim as your mortgage loan officer.

FIVE STAR EXPERIENCE!…read more We hired Courtney as first-time homebuyers on a recommendation from my sister who raved about how awesome she was for her home buying hourney. My sister undersold her. Courtney went above-and-beyond every step of the way. We began our home search when our local housing market was booming & fast-paced. We were a bit unsure on how the process worked & Courtney met with us (in the evening, after we got off work I might add) and talked us through the entire process. She did not rush us and answered every one of our questions to make us feel more comfortable. She explained that unfortunately we would have to act fast on offers, but she would make sure we were comfortable before doing so. When it was time to visit open houses & schedule evening home tours, Courtney was always available, even if we gave less than a days notice! She always requested disclosures and had them in hand (if provided) and explained the high points of each area of the home and what to pay attention to. She was very friendly and professionally-dressed at the open houses & would chat a bit with the selling realtor to get the 411 on any offers and interest already on the home. Our first offer was done at 10:00pm the day before Thanksgiving- and Courtney stayed in contact with us to ensure it met the sellers' deadline. We unfortunately went through a personal hardship & informed her that our search would be put on hold for a few months- she was gracious and very understanding. When it came time to search again, we called her and she immediately began getting back to work. We could tell Courtney had a larger list of active clients and her schedule was filling up (we were thrilled for her because she's earned it) but she never made us feel less important & always gave the same level of service with promptly getting back to us & scheduling tours! She checked in with us via text message every few days which was wonderful. When we found our forever home, she helped us in writing up the offer & the contingencies she thought were the most beneficial for us to ask for. She also pushed for every possible disclosure that the sellers might be holding on to and that greatly helped to ease our mind in the inevitable what-if's that popped up throughout the process. The mortgage process was downright frustrating, as we chose our own lender. Courtney could not have been more helpful & did everything she could to make the process a bit easier by reaching out to them personally when they were giving us a hard time and sticking up for us when they dragged their feet. The sellers agent, several employees at our mortgage lender, and even the title insurance guy told us "you snagged a good realtor - you guys are really lucky" because she had already laid the groundwork and formed a relationship with them and forced them to stick to deadlines. All of this is just foundation for the true mark of her professionalism & dedication to her job. When, a few days prior to closing, we were told that the front porch railing paint was 'peeling' and needed to be addressed, the sellers were uninterested and just waiting for their cut of the sale. Courtney went to the home (with permission of course) and painted the porch HERSELF! She later told us that the sellers negligence was not worth losing the house & she was willing to do anything to ensure we got the house we came to get! I cannot sing her praises enough. Courtney is a one-in-a-million realtor and will not let you down. She's not going to go off the grid or drag her feet. She will do whatever it takes to hold up her end and even take on some of your end to make sure everything goes as smoothly as possible. I know that this is showing already with her growing list of clients, but I am confident that her schedule could fill up completely and she would still find time to give you your second house tour because you can't make your mind up. I would highly recommend Courtney Tolner for your buying/selling needs. She will make the process as easy as it can be!

Talked to a woman today. Not sure if she actually an agent or a receptionist. But can we say not…read morerude but arrogant? How hard is it to be civil even if you are having a bad day. If your doing some big deal and I'm just not important enough to be acknowledged then just deal with me another time. Its real estate. You people are a dime a dozen. Not like it was before the internet.

I had such a bad experience with this company I could write a novel but I will try to just point…read moreout some issues. Be informed that's what I say. I had a 203k fha loan with a house from HUD. the first person working on the loan pretended for 2 1/2 months he was actually doing my loan.....yes pretended. He was in the hospital. Gsf lenders work from home, there is no office just a main branch out of state they check in with so I guess he thought he could do all his work from his hospital bed. After I was getting late fees from Hud because loan taking so long I called supervisor and he assigned another person to take over. The closing date got moved at least 3 times, one of the times because underwriter went on vacation (yes they have ONE underwriter). Between extensions at $375 each, underwriter editing loan at least 20+ times all contractors involved, my realtor and me were just so stressed and ready to walk away!! Finally after 5 months.....yes 5 months the house finally closed. Trust me there are hundreds of issues I did not even mention here. But if you are reading this and are considering gsf mortgage......run!! Don't look back. I implore you to find somebody else. After that stressful awful 5 months with this company it took me at least 6 months to just get back to normal and unwind and let it go. I have truly never been so physically stressed out like that before. I wish more people would have put honest reviews online so I could have at least known tried another company. Also of note 203k fha loans from gsf mortgage are advertised as something they specialize in.... that was definitely not true. Nobody knew what they were doing.

We had the pleasure of working with her to buy our first house in Dormont and to sell that house seven years later and purchase a new one. PATIENCE is key in this process. I cannot say this enough. I always had this vision of a real estate agent being super pushy and aggressive with their buying and selling tactics. This is not the case for Sara. We took nine long months to find our first house in Dormont. She never pressured us to hurry up. I was talking to a friend one day who's a former real estate agent and they were like, I would have dropped you a few months in! So clearly you know Sara is patient. I loved that she got to know us enough that we'd walk into a house and she'd be like, NOPE, not for you. Again, never tried to push her opinion on us unless it was asked. And I did explicitly trust her with her opinion of houses. We finally found the right house for us, and of course negotiating was stressful, but she offered advice at every turn and was able to guide us to a successful deal. Then seven years later we were ready to move to a bigger house and sell our old one. Now I realize THAT is the stressful part... Selling your home! I was way overconfident with the market being hot and thinking we'd have some sort of bidding war on our house in the first week it was on the market. It was not. In the overall scheme of things the house went fast, about a month after we listed, but I was caught up in thinking our house was the most amazing perfect house ever and how dare anyone find fault with it :) We got a deal we were comfortable with and that closed our chapter there. With the new house, we searched and secured a deal on buying it before we sold the old one. We looked for about six months and I was so indecisive. I just couldn't find the "right" one. Sara again was very patient with us throughout the whole process. We looked at a lot of duds and finally came upon our future home. I was still not entirely sold but Sara was able to gently point out the good points and then eventually negotiate a great deal for us. For the neighborhood, we really lucked out. To this day I still say to my husband we got a steal on this place. Negotiating was SUPER STRESSFUL but Sara was always there to talk us through the inspection issues with both houses. Calm and cool always. Now I'm sitting here in our house after a year and am so happy and would gladly refer Sara to everyone who asks... Which I do all the time! Thanks Sara, you're the best and you'll be in good hands when you choose her as your agent!
