We have had great experiences with Victorian Finance. Joey Starcher did our original loan in 2016 and he went out of his way to accommodate us. At the time I was working out of town and he was able to meet with us as we were driving through the area so we could sign our paperwork. Then in 2019 we refinanced our loan to take advantage of dropping interest rates. Again, it was a smooth and seamless process. I can't recommend this mortgage company enough. It was a quick and simple process each time. If we are in need of another mortgage lender in the future, Victorian Finance will be our first call. read more

This company will sell your mortgage off with with no consultation to the client. They sold ours off to PHH mortgage. Why is this bad? Because if you are Veteran with service connection benefits I.E property tax exemptions you will never get ahold of anyone who can actually help you and you guessed it Victorian finance "didnt / doesnt know" Why does Victorian Finance get 1 star for this? because they come off friendly and "honest" but dont even mention a word on mortgage sell off. I hope this review is read before any other Veteran uses this company. Our rep was nice and helpful on the front end. read more

While the company did inevitably fund my mortgage the process to get there was a nightmare. The lack of communication and the need for me to follow up on all emails and tasks multiple times made the experience a nightmare. This was my first home purchase and I believe it would not have gotten done if I wasn't in the real estate industry. Truth is what was supposed to be a 60 day affair for the type of loan I got turned into nearly 120 due to a lack of urgency by my loan officer. I suggest not using this company if you are searching for a more stress free way to acquire a home loan. read more

RUN!!!! Buyer Beware!!!!! This is the worst and most unprofessional company I have ever come in contact with. My loan was scheduled to close on 09-28-20. They waited until the day before we close to tell us my income could not be used because I worked through a staffing company for a year in a half mind you. They asked us to find a co-signer of all things the day before closing. We have wasted so much time and money with these people. For a whole month they told us everything was good to go. We have switched lenders in hopes to savage what we can so please if we can save you the trouble and say don't use them. Go find a more reputable company or bank! read more

Obtaining a mortgage through Victorian was one of the most horrific experience of my 61 year life! Chuck Spirer is inept and completely incompetent. We trusted our agent who claimed great success with Victorian, 1st mistake. We needed a bridge loan and were assured that Victorian was capable of handling this, 1st lie. We were assured that Victorian had a smooth process and a good working relationship with Clearview Fed C.U., 2nd lie. We were assured that Clearview was a competent lender, 3rd lie. Each time we tried to contact either entity we spoke with someone new/different. All parties were completely clueless as to the status of our loans AND how to proceed. In addition, Victorian and Clearview NEVER communicated with each other. At one point, after weeks of phone calls, office visits, begging and cajoling, we found someone who would acknowledge our existence and work with us, Tereasa Mann at Clearview. She had no qualms in admitting that Victorian in general and Chuck Spirer in particular do not and will not communicate. Therefore it is up to the PAYING applicant to do all of the coordination , leg work and organization. At one point on one of many phone calls with Chuck Spirier I asked flat out; "What am I paying you for?" He could not answer. Were it not for the Herculean efforts of my wife and me we would not have closed on time. Also today, 50 days after close, I got a letter that informed me that Victorian has already sold my mortgage. Save yourself a truckload of aggravation, sleepless nights and ulcers. Avoid Victorian and Chuck Spirer at all costs! read more

Our home purchase in the summer of 2013 posed some unique challenges given the extended close time, 90 days, and general volatility of interest rates throughout the summer. Victorian Finance was not helpful in helping us navigate these challenges and added substantial anxiety to the home buying process. We had an offer accepted to purchase a home in early June with closing to occur in late August. We were working with a realtor from Coldwell Banker. Coldwell Banker refers clients with financing needs to Victorian Finance. We decided to go through Victorian Finance even though we liked our mortgage broker when we purchased our first home because we thought it would be beneficial to our agent who we really liked. Given the extended close we were not able to lock in a rate right away. Since this is standard practice this was understandable. Even though we couldn't lock in Victorian wanted to get started on the documentation required for the mortgage which we provided and confirmed with Victorian they had received it. The problems began 6 weeks later when we had to prove our financial viability to the seller. Our contact at Victorian was on vacation and his associates were unable to locate our documentation so we had to re-send everything. It's summer people are on vacation it happens. What I felt was egregious was that instead of taking responsibility for the oversight Victorian communicated to the sellers that we had not bothered to provide the documentation needed to obtain a mortgage. This was especially problematic for us because this gave the sellers the chance to back out of the sale and this was a possibility because they were having some challenges in closing the sale on the house they were buying. This would have been a devastating outcome for our family because we had sold our home with a traditional 60 day close and had already moved and were temporarily living with a relative. Luckily things worked out and we were able to proceed with the process of buying the house. The next problem occurred when we tried to lock in a lower rate when it became available. We immediately locked in our mortgage when the opportunity arose 60 days before our close. We had the opportunity to re-lock once if interest rates moved in our favor. A few weeks before the close rates moved down and we decided to execute the option to re-lock. When we contacted our representative to facilitate this we received notification he was on vacation again. Shouldn't have been problem anyone could help us with this. Unfortunately our representative's colleague who attempted to assist us misunderstood the parameters of our mortgage and told us we could not re-lock. By the time our representative was back from vacation and things were sorted out we had missed the opportunity to lock at the lowest rate possible. This is going to cost us $30 a month for 30 years or over $10,000 in total. The final issue was relatively minor. As I mentioned we provided documentation first thing when we started the process of buying a mortgage. Well it turns out all of the documentation was out of date by the time we had to close so we had to re-send everything. Given Victorian was unable to located the documents when they were initially required this was a frustrating turn of events for us. My rating is 2 stars because we did get a mortgage in the end and were able to move into our new house. Given the challenges of dealing with Victorian though I would not use them in the future and would not recommend them. read more

As I mentioned in my Keller-Williams review, I closed on a house in Beechview this morning. My friends and family were blithely stunned. I am still taking it in. My fixed FHA rate is just 4.12%. Not being a financial expert, I cannot intelligently explain all the details, but DJ Hammel and Caroline Petz of Victorian Finance did everything in their power at the 11th hour to get me to close on time and to get me what was the best deal I could have ever gotten on a new home at this point in time. Victorian Finance: Recommended. If they got a nervous homebuying newbie like myself through the process, they'll do the same for you. P.S. The loan officer also happened to be a notary public and stamped a gas form for me while we were at it. read more

STAY AWAY!!!! Victorian Finance is not the company that you want to work with for your home mortgage. When we used them to purchase our first home last summer everything started out fine with Noemi Rodriguez. Things started to go downhill when we were asked to keep submitting paperwork that we had already submitted to them and the response time from Noemi started to drag into days instead of a few hours which would be expected in the internet/email/cell phone age. The real kicker was their appraiser was so appallingly out of touch with the real estate market that when they came back with their appraisal - which they sat on for about 2 weeks giving us little time to challenge - the appraisal was woefully under market value and would have been laughable if it hadn't caused a last minute scramble to come up with the 20K shortfall between appraisal price & purchasing price. What's even worse is that we now receive monthly 'Home Reports' from Noemi/Victorian Finance that are still woefully out of touch with the comps in our neighborhood from June 2021 (when we purchased) to the present day. Example - house in our neighborhood, similar size (slightly smaller but same number of bedrooms & baths) was listed for $378K just yesterday. On Tuesday of this week I received the monthly report and Noemi/Victorian Finance are trying to tell us our house is worth $309K...Realtor.com est. $381k, Zillow.com est. $378k, redfin.com est. $354K. Stay away from Victorian Finance unless you're ok with getting screwed by their appraisal department! read more

I never could have anticipated the mortgage process being such a breeze, but with Chuck Spirer, and his team (Caitlin Kennedy & Donna Howard), that's exactly what it was. From the start of our home search just before the pandemic in February of 2020, until we finally found our dream home in June of 2021, Chuck was wonderful. He was patient and kind, thorough and informative. There was never a time when I wondered what the status of our loan was, or wasn't completely clear on what the next steps were, or what documents were outstanding. I wish I could hire Caitlin to manage my life as well as she managed this mortgage process. Caitlin provided updates on where everything stood, every couple of days, and made everything so easy. She even color coded things with red, yellow and green. It was awesome. Donna was always clearly communicating what was needed, and was really helpful in assisting with locating documents that I didn't have readily available. We closed on July 16th and I've heard from both Chuck and Caitlin a couple of times, checking in, letting us know they're still around for whatever help we might need. I cannot say enough good things about this team, and I highly recommend them to anyone. On several occasions our real estate agent also commented on how she had never worked with a lender that communicated as much, or was as thorough. Thank you, Chuck, Caitlin & Donna... for everything! read more

Absolutely the worst experience I have ever dealt with. As I sit at this moment filling out closing paperwork, I asked for a check list of everything I needed at the beginning. Never received such list. And they misplace paper work to distract and confuse you. And I'm getting back no where near the amount I was supposed to after my deposit and sellers assist I lost out in another 1000+ dollars. They also made my fiancé cancel a dispute with the credit agencies, which would have cleared by the end of the closing time costing us another $400. When further investigated the account we paid was paid in 2009. Lois is a pain to deal with and Ernie just didn't have the numbers right. All and all I was rushed to hang drywall to hurry and close and that was a month ago.... So I got ripped off for that job as well another 320 down the toilet. I would highly recommend going to your bank and abound these people at all cost! read more

A unprofessional company that is a major rip off!! They won't answer my emails and when I call in they hang up on me. Basically, they preapproved me for a loan without actually reviewing my information and then notified me a month later and just 2 weeks prior to closing and after I paid for my inspection and they charged me $600 for an "appraisal" but will not provide me with my report and then later told me the appraisal was canceled. However they refuse to refund my $600. Do NOT ever provide them with your credit card info. There are HIDDEN fees associated with this company and they will pay themselves as they "see fit" which is credit card fraud but then they don't reply or accept any communication from you after they take your money. Strongly recommend NOT using this company!! Would shop elsewhere or they will empty your pockets!! read more

You heard of "Buyer Beware". If you are the seller of a property and your Buyer is using Victorian Finance for the mortgage, BEWARE! Even though I was presented with a pre-approval letter from the Buyer/Victorian which stated it was based on 2 out of the 3 credit reporting agencies, my Buyer was not able to quality for the loan based on their credit. When I asked Victorian why they would issue such a letter, they responded that it was based on what the Buyer told them their credit "should" be due to the fact that there were errors on the report. I then waited for months while Victorian tried to straighten out their credit. In the end, the Buyer chose to terminate the agreement since they could not qualify for financing. read more

Joe Pappas pulled multiple rabbits out of hats with our mortgage. He even said his end goal was to go above and beyond expectations. When most banks would not give us the time of day, for months he worked with us giving us pointers in raising our credit scores, lining up proof of income letters and literally walked us through the entire buying process from start to finish. It was challenging yet with his constant being there for any and all issues or concerns, it made the process almost seamless. I completely recommend Victorian Finance for your mortgage needs. read more

I have been trying to purchase a house through Victorian Financial. I have read several of these reviews and the reporting is mixed. My experience has been terrible. I am unable to close on the property. They tell me that I was approved but that they cannot get the proper documents to close. I think that it all depends on the experience level of the loan assistant. I have had two, one was let go, the other has not done any better job, now my loan has been kicked up to the manager. My buyer agent is also livid and will not do work with this group in the future. She has had two buys through this agency recently go very bad. They hire such inexperienced people at dirt rate wages - what should one expect. My credit rating is almost perfect and higher than 800. I have three times the down payment sitting in the bank. My debt to income ratio is 14% which is excellent I have no claims against my credit report I have several payed equity loans in recent years all on time and on schedule. I am not a novice, purchased five houses and built one - no problems. When they gave me a pre-approval they sent me a letter and told me to sign on to their web site. Once on the site there were zero instructions on how to use the sight to create a proper set of documents. Oh, there were lots of documents but just pages on pages of disclosure papers required by the government. All papers were related to getting pre-approved - selling and nothing regarding how to close. Since I had been through the loan process before I sent them items such as tax returns, W-2s, tax payment stubs on my existing properties, bank statements, brokerage statements, etc... This was to the first employee. Next thing I know she sends me a request for bank statements she already had been sent. She lost them and I had to send them again. When the new person took over they could not find any of the documents I sent previously. She repeatedly sent requests for items she already had. Mean while time is going by. Turns out that she had them and did not recognize what they were or did not look closely, easier to send another e-mail !!!!! They filled out a disclosure statement and sent it to me for approval. I rejected it. There were numerous errors and they way understated my assets. This made my debt to assets numbers look much higher then they should have been. This could have caused an underwritter to reject this loan. I had to take their disclosure and rewrite it to include the additional assets and then sent it back to them. Took two more times to get it right. From what I can tell they cannot handle any loan where there are significant assets involved and special conditions such as large brokerage portfolios with funds being used for down payments. They expect that you will move these funds months in advance into a bank account giving you almost no interest. We are talking about a substantial amount of money. I would be at fault letting it sit there and not maximize profits. Now we get to the day of closing and she is calling me saying that she needs to verify my employment. This is 30 days after applying for the loan!!!!!!! Certainly Victorian Financial knows that they need to verify my employment way before the closing. How in hell did they give me a pre-approval without verifying my employment. I am scurrying around the day of closing to find my manager and human resource manager so we can send them the form showing my employment. The closing had to be postponed. There was then a string of questions with threats that I needed to provide this information within 24 hours. Calls to my cell phone repeatedly after sending the e-mails demanding the information, some of which takes a few hours to collect properly. Very stressful. They blame all their problems on you!. Closing delayed again. Now seller is getting really upset. Today they called me and claimed I did not file my 2015 tax returns. I was really stressed out now, did not pay me taxes? What it turned out to be was they did not know how to properly enter the IRS.gov sight where the official tax forms are located. I had to gain access on my own, print out the tax transcripts myself and send them to them. This took me some time but I did not have any problems getting the transcripts. I also confirmed that there was no credit freeze on my credit reports that would have prevented them access. Talk about stress Their mode of conduct is as follows. Give it to a lowly paid loan officer with no training. blame all problems on buyer. Gather a mess and send it to the underwriter. Wait for the underwritter to send back one question. Have me respond to the question. Send it back to the underwritter and get one more question. Repeat this process over days and days. Still no closing date in sight. Stay clear of this group. . read more

This company has an agent in the Atlanta office by the name of Darryl Garth who is involved in fraudulent schemes. He called me to advertise himself and claimed he was calling from American Home Mortgage, and that he got my name from Lending Tree. The conversation was short as i told him i didn't plan to buy a house in the nearest future. He kept trying to convince me but i refused and told him i had not even started house shopping and that i could only begin shopping sometime in Nov. He insisted that they had an internal memo that rates will go up by the first week of September, but i told him i was still not ready to engage in any business at that moment and that i was going to speak with my spouse. We later discovered that he had applied for a loan through Victorian Finance in my name without authorization, secured pre-approval without our knowledge. We are still confused how he got our social security number for we didn't avail that to him. His actions are those of someone involved in illicit business. I have tried contacting Victorian Finance and nobody is trying to dig into this. Instead they are trying to convince to buy a house. Please, be careful with this agent and this company!!!! read more

My realtor recommended Justin Rosenal for the financing on my first home purchase. He gave me a lot of info on the process before I made any decisions- I didn't feel pressured to choose them at all but I'm glad I did. They were clear on what was needed from me and when, and they came through on their end every time. My questions were answered with little to no delay by email or phone. When I was having a mini-panic attack about a few snags (having to move the closing date and whatnot), Justin called me that same evening and was so patient, informative, and reassuring. The other people in the office I communicated with were just as friendly and knowledgable. I can't believe they somehow made the mortgage process easy! We found a house we wanted to buy and our real estate agent recommend Victorian Finance. We got pre-approval, made an offer, offer got accepted and we started collecting paperwork. After we collect intial paperwork-Victorian Finance told us we need to bring our debt to income ratio a little bit lower and paying off $634 balance on our one credit card will be enough. We paid off $634 thinking everything will be fine. 3 days before closing they told us it's not enough and we have to pay $1800 on another credit card. I asked them why it's coming up 3 days before closing-they said the underwriter said so. Ok, fine, I paid off $1800. 2 days before closing they told us we have to CLOSE those accout our debt to income ratio stil high. I asked them if balance is $0 why is it make the difference if account closed or not, as long as there $0 balance-again the response was: underwriter said so. My husband convince me to do this, but one day before closing they said they need confirmation that account is closed. HELLO, I faxed you a letter from credit card company, your company did conference call with us and credit card company -what another proof you need? Our closing process been going on for almost 3 months now and I don't know if it's ever happen.
