Some of the…read morecharges are legitimate, but instead of including these charges in the rent (like trash or utilities) they come to you at various times throughout the month. And look out!..there are late fees at different times during the month too. We auto pay our sons rent and found out months later that we had late fees racking up for all the nickel and diming. Lastly, you are charged a processing fee anytime you make a payment. They will charge you for anything and everything possible, and the apartments are below average! They take advantage of student living. My guess is although my son has taken care of his unit, he will not get his deposite back based on the way this reallty operates. Highly do NOT recommend.

Also terrible record on maintenance, I was left without a shower for over a week once, until I fixed it myself. Was a tenant for over 6 years with nothing but problems. Then once I bought the house they had the utilities, which were in my name, cut off. Matchbox took no responsibility for this, going as far as to outright deny it despite the utility companies telling me what happened. Matchbox's customer service, Kyle, is absolutely useless, as are the supposed management, who are clueless. This company is the epitome of what is wrong with the renting market today and exists solely for the exploitation of the JMU community. They should be ashamed of themselves.

On move in day the house was filthy and no walls were painted at all. They gave me a credit and was like the owner thought he cleaned it enough.... umm ok. I asked if he would be coming to paint since I wanted it painted they said he said no. Umm ok, when we moved out, I found someone to rent that qualified to take over. They suggested clean the house really good so their turnover was quicker to get him in so I took a entire week to deep clean everything. When I got my deposit back they took money out for a cleaner and to paint the walls, how are you going to charge me for something that should have been done before I even moved in??? I asked for a bill from a cleaning company as proof of the charge and I got some fake looking invoice from their maintenance department wtf? Why is your maintenance department cleaning a house. Also the date on the bill was on the 19th lmfao the guy moved in on the 16th early because they let him. Their communication is the absolute worse they told me they were short staffed to bare with them they would look into it soon and a month later I had to message back mad because it was like the 6th time asking about it. I asked about this in August and it's now end of October and they said the owner decided not to give me my money back for either. If I had money to waist I would get my lawyer to sue them because I have all the messages and pictures of how I got the house and it was notated on my lease when I moved in. If they are charging all their clients for painting and cleaning that move out, then doing neither before the next one moves in they are robbing EVERYONE!!

Overall Experience: Genuinely LOVED the townhouse/community,…read morebut was not expecting the horrible management. Matchbox Realty & Management Services neglects tenant needs, leaving us to handle repairs ourselves, and nearly all students I know lose some if not all of their security deposit. While there are great features--spacious rooms, privacy, and dual laundry--beware of the immense drawbacks of dealing with this landlord before signing. If you live here, plan for at least two years to make the deposit loss worth it, and expect the following: 1. Poor Move-In Condition: We moved into a unit left in unacceptable condition by previous tenants. Despite documented proof/move-in inspection, management "lost" our records, took our entire deposit, and even requested more money. 2. Unreliable Maintenance: Repeated requests were dismissed as "it's normal," even for serious issues. Their approach shows a lack of respect/care, leaving tenants to handle repairs themselves. If maintenance does show up, they charge $40/hour, making it unaffordable for college students unsure of the total cost for simply asking for help. 3. Move-Out Charges for Existing Damages: Left the unit in fantastic shape, but were still charged for the pre-existing conditions we documented at move-in. This pattern of exploitation seems like a common experience for student tenants at Charleston Townes. 4. Lack of Accountability: Matchbox Realty's frequent management changes create disorganization, and tenants pay the price in withheld deposits, unexpected charges, and inadequate maintenance. _____________________________________________________ ***Some of the Issues We Faced*** 1. Moved in with a shredded couch and damaged furniture; requests for replacements were ignored for two years. However, they upgraded furniture only for the houses in the front of the complex, ignoring those in actual need of replacements. 2. Our washing machine was alarmingly loud, and after persistent complaints for two years, it was finally acknowledged, only to be replaced a month before we moved out. 3. A constant squeaking noise in the house was dismissed as "normal", but a maintenance worker later confirmed it was an issue and fixed it. 4. After a tenant was evicted in 2022-23, we requested a lock change for security reasons as they could not verify that their key was returned. Management refused to help unless we paid over $100 for it, prioritizing cost over tenant safety. ***How We Improved the House Ourselves*** Shampooed carpets, manually fixed unstable furniture, dismantled/cleaned clogged sinks filled with years of black sticky debris, and fixed insane garbage disposal odors--all at our own expense. And yes, they left us with that raggedy couch for 2 years:)

In August of 2023, my upstairs neighbors' apartment had a leak which caused their bathtub to fall through the ceiling of my bathroom. See the pictures below on how my "fixed" tub now looks. We have also had a black mold issue that has been "fixed" several times. These small issues are fine to deal with considering the price of rent. What caused me to finally leave this review was an event that occurred the other night. To preface the story, renovations and cleanings are taking place which the residents were informed via email. In this email, 7a-7p were the hours listed for vendors to come in. On Tuesday, my roomate and I got back to the apartment after leaving at 7pm to 3 unknown males in our apartment. My roomate and I, as young women living alone, did not feel safe or comfortable walking into our apartment with unknown men. After this upsetting situation, my roomate called the office several times and left voicemails (they were never returned). I went to the office the next day during office hours and there was no one there. My roomate finally got a hold of a staff member today just to get told we were overreacting and that there is no guarantee it won't happen again. My roommate then asked if there was anyway to get a 24 hour notice and was told "no". To reiterate, I am not upset about the cleaners or maintenance staff doing their jobs. I am upset that a group of men came into my apartment outside of the hours in the email. This caused me to feel unsafe in the apartment I pay to live in which is unacceptable. Edit from April 2026: Unfortunately Northview was sold again to another large housing company that doesn't care about the quality of apartments or the people living in them. Electric costs have gone up exponentially with no warning. Why am I paying almost $100 for electricity when I work 70 hours a week and am never there? Additionally, our HVAC has been on the fritz and anytime a work order is submitted to fix it, all they do is reset the breaker (which I have already done and apparently the maintenance staff think since I'm a woman, I'm not capable of doing so). The black mold has now spread from just the bathroom to my bedroom and the common area. Parents, please do not let your children live here. Students, while the cheap rent is great you really get what you pay for. LIVE ANYWHERE ELSE!!
