I relocated from Chicagot and was promised a professionally cleaned and painted apartment, with all appliances and systems in working order. None of that was true. The dishwasher was broken, the apartment wasn't properly cleaned or painted, and several maintenance issues were left unresolved. Management has been consistently unresponsive. Any time you ask a question, the answer is always "we'll ask Jay" -- but Jay never replies or follows up. No one takes responsibility for anything. I was also told I'd receive a $300 rent discount if I renewed my lease. There was no clear deadline communicated, and when I signed just one day late (due to technical issues with their system), they refused to honor the discount -- even after I explained the situation. The train noise is constant and disruptive. I requested a transfer to a quieter or better apartment over five months ago, and despite multiple follow-ups, I was never offered anything reasonable. Other ongoing issues: Persistent weed smell in the hallways Frequent elevator breakdowns Only one maintenance person for the entire building, and he's rarely available I've been waiting 8 months for a parking spot -- still nothing It's clear the property is more focused on collecting rent than providing livable housing or decent customer service. Communication is poor, maintenance is slow, and you're left to fend for yourself when problems arise. I regret signing a lease here. Hopefully this review helps someone else make a more informed decision.

    The short story: If you're looking for a property manager,…read morelook no further. We did our research and found that Core 3 best fits our property management needs. After plenty of communication, Catrina Porter seems to be a standout manager. She is down-to-earth, clear, concise, and works tirelessly to be the best in Springfield! The long story: My wife and I have 2 investment properties in the Denver area that I manage, but the market here is currently thin. So we decided to purchase an investment property, out of state, in Springfield. We used Dan Fitzgerald with The Group Killebrew Team (very good experience). We researched several companies and we narrowed it down to 3 options. We called and emailed them all and we found that Catrina Porter with Core 3 seemed to be the best fit for our goal to provide clean, comfortable, and affordable homes. Catrina is relatively new to Core 3, but had the answers to every broad and specific question that we had for her. She seems to have a balanced focus on the needs of the tenant and the owner. She walked through the property with us and made suggestions on all work that we should do. I'm not sure if it is Catrina or Core 3, but they don't seem to nickel and dime you for every little thing. Catrina has stepped up and surpassed my expectations several times in the short time that we've worked with her. I look forward to working with Core 3 on several more properties over the coming years!

    LONG STORY SHORT: they are rude, won't fix anything, and make your experience living there totally…read moreawful. I moved out within 3 months. I felt discriminated against as a young female. I'm not the type to write reviews, but I thought it would be an injustice to anyone even THINKING about renting a property from the company to keep my experience private. As a 20-something girl, moving to a new city for a job, it was important that I find a good apartment where I could trust the landlord. I thought I had found that, but wow was I WRONG. The madness started the day I moved in. They had known months prior what date I was coming. Keys were not made. Appliances not installed. Apartment not clean. Heat not working. They hadn't run the water prior to me moving in so when I ran the faucet it smelled like sewage. I had to get a hotel for that night the smell was so disgusting. I spent the next 48 hours calling the management almost every hour waiting for a cleaning crew, and a repair man. In the dead of winter I was in an apartment without heat. Finally at 5 PM someone came to fix the heat. No one ever came to clean my apartment even though I was promised at least 5 times. From there on out it was IMPOSSIBLE to get someone to address my maintenance requests. I'm not one that sits idly by so I would submit multiple requests, send multiple emails, and call call call. I was always getting the runaround. There was no insulation in my apartment. I mentioned that to them the first day, and 2 months later they had not come to fix this. My heat bill was $200 (when I asked them in the initial viewing what the average is I was told ~$30. I know this is an estimate but $200?!?!) I kept my heat at 64 and did everything in the dark and the bill was still that high. My neighbor's bill was at least $400. After being so fed up with them not responding to me, my roommate and I went to the office to try and get answers. After kindly inquiring as to when they would fix our insulation, the owner, Jim, very condescendingly told us that "we were not a priority and if we were not happy he did not want us to live here". We were ASTONISHED. What business would rather have someone move out, than fix an issue that would cost less than $20 and 20 minutes. We took that as an invitation, and found an apartment the next week. However Jim then told us he wouldn't let us move out until the end of the next month. Getting the lease termination papers signed were a nightmare to say the least. We moved out in February. Had initially moved in middle of December. That's how awful this experience was. I wish I could've moved out sooner. Less than 3 months. Unfortunately the story doesn't end here. I had to threaten with court to get my deposit back. Almost a month after the legal limit, I finally got my deposit back. The staff here is incompetent, the owner (Jim) is extremely rude, and you will ALWAYS get the runaround. I'm sure they'll try to address this with a response in the comments below but I won't even entertain it. I paid my rent on time, and was a quiet tenant. Any "explanation" they offer will be lies. I have never felt so strongly about telling anyone to STAY AWAY FROM THESE PROPERTIES. Seriously, don't even consider the idea.

Brittany was extremely helpful and went out of her way to make it as easy and convenient as possible for me. When I moved in it was clean, updated and there was tons of closet and storage space which was important for me! Onsite washer and dryer and the location being so close to downtown where I work made it very convenient for me. Anytime I have a question or request I get a prompt, professional and polite response. The owner Jim is very kind and will always say hello or ask how you're enjoying the apartment when you see him. They have made this a great first experience renting on my own. They are very easy to work with and I gladly tell anyone looking to rent to try them out first.
