I rarely leave reviews, but my experience at Lincoln Tower Apartments has been disappointing enough that I feel others should be warned before moving in. I relocated from Chicagot and was promised a professionally cleaned and painted apartment, with all appliances and systems in working order. None of that was true. The dishwasher was broken, the apartment wasn't properly cleaned or painted, and several maintenance issues were left unresolved. Management has been consistently unresponsive. Any time you ask a question, the answer is always "we'll ask Jay" -- but Jay never replies or follows up. No one takes responsibility for anything. I was also told I'd receive a $300 rent discount if I renewed my lease. There was no clear deadline communicated, and when I signed just one day late (due to technical issues with their system), they refused to honor the discount -- even after I explained the situation. The train noise is constant and disruptive. I requested a transfer to a quieter or better apartment over five months ago, and despite multiple follow-ups, I was never offered anything reasonable. Other ongoing issues: Persistent weed smell in the hallways Frequent elevator breakdowns Only one maintenance person for the entire building, and he's rarely available I've been waiting 8 months for a parking spot -- still nothing It's clear the property is more focused on collecting rent than providing livable housing or decent customer service. Communication is poor, maintenance is slow, and you're left to fend for yourself when problems arise. I regret signing a lease here. Called before moving into the area was told they would have a few units available on the next week or so. When I got into town was asked to stop by and then when I got there was told they wouldn't have any units ready until the next month, due to lack of maintenance staff. read more

I have recommended several people to this complex and have heard nothing but horror stories. My biggest concern is that the 3 elevators in this complex do not work. In 2020 my friends said the one working elevator was very slow. In 2022 I learned all 3 elevators are down, and today is May 2023 and there are still no working elevators at Lincoln Towers. My friend rents on the 14th floor and walks those stairs every day to get to work, bring up groceries or laundry. The garage of Lincoln towers was recently condemned so tenants asked to park a few blocks away and apparently a valet drives them back/forth. No avail covered parking as of May 2023. Another friend rented an apartment here last Fall. Saw the apartment and signed the lease and was told a manager would be there with the apartment keys on Saturday for the move in. Guess who wasn't there?! No manager and no keys! And no working elevator! This complex is one of the most $$$ in town and is an embarrassment to recommendi. They rent to a lot young, local newscasters, many political folks since the Capitol is across the street and folks who like to have the convenience of a downtown area. Do. Not. Rent here. I was unable to get a copy of my lease when I moved in, nor did I ever receive one-- even when I requested one. When I asked what my rent was (given that I had no idea what to pay without a copy of the lease). I was told a number from an employee which I paid in a timely manner until I moved out (about 6 months). The last month I was there, I got a sheet of paper under my door saying I owed $1500 to the building. I was floored and confused. A woman in the office wanted me to come immediately to her to talk about it, but I felt it best for a relative to join me. I set-up an appointment, and when I arrived the woman was conveniently not present. Another employee discussed the issue with me, and upon looking at the lease I owed nothing close to $1500. This other employee no longer works for the company. Him, along with the woman I was supposed to have the appointment with, the girl who leased me the apartment, and the girl who told me my rent amount. It didn't seem like they could keep staff for anything. I asked a number of people my last month's rent before I moved out, and got no reply (though I tried multiple times) then after I'd moved out, I got "bills" demanding all sorts of dollar amounts of money that never seemed to match up to any rational calculation. Upon attempting to communicate with them, my lawyer and I got no real response. Though the building sent the whole deal to collections anyway which is apparently totally legal. i moved in on October 2, 2020 and have heard nothing but construction noises almost every single day up to and INCLUDING today. A SOLID FOUR MONTHS WORTH! and almost NEVER see the maintenance men wear masks. i expected to need some time to adjust to the constant train whistles but didnt expect all the pounding and drilling, etc. read more

i lived here for a full year. now am moving to a different state, otherwise i would extend my lease. *The Good: -moving-in was so easy and fast. -rent is acceptable and not overpriced. -location is great as its near everything: downtown, capitol, st.John and memorial hospital. -the area is safe. -ALL requests and transactions are made electronically , including the lease, paying rent, maintenance requests. its easier and convenient. -building is secured with controlled access and a concierge present (Pete). -(Thomas) in the leasing office is great and responsive, and the new guy (Scott) is also great. very professional. -maintenance is always a priority for them, they fixed my AC/heater in the same day. -common areas are always clean. -FREE Starbucks coffee machine in the lobby is an added bonus. they have a vending machine also which is convenient if i was lazy but needed coke. -residents in the building are also nice, never loud or noisy. -never had any problem with bugs or anything. - Laundry in the basement accepts both coins and credit cards, so convenient. -management holds social gathering/BBQ for the residents on regular occasions. makes you feel welcomed and meet your neighbors. -underground parking is controlled access. extra safety is a good thing. *The not so Bad: -Train is behind the building, but you get used to it, it's not that loud, but it's there. any area near downtown will hear the train. it never bothered me. -elevators might make some funny noises because they are a bit old(not that old), but its fully functional and regularly inspected and maintained professionally. never had a problem. -the front parking lot is not owned by them , but owned by the plaza, so it might be closed temporarily in icy situations to avoid slippery/falling risks& injuries. ***over all, i enjoyed my stay here*** highly RECOMMEND it.*** read more

Been living here for 4 years. Recent new management is doing a great job with maintaining the apartments. Down sides: Shared washer/dryers in basement, train is right next to the apartment (if you want to rent make sure you face the capital side)- you eventually learn to tune out the train but it is an inconvenience. Otherwise very nice staff, 2 mins away from the hospitals (MMC and SJH) great for residents on call and walkable to downtown. Overall good...goodluck! read more
