Every turn with Budget Blinds of Winder has been very shady (no pun intended!!)…read more They completely screwed up half of our order. Said we ordered one product, when we obviously ordered a completely different one. Then tried to claim it was our fault! Tried to show us scribbled codes on an order sheet (which mean absolutely nothing to the customer - only to the person who wrote the order incorrectly!!) and say that was "proof" of what we "meant" to order. And mind you... all of this back and forth is delaying us getting the product we actually did in fact order. This all fully explains why I was told by their installer, Kevin, the day this all started, that "the owner has a whole garage full of blinds, shutters, and other product that they'll never get rid of, and it's all from mis-orders, duplicate orders, and other mistakes we've made". That's a direct quote from their own employee's lips. So it sounds like we are not the first customers who have experienced this.

We ordered planter shutters from this company last October. The owner came out, gave us an…read moreestimate, we agreed on estimate, he took a deposit and told us it would be about 5 weeks before installation. 8 weeks later, I call asking about installation. The receptionist said he was going to ask the owners what was up and would call me right back. I called him back a day later. He promised to call me back this time to tell me what was going on. He also told me my paperwork had been filed away in the "completed" files of their office. Budget Blinds made the assumption that the job had been completed by the guy they employ to construct the blinds. Anyway, in mid December, Carlos shows up a day late to install blinds. I had to take an extra day off work. At that time, I called to speak with owners. Left message. To this date, no owner has called back. I complained about one of the shutters slats being uneven, and brackets had not been removed from old blinds. A month later Carlos shows up a day late to fix blinds and remove brackets. Had to take another day off work and he did neither of the two jobs he was supposed to. He moved a few slats around, that's it. The only time I received a phone call from the owner at all was to collect the remaining monies. I had written them a letter, detailing this whole ordeal, hoping they would do the right thing. They did not. I paid them what my contract said less bracket removal and today, I am free of this very unprofessional company. Thumbs way down on Budget Blinds Jefferson located in Winder, Ga. I would not recommend this company to anyone

This is my first ever Yelp review. My roommates and I stayed here for 3 years because of the cheap…read morerent and good amenities. I wanted to warn anyone looking to move here - our unit (and I'm sure many others) was infested with German cockroaches that we did everything in our power to get rid of to no avail. Our unit also grew visible mold faster than any place I have ever seen. Our shower had to be cleaned so frequently that even if we were out of town for 10 days and came home after no one had used the shower, it would be covered in mold and require a treatment. What really sent me over the edge was the move-out charges we were slammed with, and the unaccommodating staff after explaining that the charges were due to pre-existing conditions, but since I didn't photograph and document every single square inch of the apartment, they won't budge. Not to mention, we scheduled a move-out inspection to be sure this wouldn't happen, as we heard from past tenants with similar complaints. Our inspection went smoothly with no notes, and then we were hit with a bill! Unacceptable.

Parents Beware: Shady Move-Out Charges & Lack of Evidence from Landmark Properties…read more I am writing this as a parent guarantor. Do not let the clean model units on The Redland Apartments website fool you. This 1988 complex has an ongoing practice of taking advantage of student tenants by charging for unverified move-out repairs, and then masking the true condition of units with poor turn-over maintenance. My daughter lived here for the 2025-2026 lease term and unfortunately renewed for 2026-2027 purely due to lower rent. Here is exactly how management handled our transition and move-out billing: REFUSAL to Provide High-Resolution Proof: After receiving an invoice full of generic move-out fees, I spoke with Miles in the leasing office to dispute the charges. He showed me low-resolution photos on his screen and only emailed me unreadable thumbnails. When I asked for the actual images, his excuse was that "they are on a server and that's all he could get." Having worked in IT for 40 years, I know this is entirely false. High-resolution source files exist; they are simply refusing to provide them. CONSTANTLY Shifting Excuses: On July 28, 2026, right after receiving the invoice, I explicitly asked to see the alleged damages and repairs in her old apartment. Miles told me the repairs were already done, so I couldn't look. When I pushed back via email two weeks later, the story changed to a "liability concern." Then, in a later email, it changed a third time to "new residents are already living there"--which is completely impossible since student move-in wasn't allowed until August 9. THE "$25 PAINT BRUSH" STANDARD: They will charge students hefty fees for repairs that they never actually fix for the next tenant. Some basic move-out expenses are expected, but charging $25 to slap a single stroke of paint over a blemish is predatory. Furthermore, they charged for a water stain on the ceiling that a tenant couldn't possibly cause. THE 140 PHOTO PROOF: Because my daughter didn't take check-in photos for her first year, we have no recourse for the old apartment. However, learning from that mistake, I took over 140 detailed photos of preexisting damage inside her new 2026-2027 apartment. It is painfully obvious that the same repairs they charge outgoing students for are never actually executed before the next student moves in. I reached out to the CEO of Landmark Properties (the parent company) regarding these systemic, bogus billing practices at this location and received absolutely no response. If you are a parent, make sure your student documents every square inch of their unit at move-in, or better yet, stay away from this complex entirely. Save yourself the financial headache and do not lease here.
