They took this campground a few years ago in very rough rundown condition and have transformed it with lots of investment money and tons of labor into one of the nicest most "pleasant" places you'll ever stay. From the state of the art terraced and beautifully fenced dog park to the immaculately kept fishing pond with fountain, beautiful & totally renovated/updated pool, immaculate grounds, everything is perfectly manicured and maintained. Every single upgrade is obvious that no money was spared, only the best furniture and fixtures everywhere. Level sites, many redone with new concrete. Nicely paved and smooth roadways with sweeping roomy turns, no problems with big rigs, no low hanging branches on roads or sites, we are 65' long. Updated electric, plumbing and 90 channels of crystal clear cable TV! Did I mention the perfect wifi signals? We were the furthest site from the office and were able to stream effortlessly. Immaculately clean bathhouse, laundry, no ruts in roadway, no low hanging branches, the upkeep and attention to detail at this place is just exceptional! The staff is so "pleasant" and Jason is constantly working around the campground to keep it looking perfect. Whether you are just looking for a super clean overnight or want to stay 5-6 days like us, this KOA will not disappoint. Need propane or firewood? Jason will come to your site, pick up the tank, fill and return it to your site, hassle free. I had a bum knee on this RV trip and Jason handling that for me was a treat. The beauty of this place is that they didn't provide that service because of my knee or because they liked me better than others, they do this for everyone! This campground is small but gorgeous with the nicest people owning & running it you'll ever meet! Ignore any reviews about highway noise, ALL KOA's are close to the highway, thats why they are so convenient and the road noise was minimal, some people will just complain about anything. We are 5 hours away in Oklahoma City but I promise we will be back, this place and it's owners really made quite the impression on us! Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

Ours came with a grill, smoker, and fire pit, which made cooking stupid easy. The bathrooms were super clean, and the owners couldn't be friendlier--seriously, they make the place feel like home. If you need firewood, swing by site 27 and grab some from the owner there if he's got stock. We left our kayaks by the launch with zero issues, which was a huge plus. The campsites themselves are big, spacious, and peaceful. There is a train that rolls through twice a night, but aside from that it's quiet and relaxing. Overall, we loved it and would absolutely come back.

Located on the Big Cypress Bayou, the scenery is gorgeous. Two years ago, we stayed in the Couple's Cabin. It has great upper and lower decks. This time, with Reesa and Ricky, we stayed in the Texas 2 Step. Dual connecting cabins. Loved it. There's also about 30 or 40 RV spots. There's a private boat ramp. Riverbend Outfitters keeps kayaks here for rent. We've gone kayaking twice. It's fun, relaxing, and beautiful. The owners are very friendly and attempt to solve any problem you might have. The cabins are big and comfortable. They have satellite tv and WiFi. A full kitchen makes mealtime easy. Be warned, cell service here is terrible. You are out in the middle of nowhere! We have absolutely loved our stays here, and will definitely return. Check their website!
