First off, I have filled out and submitted an official complaint through the Oregon department of justice. Be careful! This complex is quick to tow your car. That first photo is one of a poorly maintained handicap reserved space. Poorly maintained is what this complex strives for, clearly. I was stopping by this complex to say hi to a friend. I pulled in at 10:50pm, came back out 55 minutes later at 11:45pm to head back home, only to find out my car had been towed. It was towed just 25 minutes after my arrival. There is no handicap signage, nor signage warning of a possible tow if occupying that specific space. The adjacent spots are each equipped with their own tow warning signs. Mine, again, was not. This is inconsistent signage, leading me (and apparently many others) to believe it is an open space. Unfortunately for me, the paint was touched up the morning after I was towed (thanks). At the time I was parked there, the paint was so worn that I didn't see it pulling in. The apartment management was no help. The towing company was no help. $380 for 55 minutes of parking. NEW MANAGEMENT AS OF 10/7/16: The walls are literally pressboard; not plywood, not pressboard covered in drywall, just pressboard. I can hear my neighbors snoring beneath me at night, and have to run a white noise machine to drown them out. There is no sign out procedure or logging when you pick up a package. You just walk in, say "I'm from 201", and they give you the package for 201, no questions asked, no id requested, nothing. Do not expect to be able to use the gym / pool / spa. They are all indoor, (and filthy) which is great except for the fact that the doors are almost always locked. Seriously, I have contacted the fire marshall over the door lockage situation; it's that bad. People store full bags of trash in the hallways; they sometimes spill and usually stink. You have to complain 3-4 times before management will even send a maintenance guy to take care of it. Lease clearly says "No smoking w/in 10' of public areas / walkways". New management REFUSES to enforce this policy. There is only one way I can take to the parking lot, and I am forced to walk through a cloud of smoke every time... They do not properly stock the dog poop bags, so there is dog poop just ***everywhere***; even on the pavement! Great area. We love progress ridge with short walking distances to most ammenities with a stunning treeline view. Maintenance is prompt. The end. Read the other reviews and you will find truths about many unsettling things for a place that charges competitive rent prices(competitively high). Here is my experience. Moving in from out of state I checked reviews and viewed photos of seemingly endless apartment complexes in the area. I chose Monte Vista because of its convenient location and lovely online aesthetic. Upon arrival I was offered a renovated 1 bedroom loaded with small damages, urine odors, a poor paint job, and mold inside and out. Frightened, I was relieved to be offered a different unit. We moved in and quickly found out how truly thin the walls are how old the appliances/ fixtures were for a renovated apartment. We can hear our neighbor's very words through our ceiling. Joists of their flooring crunch and creak so loud it echos through our unit from their simply standing and gently walking. This keeps us up at all hours of the day and night. Maintenance has attempted to tighten the joists but the problem returned within days. Management offered to relocate us for a significant increase in rent via email and then NEVER RESPONDED when we inquired about that actual solution. I routinely respond to the thread to no avail. The person still works here...They see my other emails regarding different topics and respond to those... Plants die inside because of the rampant mold and mildew problem which many tenants are plagued with. We do everything there is to combat the mold and have requested multiple maintenance services but the problem persists, exaccerbating my chronic medical conditions. Appliances are the same I used as a child 25 years ago. These include the dishwasher, clothes washer/drier, fridge, and water heater. As you can imagine, these have withstood normal wear and tear. They are highly energy inefficient and put a real damper on the modern look advertised to out of state prospects. Reflooring totally happened. great. The damage to the bottoms of the doors and wall trim is extensive and unaddressed. Very visually unappealing. I saw another review from a person who was charged thousands for flooring repairs upon moveout to learn from other tenants that the carpets were just updated to a laminate flooring. Did I get their unit? What unfair charges will be posed to me upon moveout? Will it involve further renovations? I am familiar with my legal channels and have documented photo evidence from movein. I will have the same at moveout. My bathroom mirror is a nineties horror movie. They updated the sink which was full of mold from movein. Everyone here owns pets and they absolutely do go off leash and into patios. Pets absolutely will relieve themselves near your windows, creating an endless stench. For the record, the bacteria level this creates in the air when it rains is a medical hazard. In essence, this place is deceptive online to potential future tenants. Quality is far below the price point. They are making efforts to renovate and get there, but should still charge according to where they are actually at. I went back and forth between 1 and 2 stars. They get a 2 because of their obvious efforts to change what they have but nothing more because of the outlined reasons above. read more

Oh where do I start? I'll start with the positives. Maintenance is great. Always took care of issues quickly. Very friendly. Also, a great location. Close to shops, restaurants and good schools. But that's where the positives end. Let's start with management. Dismissive and rude beat describes the management style. Quick to issue fines for silly things like my sons toddler bike on my back patio. Very slow to address issues or concerns. And if you question them in any way you are met with attitude and condescension. Libby, the manager is snarky and as phony as they come. Back to the fine we were issued. We were given notice about shoes by our front door and told that we could not have bicycles on our patio. When we questioned where we should keep them if not on our patio, we did not get a straight answer, only that "it's up to the individual doing inspections whether or not you can have them there." Umm what? So fast forward 6-9 months, we are issued a $50 fine because my sons toddler tricycle is on the patio. When we asked about it we were told "well we told you about it." So, cool here's your $50. Dog crap everywhere. People let their dogs crap and don't pick it up even though bags are provided. When we talked to the office about it we were told to get pictures of the offender. Lol uh am I the crap police? They issue blanket, idle threats all the while knowing there is no way to enforce it. When we moved out we were charged $1200 for carpet and pad replacement. Not sure why when we had the carpet professionally cleaned every 3 months and I have documentation to show it. My neighbor across from me let me know that they had put in hardwood laminate floors, which they had done to the majority of move outs. So my question? Why am I financing the upgrade?? In short their policy is blah blah blah. Walls so thin I could hear my upstairs neighbor snore. Horrible showers that creek when you are in them. No enforcement of any policies except those that suit them. In short, crappy, expensive old apps. Buyer beware. read more

The dishwasher rack has rust which leaves traces on my dishes, contertop paint is all falling apart, refrigerator is very small and old which means you cannot store your food for more than 3 days of meals, window frame will be covered with molds no matter how often and hard you clean, and the washer and dryer are very small, not a full size. Furthermore, the dryer leaves brown stains on my clothes. Do not choose this apartment. I want to give it no star, but the site does not work if I do not give any star. I would never recommend this complex. It's awful. Besides the whole, noisy neighbors and the complete lack of parking. They have now shut off the water, without a proper 24 hour notice. I have not been able to give my dogs water all day, even with the increase of temperature outside. Also, they are now discriminating against my boyfriend who smokes. They don't provide adequate smoking area/non smoking areas close to the apartment while our neighbors are allowed to own aggressive dogs that constantly walk onto my back patio while off a leash. We can't wait to move away from here. UPDATE! Now my sliding door is blocked by a huge sheet of wood, and my back patio is completely blocked off. Really would've appreciated a heads up on them blocking me into my apartment while once again they're going to shut off my water tomorrow... this place is absolute garbage read more

On the 1st of January I decided to live out my New Year's resolution and unknown to me and the negligence of the complex long story short the damaged water leaking ceiling fell on me after I finished working out on the treadmill. After reaching out to the manager Jill over and over via phone and via email I was told that she would have to be the liaison between me and whoever is handling the claim. After I declined her assistance I followed up by asking her for the direct number of corporate and the people she filled the incident with she told me that she didn't have that information and that she filled it out and it went out through a "server" like I'm illiterate. She also continued to further insult my intelligence by asking me what did I expect the ending result of all this. I told her COMPENSATION of course. Not only for their negligence but my pain and suffering my injuries my medical bills my physical therapy the list goes on. She then asked what dollar amount exactly (as if I was going to discuss that with her) I told her I wasn't even thinking of that at the moment, my concern is my health and getting in touch with someone who can foot the bill for my PT. (Physical therapy) So I took it upon myself to call cushman and wake located downtown Portland. A nice girl by the name of Tori gave me the emails to and transferred me 2 different women 1 the regional manager by the name of Elizabeth Dickinson and some other lady who handles multi family issues to their voicemails were I left a clear messages requesting that someone returns my phone call. With no avail no one has called me or reached out to me at all its been over 2 weeks. Don't move here. You will regret it. Not only that I can't use my dishwasher it won't operate My stove big eye goes from 0-100 while on the low dial (burns all my food) Mold on all my windows and the lining of my patio door My bedroom bathroom smells of the next door neighbors POOP all the time. I have to keep a lit smells good candle in there at all times. We have called down to the office on numerous occasions asking that they power wash/clean the outside of my unit All the webs from spiders. And the nasty ness on the stairs. And oh I guess I had a credit on my accounts that I wouldn't have known about if I didn't go down to the office to ask questions regarding my incident. I've lived here for almost 2 years and have no complaints. I love it here--the location is great, the apartments are great and well maintained. There are so many amazing restaurants and attractions in walking distance: Big Als Cinetopia The Growlerie (awesome craft beers and ciders) Ava Roasteria (24 hour coffee shop with amazing sandwiches) La Provence Menchies Frozen Yogurt ..etc! You couldn't ask for a better location in Beaverton. In the summer I walk everywhere--the area is just beautiful. The staff have always been very friendly and attentive. I once called about my broken washer and the next day they replaced it with a brand new one! All the complaints about thin walls--this is an apartment complex, not a private home. If you can't handle a little bit of noise, I suggest you find a house to reside in. Though I will admit the visitor parking is a bit of a nightmare, I will go to argue that the property is only so large and they reserve many of the available spots to the tenants, which is only fair. I would highly recommend this complex and I don't intend to leave unless I have to :) read more

Don't believe everything you see!!! I made my first mistake and had my parents rent here because we were looking for a place to move in fast and somewhat affordable. The first week my parents moved in they didn't have the rent agreement papers ready, but I can understand that because of lack of communication. Secondly, the maintenance team didn't do their job correctly because my parents didn't have blinds installed in one of their windows in the living room, the fans in the bathroom didn't work correctly, the washer was not turned on and the water was off so we couldn't do laundry for a couple of days, the washer fell apart and flooded my parents apartment and they didn't have the parts available so my parents are forced to leave the window open and the giant fan blower on all weekend. The shower tubs in bathroom has a crackle noise whenever they put pressure on it and it's a simple fix. The front door had marks and dents all over, the baseboard was all dented and poorly maintain. These are just some of the problems that we had to deal with it on the first week. It's a shame because it looked like a nice place on the outside and when I did a tour. I mentioned to the leasing team that my parents are not responsible for any damage to the carpets because your washer is a piece of garbage. I requested for new carpeting and we will see if they agree with that. If not, my parents are not responsible for any damage for the carpets or the apartment after there one year lease. I am very easy going and believes that there are good to come out of this situation. I hope the manager read this review and realized that I am the type of person who is fair but don't underestimate my parents rights as tenants. By the way, if the maintenance team did their job these problems wouldn't have happened. I think the entire leasing staff is to blame for this. Please to the folks looking for a place to live i advice you to do your research and very careful. Don't repeat this mistake that I did. If I could give 0 stars, I would. I lived here for 3 years. Never had any complaints really, other than the lack of parking and the fact that there is only 1 dumpster/recycle area. The rent kept increasing, as was to be expected. But with changes in management, things just got bad. The maintenance guys were likely over-worked, so I'm not pegging this on them...more the management. When maintenance requests were made, the majority of the time things would get fixed. Sometimes though, things would never be addressed or would get halfway done. I'm not a stickler on that kind of thing, so we made it work. I had late fees placed on my account that I was told multiple times would be removed...like when rent increased and the automatic payment came out, but was charged before the rent increase was applied to the account. Or when a payment didn't go through, and I called to check on it, only to be told that it had cleared on their end so not to worry about it. Maintenance stuff wouldn't be a problem. except for that when I moved out I was charged for "damages." When I asked for a detailed list of items that had to be repaired, I was told that I was charged for damages beyond normal wear and tear, which was quite confusing as the place was left in the same condition it was in to begin with aside from a missing pantry door that maintenance took and never returned, and a set of blinds that broke when I pulled them up one day...which had also been submitted as a maintenance request that was never fulfilled. I pointed these things out to management, and got no response. When I received the final bill (yes, my deposit did not cover their fees for "damages", carpet clearning, and their REQUIRED cleaning fee, whether it is needed or not) I paid it, hoping that the company would recognize their errors...silly me! However, I was still turned over to collections, and had to fix THEIR mess, and got a negative mark on my credit. After all that, and multiple emails, I never got answers. I am an incredibly reasonable person, but I would never, EVER recommend someone get into that mess. Avoid them. It's not worth it. read more

My two roommates and I found this place over two years ago. Just recently moved out earlier this month. Started out great! But then went to shit real fast. Parking is absolutely horrible at pretty much all hours of the day. They said they renovated our apartment but really they just made the crappiness a little less crappy, but after a few months you can start to tell how cheap everything is. Neighbors are noisy and trash is left everywhere. As of recently from moving out, they now claim we didn't pay any pet deposit but we had a cat and a dog which we paid for both making our deposit over a couple hundred. They claim we only had $99 deposit which isn't true. Since new management they have no copy of our lease and are making us pay more. This is probably the worst set of apartments I've ever lived in. We moved in back in March and immediately our washer didn't work, someone came out and "fixed it" well forgot to reattach the hose so next time we ran a load of laundry it flooded our hallway. They didn't take any responsibility... our drier didn't work the entire 8 month span we lived here(yes we broke our lease and it was the best decision) You are assigned one parking spot per apartment and then anything uncovered is free game. However if you're planning on coming back to the apartments anytime after 5 don't count on an uncovered spot being open as there simply just aren't enough. On top of that, moving pods and dumpsters for construction are constantly blocking potential spots to park in. Watch your step, tenants love to not clean up after their dogs as well. I hope you're a fan of spiders and creepy crawly things because they are practically like another roommate here. Multiple black widows and brown recluse were found as well as other bugs. When we went to move out they charged us nearly 400$ for cleaning and "other fees". Let's just say we are happy to be out. read more

She accused my boyfriend (who has never lived there and only came for support upon move out) of being a felon. He is not and it was completely uncalled for. She also tried to charge me for damaged carpets, when I had only lived at Monte Vista for 2 months. Everyone is rude and terrible to deal with. They will not supply you with a copy of your lease and will not assist you in any way. Have a leaky faucet? You will be waiting til the end of your term to get it fixed. Your neighbors have an issue? This place has the worst admin staff I have ever seen. After it was bought by Holland it went to complete crap - I have lived here for 5 years, and wish I moved out when it was sold! They don't mail invoices on time or accurately, charge silly late fees even when they make mistakes, and will not grant exceptions. Overall: I would never recommend this place to anyone... EVER. Noise: Not too bad if your windows and doors are always closed; however, this place doesn't have any a/c so getting a breeze you have to have your windows open which will allow sound to travel up. Somewhat pretty mellow neighbors but more to come on that later... Grounds: Bird crap everywhere and dog crap everywhere, now I do have a black lab; however I pick up after my dog. Not everyone else does that here though. Now from a distance this place looks nice but get closer and you will tell this whole place needs a good blast with a pressure washer, cobwebs and dead bugs everywhere and inside your house too. I have never had sooo many spider bites than I have had living here. Safety: Well they say a picture is worth a 1000 words so I posted one of my safety here. I was not even here for six months and the County Sheriff's and SWAT team was here for six hour standoff. People were kept from going to their homes till 9pm. Now I come from Phoenix, AZ a place with way more crime and have never experience this... Neighborhood: The parking spots here are way to small for any car even a compact car and twice my car has been hit and damaged. Now the 1st time the lady that damaged my car was nice enough to leave her insurance information and $500.00 later my car was fixed... Not even 3 months go by and I have the same damage and this time no one left their information. Maintenance only gets three stars because nothing has broke since living here. Staff: I have asthma and had to make several calls to the front office about a neighbor below me smoking cigarettes and pot. They were not helpful and one guy told me I can just move whenever I liked and pay 1 1/2 rent to break my lease early. I considered that extremely unprofessional. I can hear my neighbor talk on the phone 2. Maintenance. First off, there were hairs painted into the walls all over the place which makes me think they didn't really clean when they painted. Also, out of the 4 times I've submitted maintenance requests only 1 was slightly positive. The first time we got a quick reply and got a guy in here, but he couldn't fix anything we had problems with, The second time I was told the maintenance guy would come out and he never did The third time (leaking pipe), I got NO reply, ended up having my dad come fix it. I wrote to them a week later asking if anyone was going to address my issue and got an apology. The final time, my windows were DRIPPING with water and mold was growing everywhere and they gave me a list of "Tips to prevent mold." When I asked them for actual assistance (sealing the window, the possibility of borrowing a dehumidifier), I got no reply. This is my first place ever moving in! I absolutely love it but there is one thing that is really not making me want to stay another year. The parking is a nightmare. I am absolutely disappointed. I just spent half an hour looking for a parking spot, to the point where I can't even stay at my place to sleep. I work 2 jobs and normally get off of my second job around 8. I also have a roommate who is a bit older, so being a considerate human being I let him have the tenant parking, which leaves me at times where I can't even come "home" to sleep because there is no parking whatsoever. I wish there was a way I could buy my very own parking spot. I am so happy with my place and I really do want to love the apartment but the parking situation is making me regret my decision. read more

The Parkin here is terrible. This is the worst place to live. I hope no one no one ever applies to love here until the fix the parking we only get one parking spot and what if we have 2 cars? My child is special needs and I have to walk on a daily basis what feels like 2 miles to my apartment all because the visitor parking is so rare to find. I love living here and recommend it to all my friends and coworkers. The apartments are spacious and the porches are pretty big. My dog loves to go out and sunbath on the porch. The staff here is great. Carissa and Shantel in the main office are super sweet and caring. Any problems I've had, they go out of their way to take care of it and as fast as possible. They also have fun events for residents to attend in the main office. Also the maintenance staff is awesome! The grounds always look great. I haven't had too many things in my apartment that need to be fixed, which is super nice. But when I have needed something fixed, Alfredo and his team are always there to fix it as soon as possible. They are also very respectful of my apartment, and my belongings. Everyone here works really hard, and goes out of their way to help the residents in anyway that they can. read more

Not only is it impossible to get ahold of the office, unless you're off work before they close, the parking is outrageous! There are several nights where cars are pulling on to grass or concrete areas, but still get towed. You're only allowed ONE carport no matter how much you're willing to pay for an additional. So as a "valued" resident, you're screwed if you get home too late and have a roommate in the car port. Go ahead and drive a couple miles down the road to park at cinetopia (if there is any parking there. Ha!) or park on the grass and get towed! Great job, Monte Vista! read more

Montevista has been such an upgrade for me and my husband from our previous apartment without a huge increase in price. The staff are incredibly friendly and they even gave us a little welcome gift when we moved in and they provide a Christmas Tree drop off location for the complex for free. The location is amazing lots of things within walking distance. Only things that would make it better would be more uncovered parking spots near the units and more than one garbage/recycle location. read more

Moved in here about 7 weeks ago from out of state. With that being said it was said it was scary finding an apartment not knowing what you are walking into! I needed up going with "The Elm" 2 bed 1 bath at $1250 a month. Expecting to walk into a newly renovated apartment I was so disappointed. I had asked several times if it was updated and if I could see pictures! Communication was good for the most part but the few times I asked for pictures they went around my question. On the website it shows newly revocation apartments only so I figured it was. Previous apartments I looked at has pictures of the older apartments on the website. Anyways, the next day I went to the office and told them the situation and luckily they had 3 apartments that were available. These three were all $1330 a month. They kinda look half ass renovated to me. Nothing like the pictures on their website. They look cheaply renovated is what I'm trying to say. I asked if they had any with more updated appliances. The only updated appliance is the dryer. They said they didn't but they could update the appliances but it would be $80 more a month. So I said pass. The washing machine is so loud you can't even sit in the living room and have a conversation with someone. The fridge makes this awful noise when it turns on and off, and he stove is just ancient as ever. I was going to wash my bedspread today and when I went to put it in the washer I realized there was no way in hell it was going to fit in there. It's just frustrating. Either update the apartments all the way. Or leave them. Now I get to go find a laundry mat to wash my blankets and bedding. Also, when we got moved into our "updated apartment" we were assigned a parking spot that had already been assigned to someone. We told the office and they told us that they were getting the parking situation figured out and that we are gonna have to park in guest parking for now! So we did. Waited a good three weeks and nothing had been done. (Take note:you are either really close to guest parking or really far). Only good thing is we got a killer deal moving in. $99 deposit, $250 off first months rent, and $0 application fees. With all this being said it is 1 1/2 times the rent to break your lease and it looks like we will be doing that being our lease isn't up until 12/20/2017. No one wants to move in the middle of the holidays. My suggestion: come check it out before you move here. read more

This place is one of the most miserable living establishments I have ever inhabited. First of all the parking situation there sucks, people park their work vehicles (aka trucks, and semi's) in visitor spots; after 5 pm it can be almost impossible to find a spot to park, forget coming home from work after 8 or 9 pm. People drive their vehicles through the lot at 40 mph going over the speed bumps blasting their ridiculous music at all hours of the day and night and the bedrooms just happen to be built on the parking lot sides of each apartment. There is 0 and I mean absolutely no insulation in the walls or floors so that you can hear, verbatim, the conversations and all-out screaming matches of your neighbors above and surrounding you (at least you know when you should call the cops for a domestic disturbance which we did on multiple occasions). As for having smart home technology, which they advertise, I'm not sure what one would consider smart home, is it the inefficient electric wall heaters, or the power strip that they gave us that is touted as "green energy". Also, we had tons (an excess of 10+) black widow spiders, a plethora of centipedes and various other creepy crawlies which we battled consistently for over a year due to holes in the walls and ill-fitting screens. I could go on and on, but you get the point. And please don't be fooled by the brand new paint job they are doing on the outside of the buildings it's just a facade to cover up the crappy living conditions inside. This place is not worth the $1300-1800 to live there, rent a house or a bigger apartment for the same price, trust me you'll like living there better, we sure do! read more

My gosh this was the worst apartment complex I have ever rented from! They lied to me in the contract saying that it was a smoke free property, I move in, deal with the second hand smoke for 5 months and call and double check with them making sure it was actually smoke free because our neighbors were smoking constantly, they say it is. When we contact the property manager she says "oh we made an error, smoking is allowed on the property".... WOW thank goodness we are moving out now. The walls in the apartments are paper thin and you can hear literally EVERYTHING going on in the other units :(. You may think like myself "oh I could make this work it's only temporary..."NO you cannot make your stay here work. Save your time and money and do not rent from them. read more

I moved from out of state and needed an apartment until my house sells and I find one to buy in this area. This is one of the few places I found that will take larger dogs. This is a great place if you have pets! My dog and cat love the window seat in the apartment. There's even a doggy washing station near the pool that residents can use. The staff are always friendly and helpful, too. I have had a few minor maintenance issues but they were fixed immediately when I reported them. Minus one star for the lack of AC, but I have seen some window units in the complex so it appears you can buy your own. It can get a little noisy with the windows open, but generally it is a pretty quiet complex and the grounds and pools seem to be maintained well. There are hike and bike trails behind the complex that connect to a network of trails, so it really is the perfect place to live if you have a dog. You can also walk to many shops and restaurants (Murray Scholls, Progress Ridge, etc.). read more

I was not happy living here and am not surprised by the negative reviews. I loved the area - that is a definite plus, but there are plenty of apartment complexes nearby. I had the worst appliances of any apartment I've ever lived in - with (empty) promises of new ones before I moved in. The walls are thin and you can hear everything, but that is not uncommon in apartment life. Rules for pets were not followed - sound and clean up, which maybe says more for the residents than property management. Parking was an issue with visitors or residents parking in reserved spots regularly. This is more negative than I intended to write. I do want to point out that the move out process was great. They were up front and friendly and didn't overcharge for any apartment fixes or clean up. I found it unfortunate that the best interaction I had with the staff was upon departure, but it was such a positive experience it is worth mentioning. It was good enough to keep this review from scraping the bottom of the barrel. read more
