When we moved in the "manager" claimed that the unit would be deep cleaned due to COVID. This was not the case. So, my husband, son, and I, went about the task of scrubbing the unit (mopping floors, cleaning the bathroom, vacuuming, wiping down bathroom mirror, cleaning fridge, and disposing of numerous grocery bags that were left under the kitchen sink counter). The kitchen sink looked as though it had not been cleaned in months. Since I have had issues with this complex in the past when (they attempted to try and hold us responsible for breaking a lease that they mistakenly sent us when my son was temporarily moved to another unit b/c his roommate was COVID positive) they were trying to charge us 3600 dollars to break a lease that was signed b/c they required a signature for a temporary move. Needless to say, all trust was broken at that time. When we moved our son out (because they have proven to be shady and use nefarious practices) we left the unit absolutely spotless. We mopped all of the floors, cleaned the bathroom to a high shine, vacuumed and dusted, wiped down the walls, cleaned the fridge and stove, and disposed of everything that did not belong in the unit. Then, two weeks later, we received a bill for almost 700 dollars worth of charges for deep cleaning and damage to the unit. Here's the deal, I know how shady the Annex is so I took multiple video footage of the entire unit that was used by my son, including multiple still pictures of the how clean the unit was left. If there was a way to upload these pics and videos, believe me, I would do so. I will not pay for any "made up" damages to that unit and I will absolutely take you to court with my evidence to collect my deposit for these trumped up charges. The Annex should be absolutely ashamed of themselves for the way that they try to swindle students and take advantage of them. If not for the way they tried to screw us before, I would never have even thought to take all of these pics and videos. However, b/c of the sketchy practices, lies, stealing, and cheating, I felt it was going to be necessary to protect myself from this scam. YOU SHOULD BE ASHAMED OF YOURSELF!!! They are also constantly yelling at each other/at their kids and it is very obnoxious and annoying. The basement and hallways constantly smell like cigarettes and weed. During the fall and winter months you aren't allowed to open your windows more than a crack even though the apartments get really hot and stuffy inside. Also the parking lot is rarely plowed in the winter, making it difficult to get in and out when needed.The kitchens are really small and don't have the best set up. They charge you $10 a month per car to park on a beat up gravel parking lot or $40 a month per car to park in a garage. The building is 100 years old (literally) so there are constantly people coming into your apartment and invading your privacy to make sure the water and radiators are working. This is just the short list of issues I had while living here. I've lived in other properties in the area that have a similar rent price, but this has been by far the worst experience. Unfortunately the lowest score I can give is 1 star because if I could give it a 0 I would.

The apartment manager "Steve" seems nice when you first move in, but when you need to deal with him about anything important, he turns very defensive and short with you. Beware, there is a fee for everything- read the fine print in your lease and any paperwork you sign. The apartment was nice except for the set of railroad tracks that was less then 20 feet from my apartment. The landlord said he never really had any complaints about it, and that you don't really hear it. The reality is that the train comes through many times per day/night and is VERY loud. Woke me up out of a dead sleep on many occasions. In the summer the lake flies from lake Winnebago are TERRIBLE. We also had an issue with lady bugs as well. On move out we only got back 2/3 of our security deposit because they had to clean and touch up things that we missed. If you live here make sure you have a copy of the move in checklist that you filled out about any damages because they will charge you for those too and say they were your fault. My advise it to do a walk through with the manager and make him point out anything that might cause you to be charged. Also take pictures to prove that you cleaned properly. I rate this place a 1 star because of the terrible management and their unprofessional business practices. The apartment itself is nice, but dealing with the train and the bugs and the management ruined the experience.

The contract included a five year unconditional warranty for performance of satisfactory workmanship. PIW did not perform satisfactorily and did not abide with the warranty. The core issue is PIW did not provide advice about a need for sanding the surface of the house siding. Not doing so, and painting over only scraped areas of old peeled paint, left ragged edges and an uneven finish after painting. PIW did not advise about this subject at the RFP & contract, during the painting, not until 10 months after project completion. PIW did agree to repaint discovered white spots and that is it. As PIW did not and would not abide, I filed a consumer complaint file with WI Department of Agriculture, Trade and Consumer Protection [DATCP] File 159400. The filing has documentation of the matter from A-Z. The process start was a written RFP, to selection/contract, to painting/work gaps, to my inspection observations with pics of faults, to my claim to PIW, to PIW denial/rebuttal to DATCP. PIW replies to my claim & follow-up--denial: Contract paid, it's complete, no further obligation; I'm picky; Can't see it unless you go close up. At 10 months after project completion and my claim follow-ups, PIW said by email.. from his memory, early on there was a phone call to me about his advice on suggested areas to be sanded, but I declined due to the extra expense. I never spoke with PIW for the entire process. All communication was by email. The documentation from A-Z, and all exchanges with DATCP are in File 159400. PIW's response to a DATCP inquiry was: PIW is professional and always provides advice on work outcome.. then repeated the memory phone call.. then added.. have no way of showing the truth, phone is destroyed of timeline conversations, business computer was hacked and emails on the process lost. DATCP advised they have no authority to decide what prevails, my documentation vs. PIW's early on memory. Legal service is a next step.

I heard words like professional, fast, easy to work with, and I'd hire him again. Russ was able to get us about ten days later or so and he estimated the time he would need down to the minute. We removed everything from the walls, and that was a horrible job. Getting it all back up was no picnic, either. Because everything was going back to the same place with a few exceptions I only had to remove nails and screws from areas we wanted patched and painted. That made the job go faster and it was a brilliant move. Russ and his partner arrived Wednesday morning at 9:00 and when they left around 4:00 the upstairs was done. The next day they returned at 9:00 and completed the kitchen and small bath downstairs and the dining room and did one coat on the office and living room walls. They also painted all of the ceilings. On Friday they were back at 9:00 and gone before noon and the house was done. Everything everyone said about Paint It Wright was correct and then some. One of the colors we chose didn't look at all like what we thought it would. He called me in just to confirm I liked it. There was one room that just needed a color match and he used a little gadget computer and the next day it was obvious the color was way off. So we did it the old-fashioned way by paper samples and he ran by and swapped it out. Every step of the way he made sure I was happy with the colors. I seriously could not have asked for a better team or outcome.
