The electric stove in my apartment was from the 70s, one day while baking I noticed it was catching fire and immediately turned it off. First they tried to "gaslight" (no pun intended) that it was my fault and I must of done something. It wasn't my fault it was just a side effect of having a stove that is 40 years old. I had a vase in my windowsill I was contacted urgently as if I had done something incredibly wrong, when they just needed my vase out of the window. It wasn't huge it wasn't obstructive, just a decorative vase. Live here if you want to feel like a kid in a college dorm room with unnecessary rules. They claim they own all the properties- therefore their expenses should be low, yet when asked to update or do anything they charge you a fee and make it seem like a huge inconvenience. All their properties are old and outdated. They aren't nice people at the management. Upon moving out they never contacted me or sent me any letters but instead sent a bill to a collection agency. They said they needed to replace the carpet- The carpet that was previously stained when I moved in- yet I get the blame for it? They never sent me any email, letter or anything they just sent my bill straight to a collection agency. These people are trash, slumlords that are thriving off of Portland's constant influx of people moving in and out.

    I've lived at Cambridge Square Apartments since 2020. This is a low income apartment complex that…read moreoffers month to month leases. When I moved in, my rent was $820 per month. By the time I moved out, it had gradually increased to $950. The apartments themselves are old and appear to date back to the 1970s. None of the units have proper ventilation, which causes them to become hot and muggy quickly and makes them more susceptible to mold issues. For the first several years, things were actually decent. My neighbors were respectful, and my corner unit was relatively quiet. Unfortunately, that changed in 2025. The first major issue was a tenant in Unit 88, directly below and diagonally from me. She is a heavy smoker who regularly smoked outside, coughed loudly, and left cigarette butts throughout the property. While she was friendly personally, the constant smoking, coughing, and noise became a daily disturbance. Despite repeated complaints, management did nothing but take my reports. The next issue was the tenant above me, who caused problems for nearly a year. There was constant stomping, furniture being dragged, loud crashes, and what sounded like repeated falls from intoxication. Again, multiple reports were made, but nothing changed. The final straw was Unit 51. This tenant repeatedly banged on the shared walls between 2:00 and 4:00 in the morning, making it nearly impossible to sleep. Even while writing this review, I am exhausted because they were banging on the walls again last night. There were also frequent loud gatherings, with people talking loudly as late as 4:00 a.m. They appeared to have regular visitation for a bratty child and a constant flow of guests, many of whom were disruptive. For a period of time, they also had a blind dog that was left alone and barking for the entirety of the day in random days at the start of their move in. They're were just another typical white trash split family. I reported these issues repeatedly and provided management with documentation and evidence. Unfortunately, the response was mostly policy explanations and procedures rather than actual solutions. Despite years of complaints, the disturbances continued. For anyone considering renting Unit 49 specifically, I would strongly caution that peaceful living will be difficult. The surrounding units have had ongoing noise issues, and the lack of effective intervention from management made it impossible to feel comfortable and rested in my own home. Remember living jn peace is a right for everyone. There were also concerns with the overall condition and security of the property. On occasion, homeless individuals were found sleeping in the brush around the complex. I have included photos showing a few examples of this. Cambridge Square is affordable, and for my first few years it was a reasonable place to live. However, the lack of enforcement when dealing with disruptive tenants became the biggest issue. Affordable housing should not mean residents have to accept constant noise, smoking issues, and disturbances without meaningful action from management. If your main priority is finding inexpensive housing, Cambridge Square may work for you. However, if you value peace, quiet, and responsive property management, I would recommend looking elsewhere. My property manager is Jessica Campbell whom received my many reports and failed to make any effort to better a peaceful living.

I sold rental property in another state and made three purchases in Oregon. I dealt with more than a dozen brokers and agents, representing me and others. Jason and Ben are the best of the best, in both knowledge and customer service. Jason stands out most for his industry knowledge. He knows all the Portland neighborhoods and most of the multi-unit properties available. He has construction knowledge to strongly support your pre-inspection decision making. I made a lot of mistakes in my search for properties because I was from out of state, but once Jason got involved the process was much more focused and effective. I believe in old-fashioned customer service, which is almost impossible to find these days, but Jason supported me to the very end of the deal I did with him, even when the lender was the problem. Ben was my agent for a separate purchase, and is also rental expert. Ben works harder than almost anyone I know. At one point in my deal, he was on vacation in another country, but he still got more done for me than any other agent I've worked with. There were a lot of different types of repairs needed for a building I was buying. It could have delayed the deal by months, because local vendors were overbooked and scheduling estimates three to four weeks out. Ben found a general contractor and two other vendors to get everything done quickly. About a week before closing, a tenant made a complaint to the city. We had to make a few more fixes and get a city inspection. Ben made it happen and kept us on schedule. Buying real estate is stressful. Ben is a high-empathy person. Instead of bringing me problems, he always brought solutions. You can buy and sell rental property with general real estate agents, but I wouldn't recommend it. A rental specialist can easily get a better price for your sale and negotiate better price and terms when you're buying. I got a great property that was never listed, at a great price, because they know people in the rental industry. Rental deals are specialty deals and you need someone knowledgeable. You can't do better than Equity Pacific.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.
