They have moved lot rent rates from $285 to $410 + garbage (it was previously included). They have now instituted towing policies and limited residents to 2 parking spots plus a guest parking pass per home. This is my 3rd year living here and have never had a problem with parking, or noticed 1 trailer having an excessive amount of cars. Now I have to worry if I have guest, they must arrive in 1 car, so no family visiting from 2 different cities. Also, the guest must park in overflow parking (WHICH I HAVE NEVER SEEN FULL). Also $410 rate was for residents that were grandfathered in, rates are much higher for new residents. Auburn has been known for having great mobile home communities but this investment group from Utah is ruining it, guess you have to keep all the wives in the house out there happy.

Landlord is a jerk. He has a sneaky sentence in his lease that locks you in for two years from…read moremoving your trailer if you ever want to move it. The property is always water lodged and the grass service is a rip off. Live there for 5 years and got screwed when the person who bought my trailer wanted to move it.

Yet, nothing has been done to improve the park. The pool hasn't been cleaned or had a water change in 2 years, yes 2 YEARS!! Chemicals have been added but that's it. The roads are complete shit, only a few are "paved." The ones that are paved have had car damaging speed bumps placed in the dumbest spots ever, such as along the un-housed area next to the pond. The rest of the road is made from a powdery sand that gets in and on everything. This was a student only park too, but is now open to who/whatever can pay the first months rent and a deposit. The owner and the park manager will lie continually about "new" things to come and still months later nothing has been done. I have listed my house and will be moving asap.
