Also valet trash service from Sun. through Thurs. night! The employees at the leasing office are always very courteous and friendly, and I've had very positive experiences with the manager so far. I liked the vibe of the place from the moment I stepped through the front door of the leasing office. It is a much newer community than some of the others (e.g., Avalon, Royal Crest) that I looked at, and I really appreciate their *truly* dog-friendly policy. It is an apartment complex, yes, but its location makes it less sterile than it probably would be in a more urban locale. I can take my dog for walks on the surrounding roads that are rural and that are home to a beautiful horse pasture and conservation land trail. The residents whom I've met so far have been very nice and friendly. Maintenance is very quick to take care of any incidents/service requests. I recommend this place to everyone, and especially those who have dogs whose breeds are not accepted at other communities.

After reporting serious health and safety concerns through proper channels, I later received a Notice to Quit. While I'm still living here, this created a stressful environment. I've made multiple attempts to resolve this matter privately and professionally and remain open to fair resolution. During settlement discussions, I experienced pressure to confirm agreement to terms that I had not yet reviewed in writing. This reminded me how important it is for tenants to request documentation and never agree to anything without seeing full details. Transparency in housing and negotiations protects everyone involved. I share this so future tenants know the importance of understanding their rights, asking questions, and speaking with current residents before signing a lease.

The property management company only cares if you pay your rent. The new caretaker only cares if you pay him extra for everything else. Everything costs $20 - $25 - to clean snow off your car, to move it when they plow, to put your A/C in or take it out, to help with your computer per hour. I wouldn't move in again and I wouldn't recommend it to others..

Massachusetts law (MGL, c. 186, § 15B) requires the return of the deposits and accrued interest within 30 days after tenancy ends. Hannah telling me it would be 3 months before I got my deposit is not consistent with MA laws. Bell Corporate promptly sent my deposit. Hopefully this helps anyone else dealing with this issue.

Application process: The application process was riddled…read morewith errors and instructions on how to complete a few items were inaccurate or incomplete. Bell Westford is the property we are renting, but the application automatically fills in "The Vinings at Roper Mountain" in N. Carolina, with no ability to edit. We were told that is a known error and to disregard. Seems Bell would want to correct that after being open for a few years here in Westford, MA. Our deposit was double charged, so that had to be corrected and as a result we had to start the entire application all over again. These are 2 examples, but there were many other similar issues. The rental rate quoted on the site may be more than 12 months. Ours had to be a 13 month lease to get the initial rate quoted. It was $500 more per month to get into a 12 month lease, so don't assume industry standards apply here. The biggest issue is that renters insurance is only sold in 12 month increments, so you have to renew for a full second year, then request a rebate for the 11 months unused. Positives: 5 stars for the Evergreen apartment layout. It is less than 800 Sq feet, but feels much more spacious due to the large windows in both the living room and bedroom, walk in closets and even double sinks in the bathroom. The shower tub is wide, so the shower curtain doesn't attack you when you shower and there is plenty of cabinet space. The gym is clean, well ventilated and has a decent selection of machines for an apartment building. Our AC was blowing air, but barely cool, so we logged a maintenance request. Within 5 minutes, Daniel knocked on the door. Less than 24 hours later he rectified the issue. Issues: Our sales rep failed to mention the apartment we chose overlooks Westford Earth Materials. The view is not the issue. The ridiculous noise ALL DAY LONG is, which was discovered the day we moved in. Big trucks, constantly beeping as they back up, loaded with logs that are then chopped in massive grinders which are running pretty much throughout the day, beginning around 7am. If anyone is working from home or retired, this is NOT the apartment building you will want to live in. Even with the windows shut, the noise is intrusive, several days a week. The units most impacted by this are 3101, 103,105, 107, 109 111, 113, 117, 119, 121 and the floors directly above those (3201, 3203, etc). The trash/recycling process requires you drag your trash bag to the back of the parking lot where there are a few small dumpster bins. The bins are completely full before the end of the week, and smell terribly. The move in packet states if you bring your trash all the way outside to the bins (meaning you either have to purchase a little wagon or load your trash into your car, then drive it there), and the bins are full, you are responsible for bringing the trash back to your apartment. LOL. Clearly THAT is not happening, for obvious reasons, but after a couple of days people just start leaning their rubbish against the sides of the bins until the day they are cleared out. Considerations: There is no underground/enclosed parking garage, but there are a few garages you can rent for $250/month. Once you sign, up you are required to rent the garage for the remainder of the lease period, there is no month to month option. Each stand alone unit houses 6 garage spaces. Be careful when you choose one, as the first one we looked at would have been an issue getting our car in and out as a truck had parked in a designated parking space near the front of the garage, leaving little clearance for a car to get into the actual garage. The 501-506 series is just past the dumpsters, so can get pretty unsightly with offensive odors. You can rent outside, designated parking spots. There is also plenty of undesignated spots availability. We confirmed if you are unable to move your car when instructed (typically for snow removal), your car is towed and it is your expense to retrieve it. The parking lot lights are on all night, so if your bedroom overlooks a parking lot, you will want to purchase room darkening shades as the blinds let light in around all the edges and it really keeps the room lit up all night long. The day we checked in, the door for the garage we rented was not functioning, so we were given a temporary one while the one we chose was under maintenance. We were charged for the temporary one as well as the one we were unable to use, so that had to be brought to someone's attention to fix. 10 days later the issues were resolved.

They were the only place I contacted in Chelmsford who would allow a 6-month lease and also accommodate our dog. It was an easy application and approval process, and we signed sight unseen (aside from photos and a video walk through). The complex has lovely grounds, a nice pool, and is easily accessible to Rte 3 and 495. I also loved how close it was to the Bruce Freeman trail and took evening or morning walks every day. The apartment was modern, spacious, clean, and bright. There are elevators, wide hallways and plenty of parking. There's also a choice for additional paid garage parking (I just used the free outdoor space). Any maintenance tickets were taken care of quickly and successfully. I would definitely recommend Kensington for either a short or long term lease!

You will constantly get emails about the "community rules" when the place is an absolute disaster. When I went to go and resign my lease I had a few questions and apparently that's frowned upon. They refused to sign it after I asked them to clarify a few things and I was told that "I am too difficult". They will schedule tours and will not be considerate if the times don't work for you and pretty much broke into my apartment when I didn't open the door. By them not signing it was actually a violation of my civil rights according to a lawyer. They illegally handed my security deposit and used the rest of my security deposit to fix things in the apartment that were not beyond wear and tear. Avoid this place like the plague!!

When I told him that I was only going to leave one months deposit until we received the lease and that I would need a receipt, including terms and conditions on the deposit, he had not clue what I was talking about. I asked him where if the Property Manager was there and he said that she was, but that she was busy. I then asked him to get her on the phone, which he did. The Property Manager said she was at another site (true or not true), but I told her the same thing as I told the "check collector". She said it was their policy to collect first, last, and security. I told her I was only willing to give one of those as a hold until I saw the lease and that I needed a receipt with terms and conditions on how the deposit is being handled. She said she would send an invoice and a generic lease later. She did send three invoices and the generic lease and the generic lease backed up my argument that there needs to be terms and conditions on the deposit because none of that was addressed. Since we were still interested in the apartment, I drafted a very simple document to illustrate terms of the deposit, emailed her and asked her to get back to me. NO RESPONSE. Days later, she sent a text saying that the apartment we were interested in was taken over the weekend, but she had another one "same unit, but on the third floor". Bottom line, I wouldn't trust these people at all! No show on a preset meeting, inappropriate or lacking documentation, and a very condescending attitude. Good luck to anyone that chooses to live here and/or do business with them.

The walls and floors between apartments are not very soundproof and, depending upon the habits of neighbors, there can be noise issues, but otherwise the facility and its residents comprise a comfortable living environment. Alas, the wonderful facilities manager "Bob" left after the complex was sold to new owners in 2019 who then contracted with new property managers in early 2020 just before Covid struck. Management has changed hands again since that time, so I cannot comment on new business arrangements.
