Pool closed multiple weeks early this year. I find it frustrating that amenities that may have influenced apartment selection are not reliable. To be clear (based on the response), I do not understand how ineffective staffing policies keep residents safe. This closure was not communicated as a Covid-related closure. Tim and Kevin are the only people in maintenance that actually resolved my issue that existed all the time I lived here. I have had cold air coming through my patio doors. Maintenance had come several times use the thin strip of insulation on the doors. This never solve the problem. Kevin and Tim kept working until they finally were able to get this resolved They wore masks and we're extremely polite and respectful. Kevin had worked on a leak that I had in the bathroom with other people and got that also resolved. Tim is training with Kevin so I Tim will become as much an asset as Kevin is. read more

We lived here for about three years while we looked for a house in a tough market. I signed a short term lease at first, and when I needed to sign a new one 6 months later the rent shot way up. The apartment was very expensive for what you got. Ours was a small 1 bedroom that had cheap counters and cabinets, and certainly did not look like the photos you will see online. It was clean, however, which was good. It is quite noisy with people trudging up and down the stairs and slamming doors (The doors in the hallways leading to the staircase). You can hear the radio, tv, bathroom fans and even people talking in other units through the walls. Trash and recycling is sometimes a problem because there is only one place to go on the property and it is often overflowing. Snow removal is also a disaster at times so during the bigger storms just be prepared for that. There are nice places to take walks nearby. Which was probably our favorite part living here. We didn't really use any of the amenities like the gym or pool but they seemed nice enough. The staff was always friendly although we did not interact much with them The maintenance crew were awesome and fixed things fast. I felt a little fleeced when trying to leave. We had to pay a penalty to break our lease that only had a short amount of time left on it... and then they "strongly recommend" you use some cleaning service they offer for $160 or else your security deposit could be in jeopardy. All in all, if you move to the area for a job as we did, then it might be a convenient option. My advice is to shop around. Since we moved in there have been a couple of newer places that have opened up like the Village Green in Littleton (which is like a minute away from Avalon) and Paddock Estates in Boxborough. Either of these places might suit you better than here. read more

I just can't say enough about how wonderful the staff and the complex is here. It's actually quiet, and I love my neighbors and their pups. I've been here for almost two years and the entire experience could not have been better. From the office staff - Gayle, Allison, Kenny, Scott - to the maintenance crew - Paul, Steve, Keith - everyone takes such great care of us! Having owned my own homes I'm kinda picky (!) and they're all so helpful if I need a repair or help in any way. Plus they remember my name, which is no small feat with such a large place. We looked all over before choosing this complex, and I've lived in the area since 1990 so I'm not exactly a newby. With the trails, the restaurants, the location and the amenities, plus the amazing staff, this is just a super place to be. read more

I stayed at Avalon Acton for a little under 6 months and I had signed a 10-month lease. I want to warn future tenants who may be looking at Avalon as an option. A previous tenant warned me about their practices, but it was too late, I had signed the lease and moved in by that time otherwise I would have considered other options around. I had to break my lease due to unforeseen circumstances out of my control. Before you sign the lease, they will tell you that if the lease is broken than they generally charge you one-month term fee but in the lease, it says 1 to 2 months. When asked to clarify in the beginning they will usually say "we say that but we generally charge one month" but in the end, they say, "you should have read the lease terms, I read mine, so it's your fault if you didn't. The lease says 1 or 2 months and it is up to us". They will always go for the highest amount because it's a way of making money. As I mentioned I was forced to end the lease due to unforeseen circumstances and they didn't have any empathy because they are all about money (with a to hell with tenants' attitude). Another way to make money for them is an apartment inspection when you leave the apartment. When you are doing a tour, they will tell you, the only time they will charge you is if the apartment is a complete mess. But that's not true. I talked to at-least 7-8 tenants that left Avalon, NOT ONE got their deposit back and the minimum fine they had to pay was $1500. Mine went to $2300. I had an initial inspection done by one of the employees (Keith Windward). He came to the apartment and did an inspection and gave me an estimate of what I would be charged. The quote I got was $46. Mind you I should Keith every part of the apartment and showed him the carpet area that had spots. Here is what Keith recommended, I sign up for deep clean which is $160, which would take care of the bathroom, kitchen and laundry room. He said, if I did that then it would save me money because they would comply with Avalon's "Clean apt" standard. Then he said I will be charged $100 for carpet cleaning. I specifically asked him about the spots again and asked, "would you charge me for changing the carpet?" His response no not for that, the only way we will charge you is if there are rips in the carpet. Those spots should be gone by carpet cleaning. He looked at the paint and said the same thing, there are no dings or anything so one coat should do but did say the painter would know better. I am not sure why they would need more than one coat. After we moved out, the story completely changed. I was expecting a bill of $306 = $46 + $160 + $100 (blinds, deep cleaning and carpet cleaning). I thought maybe $700 at the most. But I was shocked to receive $2300. They said the carpets needs to change because the spots can't be cleaned. I saw the picture and I have seen carpet cleaning companies take out worse spots. I realized this is their way of making updates at the expense of the tenants, even though they state normal wear & tear is covered. They sent me pictures of the kitchen and bathroom saying it didn't meet their standards, but I had signed up for the $160 deep clean which should have taken care of it as per Keith's visit and recommendation. I asked them to breakdown the $2300 but they just sent me a list of things without itemized cost. When I said everything above, I got an email saying, after careful consideration. They are judge/jury/prosecutor but make it sound like a third party did an impartial consideration. In the same email, they wrote providing me pics was a courtesy and they aren't required to do it. And then at the end had a threating tone that if unpaid will go to collection. Avalon Customer Care is one of the nicest when you are a prospective client, but the tone completely changes when you become a tenant. They will fight with you, threaten you, pressure and scare you. My advice again with future tenants is please be careful. My friends live at Princeton Apartments who have had a much better experience when they move out. Based on what I ended up paying I might have been better off living at Hanover apartments. They are a little more expensive, but I doubt they treat their departing tenants like the way these guys did. read more

I had no problems while living at the community, however when moving out the experience was absolutely awful. In the weeks leading up to moving out I had the carpets professionally cleaned and the entire apartment professionally cleaned. The apartment was thoroughly photographed on move out. I then receive a bill weeks later for multiple damages with a balance due after my entire deposit was taken. I contacted the Avalon corporate office, some of the items could not be substantiated so they were refunded, however after waiting weeks, i finally get invoices for these apparent damages and photos. The photos do not match the apartment nor the photos that were taken on move out day. I've had numerous calls back and forth with no luck, all i was reimbursed for was some non-sense minimal charge for blinds. I have rented at other Avalon locations, done the same on move out and never had this problem before, absolutely disappointed that this is how I was treated after moving out and being a tenant for multiple years who always paid rent on time and never complained. read more

We needed an apartment in Acton for 3 months, and Avalon offered short-term lease. Also, we lived in Avalon Oaks (Wilmington) in the past, and had a great experience. Avalon Acton became an excellent place for us.The maintenance was perfect, and the office was always super friendly and helpful. Thank you Kara and everyone in the office! Thank you the maintenance team! We were pleased with how the swimming pool and fitness center were kept open yet safe to use during the COVID-19 pandemic. Our moving out was smooth and we got our deposit back (cleaned the apartment ourselves and didn't use their cleaning service). From our experience, we definitely recommend this place. read more

I don't recommend anyone live at the Avalon Acton apartments in Acton, MA. Same complaints as the other communities, which makes me believe its a common practice by the entire corporation. Customer service and maintenance were terrible. They wouldn't do a weekend move out inspection, even though that was the move-out date they gave me. I could t be present the following week & ended up getting charged for a microwave that wasn't broken when I left. The inspection sheet just listed "appliance replacement" $200, with no itemized information. Had to call the company & they were less than helpful. read more

We are so unbelievably dissatisfied with Avalon Acton. We should have seen it coming when on day 1, the leasing office LOST our deposit check of $500. They even had the nerve to ask me if I forgot to include it with the rest of the application materials. Clearly we should have taken that as a HUGE clue. Here are just a couple of the CONS about Avalon Acton and I'm positive I'm leaving out some, as there are just so many: The leasing office uses the old bait and switch move, they showed us an apartment that would "resemble" the one we would live in but we never got to see the ACTUAL apartment we were going to be moving in to until our move in day which was clearly after we had signed the contract Our apartment was supposed to be in perfect condition when we moved in, meaning that it was thoroughly cleaned but it was DISGUSTING. There were little black hairs everywhere, stuck to the walls, and tangled in the carpet. The cabinets and closets all smelled like curry and had this thick layer of reddish-orange powder caked to the shelves and doors. I found a SPOON in the washer. The carpets were disgusting and stained and there were spots that we re really crusty in the bedroom, perhaps some sort of bodily fluid'' There was a blatant, purple stain in the center of the carpet in the living room. The walls were marked up and badly scuffed. It took me an entire week and bottles and bottles of cleaning supplies to get the apartment into an actual livable condition. When I called Maintenance, they claimed they shampooed the carpets 3 times before we moved in. Clearly this was a lie. I had to beg them to do it again and so they promised they would after we had everything moved in. When I reminded them of their promise, they refused to do it. I had to call the leasing office and they got them to come at least look at the stains. One of the maintenance guys was actually nice and said he had the carpet shampooer in his truck and that he would do it. When he brought it up, it turned out that what they call a carpet shampooer is just a steamer. I.e. they steamed the carpet before but have NEVER shampooed it. The head of the maintenance staff was extremely rude to me. (This was when they came back to check the stains.) 2 large males came bounding into my apt one morning while I was still asleep even though boyfriend specifically said that if no one is home, do not go in. Luckily I had dead bolted the door and woke up to them trying to open the door against the dead bolt. Then they proceed to come into the apt with their dirty, maintenance man SHOES on, even though they were there to CLEAN THE CARPETS. The quality of the actual apartment is UNBELIEVABLY POOR. They probably built all 14 of these buildings in a week. The carpets are so cheap. The walls are white washed "mental institution" style and not to mention they are BEYOND thing. I listen to the person in the apt next to me listen to their bad 90s rap music all day long. You can hear AND feel the person below turn on their bathroom light because they wire the fan in with the light. You are basically paying $300-400 more dollars a month for the "Avalon" name when there are many equal and even better quality apts for much less in the area and with better service FOR SURE. Here's a BIG ONE people: You pay $200-250 in addition to your rent per month in utilities, unless maybe you like cold showers, doing your dishes by hand and wearing dirty clothes. I tried asking the leasing office people about how much people paid in utilities before we first moved in and they said they couldn't answer that because it varied. Yeah, they couldn't answer that because they knew the number is outrageous. We froze all winter long, barely turning on the heat until my toes turned purple and our gas bill was still $150 each month. The traffic is horrendous. THERE ARE NO WORDS TO DESCRIBE IT. It takes us 45 minutes to get anywhere. There are 4 or 5 speed bumps on the only road leading to the apartments and then 4 more once you are in the actual property. Your mind and your undercarriage take a brutal beating on your way in and out each day. And when you try to go slow over them, the other residents tail you by inches because you're going too slow. The people in the leasing office simply aren't accountable to residents, whatever issues arise, the staff does not act like they should, seeing that this is a luxury apt complex They are also NEVER in the office. They work short hours and take random days off and aren't open on Sundays. They take forever to return calls and are rude on the phone. However, they will bug you every day and leave demanding messages and get annoyed when you don't return their calls on issue like renters insurance. read more

We rented a first-floor, two-bedroom apartment here for three years. We found the amenities to be pretty fantastic--the gym was seldom crowded and was well maintained. The pool was pretty good by apartment complex standards (but not heated, as was advertised). The common areas were always clean and generally well maintained and having a clubhouse with sofas, pool, TV and and high-top tables was a nice plus. You'll see a model home on your tour (containing furnishings that are almost certainly smaller than what you'll be moving in with). Note that the model home may have one or more painted walls... you can order accent walls in the ballpark of a couple hundred dollars a pop, which is a nice way to spruce up the place without violating the lease. Closet space is great if two adults will be moving into a two-bedroom. But if there are kids in the picture, this place will feel like a shoebox before long. But all in all, the community was just all right. It's hardly a friendly, welcoming community. The units turn over too quickly for this to feel like a neighborhood, which means the best you can hope for is that you don't live by a weird person. (Yes, there were a few, like the guy who sits out on his patio in his plastic lawn chair by himself all day, even in winter. He's probably still there if you want to check to make sure he's not dead yet). Kids are everywhere, which would be fine (we have two of our own), but enough parents let their school-aged kids roam the complex, that it got a bit annoying. Being on the first floor, kids playing within a few feet of our living room window (or if not there, then in the parking lot right next to my car) got a little old. The playground is a joke... wasn't even fun for our four-year-old. We took our kids to other playgrounds and parks in the area. I wish other parents would've had the same good sense. The apartment office is staffed by people who are good at what they do, which is to lease apartments for as much money as possible, and try to keep the place looking good for prospective tenants. Being reasonable about rent increases is not in the job description. We left in part because of an 11% increase that they wouldn't budge on. (But they did allow us to extend for a couple months to get something else lined up, so I guess that's not too bad). Other than that, they do know their residents by name, and having the office open to sign for packages was a big plus. They'll even offer to deliver them to your apartment from time to time (e.g., on the Saturday they close the office before a holiday). So yes, plenty of good things about Avalon to warrant three stars. But if we were judging on build quality, the place would struggle to earn even a single star. The paint they use on the wall is so cheap that it comes off if you stare at it too hard. We ended up with marks all over the wall just from every-day use. And don't even think about scrubbing the walls... you'll scrub the paint right off (no joke). When we left, their policy was that fresh paint is supposed to last three years. So unless you stay as long as we did, count on paying for a complete paint job when you move out. Carpet and pad is horribly cheap and started coming up from the walls--they don't even cut it straight or properly secure it to the tack board when they replace it, which must be quite frequently. Walls are thin and noise would have been a much bigger problem if we hadn't been on a first floor end unit. Also, utilities were atrociously expensive. We pay less for electricity, heat and hot water renting a house than we did in the apartment, probably owing to the terrible windows and poor insulation in the apartment buildings. Comments on other sites have mentioned outrageous charges for damages upon move-out. Yes, if you leave the place imperfect, you're going to pay, which is a bit unreasonable given the poor build quality. Thankfully we were there long enough that the carpet and paint were due for replacement anyway. What they did charge for damages was generally reasonable. We had read complaints about clean-out charges, so we opted to pre-pay a cleaning fee (which appeared to be without markup) so that we didn't have to worry about cleaning up after we left. Bottom line: this is an apartment complex. It's a far cry from the Shrangi-La that they advertise it to be, but you didn't really expect it to be, did you? It's got a washer and dryer in the unit. You won't have to shovel snow. You're not going to meet life-long friends here, but it's not a bad place to spend a short stretch of life. The negatives of apartment living eventually outweighed the positives for us, but there are still some good reasons to live here if you can afford the ridculous rent (which exceeds the cost of renting some homes in the area). Great apartment complex for anyone looking for excellent temporary housing in the Acton-Littleton-Wesford area. Excellently maintained complex, and the service is outstanding. The fitness center and pool are worthy of a high-end resort. Diane Decker, Connie and the others in the apartment leasing office make you feel welcome and are always most responsive to your needs. If you need more space, suggest you seek out one of the top floor 2BR units with a loft. read more

Georgine from the leasing office was very helpful. She seemed have lots of vacations (I guess they had different shifts since the office opens on Sat. as well) but she usually gave quick response when she was working. She helped us to make sure upstairs stop using washing machines and dyers after 10 pm which we could hear noises very clearly. She also helped remind everyone to not banging walls during quiet hours as apparently there were some tension between neighbors since the setup here was that those noises can go through walls and floors from one end to another. There were so many directions that sometimes it was very difficult to figure out where they came from without help of modern sound equipments. Since we had a 3-year old who have more movement at home, our downstairs complainted us for noises and banging back at night for revenge. Georgine certainly eased some of the tensions by communication among neighbors. The leasing office organized activities or provide food and drinks during major holidays. We lived in Acton for two month only till November 2016, we loved it. Clean territory, very responsive stuff. When we had some issue with washer, they were there to fix it in 2 hours after we asked for it. We worked with Kenneth Russell, and he did a great job, was really easy to rent, very quick, nice, everything is friendly and in time. School buses come directly to Avalon from school with just 1 stop on the way. Walking distance to great soccer fields and scenic walking paths of NARA park. Good apartment condition. We rented from some guy before Avalon and the difference in approach and readiness to help was huge. Highly recommend! read more

I live here since last October. Right from the beginning I was helped by office stuff in everything I needed. Office stuff is wonderful, very professional and helpful. Katrina, Connie, Georgine, are always solve any problem if I have one. I have moved here after I sold my condo and it was not easy for me to change big part of my life.But....I was lucky to have such a people who I could rely on. The building inside and outside is always clean. Maintenance office does it's job professionally and always come the same day and solve problems. Landscaping is very beautiful done. Even for dogs office stuff makes little party. For people and for dogs here is wonderful, inviting environment. Now I feel that I am home. Thanks to all stuff for what and how they do. read more

Drive by their entrance on my way to work and the new lights they added are nice especially early in the morning or leaving late at night. There are a lot of people that walk in the area and its a lot safer for everyone when on of them crosses the street now that it's nicely lit. read more

I have lived here since July of 2016. I enjoy the location and multi-cultural/multi-generational community. Even though the buildings are older they have been well maintained with one exception. The communications equipment is old and outdated. My internet service was so bad the first three months that I was given full credit by my provider. Now it seems my television service is being affected. I understand there is a possible upgrade in the future (perhaps this coming spring) but that is no help when the service is constantly going out. I understand that some buildings are worse than others. If you are considering renting here and will be relying on internet be cautioned and choose carefully. read more

I lived at Avalon Acton for a year from 7/15- 7/16. I only moved due to a roommate change that forced me to re-locate. The apartments had enough space for two people. We each had our own bedroom and bathroom, about the same sizes. Grounds were well maintained throughout the year. Prices seemed fair although I think they have gone up since last year. Office staff were very helpful. When we had an issue with the apartment they were quick to help. Maintenance responds in a very reasonable time. We had issues with our upstairs neighbors being extremely noisy... yelling at each other and then it would sound like bowling balls dropping on the floor at midnight while I was trying to sleep for a 7 am shift. Management was helpful in addressing that issue. I think that was an unusual occurrence there because all of our neighbors who lived in our hallway and everyone else I encountered were quiet and friendly. It was a mix of young working professionals, families, and some elderly residents. There were many dogs there so my dog always had other dogs to say hi to on our walks. My only complaint there would be that the "dog park" is tiny and next to the trash building which smells. I never took my dog there and I never saw anyone else using it. read more

We have looked at many communities for over 4 months due to the unfavorable reviews we had steared away from Avalon, after much discussion my husband and I decided to at the very least take a tour. Yes, we were shown a "model" unit but we also viewed two unoccupied units coming available, and we were given the option of viewing other units the following week to help us with our decision. From the very first email inquiry, right through the lease signing process it's been a pleasure. The leasing office women(Christine and Diane) were knowledgeable, curteous, and extremely patient as I bounced from floor plan to floor plan before finally deciding on our beautiful unit. They have always been there to answer all of our questions and concerns, as first time apartment renters the list was long. We are looking very forward to living amongst such a beuatiful community with fabulous amenities. read more

Avalon Acton is a wonderful place to live,but we just received our renewal and they want to raise the rent by 275.00/month to pay 2096.00 for a one bedroom with loft in the main building where the amenities are,and they call this increase "due to the market value" so renter beware! They negotiated the rent somewhat but it's still up over 2 grand and now we may be forced pack it up to transfer across the street just to pay a less offensive rate. Their slogan is "Time Well Spent" which I agree with until your rent gets jacked sky high. This apartment was just feeling like home and now we have to go through the hassle of packing up a moving truck and paying another security payment and possibly prorated rent depending on the day to go across the street to the Westford side. I am very disappointed,and I hope this can be of caution for future renters who planned on staying over a year. read more

My husband and I lived at Avalon Acton for 5 months while building a home. Our experience was excellent! The facility was well maintained, and the leasing office provided outstanding customer service from move in to move out. Everyone went above and beyond to help in any possible way. Customer Service hours were extensive, for help from the corporate Avalon office. Our one maintenance request was completed in 24 hours. We appreciated having the Fitness center, pool, outdoor grills and club house. Highly recommend!! read more
