I would not recommend this company to anyone, ever. We hired the Military Relocation Team to manage our property back in 2016 and the initial years of service were quite reasonable. Communication was noted to be suboptimal but seemingly acceptable in 2020. This included delayed responses and lack of follow through with requests on updates on the property and its maintenance. In 2024 we were notified by an uninvolved party that the house had serious maintenance issues. Efforts were made to reach out to HRMRT, Coastal Property Management LLC, and the owner Barbara Sgueglia via the owner portal and telephone and we received no reply to multiple messages for weeks. Given the concern for the property, we reach out for the first time to the current tenants to discover that despite the tenant posting notification on the portal (as directed) the heating unit had been left unrepaired by HRMRT through the winter, leaving a family including a young child without heat. Also, a pipe had burst months before and HRMRT did send a plumber to fix it but did not follow through with recommended maintenance. The property then sustained tens of thousands of dollars in water damage and mold growth, which left the house uninhabitable and is still being repaired. The tenant was restricted against reaching out to the owner as per stipulations in the lease, so without the engagement of the property management team there was no directed pathway to discover this damage. They responded within the day when notified via portal that they were fired but have yet to reply to the maintenance requests from the tenant or the owner. In short, this military servicemember found their service to be entirely unacceptable and their negligence led to poor conditions for the tenant as well as substantial damage to the house. can't even give a star! After reading this information I wish I never pointed my children in this place of rental. My son is active duty military had orders to move from Fl to VA short time frame. We live close by and found what we thought the. Cutest looking rental on the outside. Well this Property team I should say Barbara Squeglia what a nightmare! My kids are afraid to report her, I'm doing this since they've had no air no over 3wks I had to buy them 2 portal units which inside thermo still reads 93 degree. They pay over $2200 represent the military just to be told they're privileged and entitled in their behavior. I'm going to on my own be a voice since they're afraid to be heard!!!! read more

Why with this company we were actually the lucky ones because the house itself wasn't that bad and I actually enjoyed living there but a lot of things would break like my toilet and the oven it took them four months to come and get the toilet fixed they patched it and then couple months later when it completely broke in half they expected us to pay for it even though they should've replaced it in the first place. We first moved there the backyard was completely trashed they came out and they maintenance the whole backyard and it looked beautiful and then expected us to pay the bill! Anytime I tried to tell the woman that we were not paying for something she's completely ignored it and then she would send us some thing a week later saying oh your payment is late you need to pay for it we're not paying for anything that we didn't agree to. If you have a choice never ever give these people your money this was absolutely the worst company I have ever dealt with. read more

Just signed a lease with them wish I could break it . Have had so many issues . Major one is I moved in AC was broken (still is). It's the middle of July . A week has passed they don't answer the phone never in the office or answer messages. Finally I was fed up and reached out to the owner and he reached out to them . Same day they contacted me with a threatening email about violation of the lease and now miraculously in 2-3 days the contractor should be out . Please do not rent from theses people or use them as property manger. I am not a difficult tenant if it was something small like a broken garbage disposal I would understand no update or contact , but the Ac in the middle of the summer with a 19 month old . We rented for 2 years a house from Military Relocation Team. It started out great until we started to report things that needed to be fixed. We got the third degree and questioned with sarcasm. The communication was months in between questions and just felt like we weren't cared about. There was a lot of "personally" used statements. "I personally know the owner", "I personally drove by and viewed things myself", "I personally did this at this house". It was this combined with the astronomical cost of renting that drove us to buying our own house. We felt attacked and feared reporting anything after a while due to being verbally bashed. Worst Property management team we've ever had to deal with. Nightmare. If I could give negative stars I would. Look up 1511 ocean view ave Norfolk and see some of what we had to deal with. Terrible mold situation with no compassion from Barbara about how bad my children's health had become. They do not hire professionals to fix the homes. I was sexually harassed by one roofing "contractor" they sent out. We had to move to another rental for the safety of our kids and she kept our deposit and then tried to charge us for all new carpet(the owners had agreed to wait until after we left to replace it and just not hold us responsible for any damage to it bc it was already destroyed and 11 years old when we moved in) I'm very bitter about this because she is NOT military, she advertises herself as some compassionate friend of the military but really just takes advantage of vulnerable people. One star is really too many for this group. By far the worst company I have ever dealt with. As a military family, we are no strangers to moving and rentals. We are also homeowners ourselves, and treat rentals as we do our own home...with care, an eye for detail, and the willingness to make improvements (with permission) to leave a rental better than we found it. We lived in a 4BR home managed by HRMRT for nearly 3 years and first met someone from their office on the *last* day of our lease when we turned over the keys. They never once did an inspection, or came out to see that major repairs were completed properly (including a new roof and pool resurfacing, among others). The home was in poor condition when we moved in, with quite a few issues evident that should have been completed b/n tenant turnover. We submitted 47 work orders during our tenancy, many due to neglected or deferred maintenance. While the frequent repairs were bad enough, many of them became a fight, taking weeks or even months to be completed. Many others went unanswered or unresolved. (In case you are thinking the owner wasn't authorizing repairs promptly, I can assure this was not the case. We were in touch with the owner.) Compounding the maintenance/repair headaches, Ms. Sgueglia and her team are nearly impossible to reach. All phone calls go to voicemail and are never returned; tenants are to use an online portal, which was often ignored for days or weeks at a time (despite the promise of a response within 3 business days). Only the threat of contacting JAG/an attorney was enough to get these folks moving at times. Responses were often extremely unprofessional or sarcastic. We have approximately 70 pages of documentation, including everything from the tenant portal as well as emails, to substantiate these claims. This firm's name seems to imply a close relationship with the military community, but in reality, I believe they take advantage of absentee military landlords and the fact that military tenants will be moving out of the area and aren't around to defend themselves. Based on their Better Business Bureau rating and social media reviews, we weren't the first family to be treated this way, but I hope this review will help others avoid the frustration and headaches of dealing with this company. read more

They will LIE to get your security deposit. They should be SUED for using military in their name because they have nothing to do with service members except screwing them over. read more

They deserve 0 stars. We just fired them or they claimed to have fired us. They haven't been taking care of our rental or our tenants living in it. Any work that needed to be done was crappy workmanship and we paid a lot of money for that. They won't return messages on the portal, phone calls or emails. We witnessed some of the crappy work that was done to our house while we were stationed overseas with our previous tenants, deplorable. When we moved to the US, we came to the area and they weren't willing to work with us, we had to set up a walk through at our own house. Which we went, saw the crappy work that was done while we were gone for 4 years. It's like they hired some random worker off the street that no idea on how to properly fix anything, yet charges us and arm and a leg. Worse experience ever. In the owner's words, "our communication was cause for alarm." Yet their communication sucks. I threatened with legal action is they didn't respond to something. We don't live in state and are still renting our house out. When I asked why I wasn't getting a phone call back, they said that no one is in the office all day and they are in the field all day, how do you run a business if your tenants and owners can't get a hold of you. I wouldn't recommend this shady company to anyone and to think she has military in the name and is screwing the military. Stay far far away. So for now, we are the landlords and our tenants are much happier. Our tenants were the ones that were telling me the would put in trouble tickets and no one would respond and then if they did, they would cancel the work through the warranty company that we pay for. If I could give zero stars I would! This is by far THE WORST property management agency I've ever experienced in our 9 years of renting. The fact that they are a "military relocation agency" is preposterous. They have an office location in Chesapeake where we are currently renting, but you can't go to the office for help for ANYTHING. They'll just redirect you to the tenant portal which by the way is always down! Everything must be submitted electronically,which you would think would be great for a paper record, but even then you get no response and if you do it's MONTHS later! I've actually had one of their computer thugs tell me when I submitted a work order that you could fix it yourself if you tried. They are rude, inconsiderate, unprofessional, unethical, and flat out LAZY. If the owners only knew that their property managers are actually responsible for the wear and tear damages due to the fact that they let work orders sit for weeks at a time. HEAD THE WARNINGS IN SEVERAL REVIEWS HERE AND GOOGLE! DO NOT RENT FROM THEM! The stress of PCSing is already headache enough and this "military relocation team" will just add to your headache! They take advantage of the time restraints put on military families to move from one place to the next, which I fell victim to myself and regret it so much. I originally started looking into a rental here in Virginia Beach with a realtor, Stephen. Once we decided we liked the house and wanted to put in an application, we were told the 30 day notice we would need to give, upon approval, would be ok. So, the 4 of us adults (in a 5br home) applied and paid the $200 in application fees. I also put up $2,550 of my money as a security deposit that was due with application to be refunded if not approved. Getting a hold of Barbara proved to be nearly impossible until I HAPPENED to get someone to answer the phone in her office. Only then did she respond to me to find out the status of the application. After a discussion on the phone, she told me that we needed rental status letters from our respective landlords stating the ability to get out of our current leases. I told her I would get those and get back to her. She also asked me if I could put down another $2,550 as a "double deposit" to appease the owner. I told her no. That was Friday night. On Monday, I texted her that I had the info she needed and that I would be able to move in @ mid-August/late-August if approved as we were now into mid-July and I need my 30 day notice. Only then did she say the owner wants someone in the property by 8/1 so we were not going to be approved. She also stated there were issues, which would be outlined in our rejection letter, relating to the other 2 adults on the application so the owner went with another tenant. I told her I would like Stephen to pick up my check from her office in Chesapeake and meet me somewhere to get it back. She stated he is not a messenger and that I would have to drive to Chesapeake to get my money back. I told her I thought her company was a joke and they were VERY unprofessional and shady. I told her I would be there on Tuesday morning to get my check and to please have it ready so I didn't have to call the authorities. It was after this that she decided I was abusive (JOKE!!!) and she didn't want me in her office. She said if I showed up she would call the authorities. Before even providing this review, I already know how this company will handle it due to my research into other reviews provided by clients. I know that there will likely be threats of lawsuit but I am providing this review not to "slander" the company, but instead to provide constructive criticism and to also inform potential future clients of the issues we have had with this company and based on many other reviews, what they could potentially encounter as well. I feel terrible because I recommended this company for both property management and buying and selling to so many people in the beginning and now, I think about all the people who have had terrible experiences like us. I also find it odd they have their reviews hidden on their Facebook page, but every other online website I have checked (Google, BBB, Yelp) all have informative and accurate negative reviews, please do your research! We had 2 leases with 2 different families in the house that we own, which was property managed by this company. Before any of us ever speaking to each other, we were ALL having the exact same issues with this company. So, this is not some big corroboration to try to gang up against the company. Both our family and both of the tenants have had a very negative experience. Issue #1 is communication they have a "48 business hours" turnaround response time, but I can probably count on one hand how many times we ever had an issue responded to within that amount of time. It was extremely hard to get someone to respond to you in a timely manner on the tenant/owner portal. Not only for us but turns out for our tenants as well anytime they had questions or maintenance repair requests. There were numerous times messages would just go completely unanswered. They also are not willing to ever speak to you on the phone. We had some pretty major issues happen to our house within about a 2-3-month time span. We were having bills that were being taken out of our tenants rent payments every month with no explanation of what the issues were that were being fixed. Blown over fence, roof leak, ceiling leak, bathroom walls were soft and moldy from a bathtub leak, water softener issues, pressure tank went out, etc. We were getting hundreds of dollars in bills that we had to pay but were not being told what they were for. Naturally, this was a concern to us and when we could not get any responses on the tenant portal having all of our questions answered or providing pictures of damage, I called the office daily. They never once answered out of about 20 times I called. They finally responded by message stating everything had to be messaged through the portal so there was a paper trail, and that they would not talk to us on the phone. This was absurd to us when we were clearly having SO many issues and forking out a lot of money for repairs and had many questions. Turns out, the1st tenants that lived in our house had many unanswered maintenance requests so when the new tenant moved in, it appeared they were scrambling to fix stuff since he was then complaining and asking for repairs. As it turns out, our 1st tenants reported many maintenance requests that were never answered or handled. This is something we have proof of again, not something I am just making up. We met with a JAG lawyer to get some advice on how to approach this situation, because with both our documented complaints along with documented complaints from previous tenants, we likely would have been able to terminate our contract with the PM early with no penalty due to negligence of our property, however, we are military and stationed out of state and did not want to deal with that. We did pay a good amount of money in order to fire them and terminate our contract early because our house was not being taken care of at all. We are continuously paying for maintenance issues that were never responded to by this company. I could go on and on. The maintenance company that HRMRT contract with did work in our house that we paid for but was done in an extremely poor or incomplete way. Before firing our property manager, we asked for the repairman's contact info since they would not contact him to have him come back out to actually fix things, we paid for that he did not fix. They never did give it to us. They stopped responding and then blocked our access to the owner portal, which I do understand, but there was no care whatsoever on their end. Bout a house they had listed. Called and left 4 messages for them to remove the lockbox from the door. No one response to the voicemails. Did research found out the owner of the agency, and called her. She says she has been out of town, and that is why no one called back. When I asked if they were going to remove it, she said she would give me the code to do so. Not very professional to me. I guess it is a 1 man shop. I wish I had seen these reviews earlier, for I had the same issues and then some. In my opinion I would have been better off asking a 2 year old to manage my property. I at least would have gotten a response from a toddler. I don't think they checked on my property once. Please read the reviews before using this company. One star is giving this company way too much credit. A credible source informed me they have a problem paying their contractors. If I had any any problems or issues with my property they tried to place a guilt trip on me and make it seem like my fault. They are completely inflexible when it comes to collecting rent. They insist on having an allotment set up through DFAS. This wasn't an option for me being in the Coast Guard, and the Coast Guard's system doesn't allow for allotments to landlords. When I attempted to contact them to propose a solution to the problem my concerns were met with silence. They didn't seem to have a problem cashing my check every month for a year and a half with the additional $25 convenience fee i had to add on. As of this date I had to answer questions and deal with continued hostility and unprofessionalism from them. I moved out of the house nearly five weeks. If you are moving to the Hampton Roads Virginia area in the military DO NOT use this company. read more

Grace Berkhoudt and "Tiffany Smith" are very unprofessional, as I was hung up on by Grace after telling her twice to not speak over me while I was still talking AND profanely spoken to in the office by the young lady who said her name is Tifanny Smith. I was called MFers and Bs by her after asking Grace several questions that she could not answer...and yes, I expected responses to my questions and alternatives if she could not provide answers. Not to mention, the unit in which I and my children live is in very poor condition. We've had an issue with the hot water heater that prevented us from using water for a week, my ceiling caved in--in my bedroom, and so many other issues were reported (that actually went ignored or were hardly fixed). I agree with everything that I have read! There was never any human contact, even in a mask; the office was closed and they were working from home! Funny, all the shops around that little office were open!? You call the number and get the machine. They call back when they want to. Could be 5 minutes, could be half hour. The house I saw (with a realtor friend, not associated with these people!) was nice enough. The owner lives in North Carolina (I googled!) and I have their name and address and phone number. I just may have to call or write to let them know what I think of that company they chose to list their house for rent. I gave them the deposit, first months rent and a prorated partial months rent. I did everything that they said to do except.....they wanted me to list the owners and their company on MY Renters Insurance policy!?!? The Hartford and I spoke on the phone. They faxed them a copy with the above listed as Additional Interest. That wasn't good enough! They wanted them listed as Additional Insured!? The Hartford said that they didn't think that was right....neither did I. When I told them I wasn't going to do that, and had never been asked to do that, the next thing to come over the computer was a Termination of Lease!? And that is how all the paperwork was sent! Happily I did get my money back or they would have been sued. Note to self: Rent from an individual or a reputable company. Far less stressful!!! read more

Do NOT work with this company, they deserve 0 stars, but that's not an option. We finally were able to terminate our agreement with them a year after we told them we would not be renewing, because they said it wasn't in writing, even though we emailed them to inform them. They also auto renewed a lease without confirming first (despite this being stated in our agreement, and after we told them in numerous ways that we didn't want to renew our lease with our current tenants), would not answer phones or emails, moved and then didn't publish their new address for months, but when we terminated the agreement, things got even worse. They told us that they were returning the security deposit to us and it was our responsibility to return the deposit to them. When I asked our new property management company, they told us this was crazy, and that it was not only risky for us, but also puts their license on the line. They never sent us any pre or post move checklists until I left 6 messages in one day, and they did not return the deposit to us on the date stated, but two weeks later. By that point, they had blocked us from the portal, so we had no way to track their "records". Finally, they did not tell us that VA tenant law states that the security deposit, less any appropriate charges, had to be returned to the tenant no later than 45 days after the lease ended. They did not send the deposit back until today, which gives us only a few days to identify all the costs and repairs that need to be done. Long story short, run away as fast as you can from this company. My family is military, and they should be ashamed for treating service members this way. We aren't the only ones who have these experiences. read more

We rented a house in 2015 that was with a different leasing company. In 2016 they the landlords switched over to Military Relocation Team. Barbara came by once to check out the property and noted several things that we had notated on the original move in sheet. Fast forward 2 years and we're getting ready to move out of due to new orders. In the 2 years that MRT was managing our housing I had no communication with Barbara except for that one time. We had several issues that took forever to be addressed. When we gave our notice, they scheduled no walk-through with us prior or after. We paid for a cleaning crew to come in to do the move out cleaning as well as having the carpet cleaned (mind you the carpets were something we had noted when we first moved in as being an issue). We submitted our receipts to MRT and then never heard anything. 51 days later they finally sent our deposit to us... only it was $230 rather than $1300. When we called to discuss it she immediately attacked us and said we left the house filthy and disgusting and flea infested. Our animals were on flea meds the entire time we were there, we had no issues with any fleas and neither did the cleaning company or the carpet cleaners. Never once did she call us to discuss any issues or let us know what was wrong. She never offered us a walk-through either. She was an absent manager when we were living there and then was slanderous after the fact. When we asked for proof of where she spent the money she said it was a courtesy for her to give those receipts to us. When asked for the videos and pictures she said she had, she refused to provide them. This management company is a crock of BS. They aren't hands on, take forever to take care of problems (I sat with a hole in my wall for over a month from damaged caused by a pipe busting inside, never being contacted or checked on, with a 1 1/2 yr old in the house .. shows you how little they care), and try to keep whatever they can from you. DO NOT RENT WITH THIS COMPANY if you want to keep your deposit and want to be treated with respect. Pretty clear to see the reason behind the negative reviews on EVERY business site. They basically stole $200 from us. They allowed us to do an application in the middle of July with a move in date of mid to late August (written on the app!) only to tell us AFTER taking a huge deposit and the 200 in app fees that they needed someone by August 1. So now they have our 200 bucks and a ding on credit when there was no point in even doing the app in the first place. Considering small claims for our 200 back plus fees and inconveniemce/dishonesty. read more

WARNING!!! DO NOT RENT FROM THIS PROPERTY MANAGEMENT COMPANY!! I rented a property from this company and it was the worst experience of my life! Please do yourself a favor and do your research. Look at their reviews on all the sites. Don't make the same mistake I did. They were great and helpful until the day we moved in, that was when the nightmare began. The property had some issues noted when we initially looked at it, we were promised they would be resolved prior to move in, they were not. We had so many issues upon move in that we repeatedly requested for a representative come do a walkthrough of the property with us. They refused to do a walk through and gave us the runaround trying to get repairs made. Good luck trying to get ahold of anyone when you have an issue. There is no emergency number to call and they do not answer their numbers listed on the website. You have to send an email and they will respond at their convenience. Not really assuring when a problem happens after hours or on a weekend. I eventually had to get a lawyer involved and the city health department due to raw sewage backing up into the property. This issue started on a weekend. They told us not to use water and they would send a plumber out sometime Monday. After multiple failed attempts to resolve the drain issues by their plumber, they started ignoring our pleas for help. It was at that point we got a lawyer and the city health department involved. After the city deemed the house uninhabitable, we finally got a response. There ended up being a broken drain line and the front yard had to be dug up to repair it. This is just one of the many many issues we endured. I could write a book if I listed every issue we had. Upon move out, they attempted to charge us for damage that was preexisting and are threatening legal action. The damage was documented on the move in check list and with photos. I recommend doing your research and finding a different company to rent from, I wish I would have done my research. read more

If you are military....I repeat DO NOT....DO NOT go through this company. They advertise being for military but that is a "target" theme to get local or relocating military members in their front door. They are only as friendly as the business they can get from you if you start to decline what they have to offer they will stop responding and become very rude. To have been a company since 2008 they were very disorganized..you will never just deal with a specific person multiple people will handle you and no one gives the same information. If you tell them something that was told to you by one of their staff they will deny it was ever said. So I suggest recording conversations or taking notes with names lol but seriously.
