I want to provide an update based upon my softened view and long-term experience with this company throughout a 10-year period of owning my home. I have since built a home with another local builder and find that my opinion of SAH has softened and, even improved based upon the lackluster customer service and responsibility taken by that new company. Building a home and hiring subcontractors is difficult work and sometimes you win and sometimes you lose. Yes, I did have problems with the roof on the home (for years) but SAH did take accountability and try to resolve it a few times and paid. While we did argue with them about some things (and I now know this happens with EVERY new build) during the build they backed up their work with me and even did some repairs to my hardwoods and paid for me to get a dehumidifier under the home in the crawl about 5 years after build when the home had some issues related to sweating. Working with their new warranty person - even years later - was easy and she was happy and willing to answer simple questions regarding vendors when issues arose from normal living/wear and tear so I could reach out to those vendors myself to get my home repaired by those who originally built items in the home. In the end, my home was beautiful and held up in style throughout the years and SAH is still building beautiful homes and constantly trying to improve and provide their standard style with improvements and updates. I am impressed with the changes they've made and I look back on their accountability and willingness to come take a look at issues and engage with me over things YEARS later that proves they try to stand by their work. what can I say??? my house is beautiful but the issues I have had since moving in three months ago is unacceptable. I don't know if it's because my house only cost about 572,000 which is on the lower end of what they build that maybe they do not care about me as a customer. The emergent issues I have had since moving in have been fixed but the issues found during my walk through have yet to be addressed. I am told over and over again I'm sorry I will make sure it gets taken care of. after three in a half months my issues have not been addressed and my last email has even gone with out a reply. I'll say this if you are not happy with something do not close because it will not be fixed after they already have your money and they will be moving on to the next house. read more

Terrible response times, I had a hole in my bathtub which caused a massive leak into my kitchen which in a week of moving in. The quality of my home is trash. although this builder builds a beautiful home....its all just looks. I have had issue after issue after issue over the last 22 months since closing. and even more before that. my home was promised to me before Christmas of 2021 so I sold my home in May. moved in with my parents for a couple months it would take to finish and then it sat. for months being fed excuse after excuse. 22 months worth. and since I caught them tiling over tile after noticing a mistake on their part...I was no longer allowed on the property. insane! the inspection was falsified, they never cleaned my home, they spilled paint in the carpet and smeared it all in in their attempt to clean it. paint is still to this day sprayed all over the accessories throughout the home. It's a mess. However, my biggest complaint is the $27,000 EZBreeze porch I added to the build. IT FLOODS Every time it rains. And these people tell me "it's normal". They have sent the contractors out 5-10 times in the last 19 months who just slap caulk on top of caulk. They literally wadded up a paper towel and shoved it in the door where there was a hole that flooded water in. Seriously. so all their dirty fingers used on the caulk have made places black. It looks horrendous. Finally met with a lawyer last week, maybe things will actually get done after 22 months. We shall see. Save your money, or spend it all and be fed lie after lie. While in the end we are happy with our home, working with Stephen Alexander Homes (SAH) & Neighborhoods was a miserable experience and frankly, exhausting. First and foremost, the owners Stephen and Alex are arrogant and condescending. Their lofty opinion of themselves blinds them to the shortcomings of their business. Once they have your money, they really don't appear to care about their customers. If they do, they are in dire need of some kind of customer relations training. They made several promises about the planned neighborhood amenities such as a pool membership at the marina that was in our purchase agreement that was not fulfilled, parking access as discussed and promised have not been resolved, and their never-ending excuses became tiresome. All of the buyers demanded a meeting with Stephen, Alex, and the company "leadership", where our concerns about amenities and parking were made clear. Despite assurances from Stephen and Alex that the many issues would be fixed, 9 months later all is still unresolved. There were several families who had contracts for a new house in our neighborhood who backed out due to SAH not meeting the contractual requirements or for loss of trust. We only became aware of the problems with the neighborhood amenities AFTER we had closed on our home, so we had no such recourse. HOA is a disaster. Buyer beware - make sure you have all HOA questions and concerns locked down firmly before signing anything. Throughout the process, we felt as if we were working for them, rather than SAH working for us, the customers. The communication from SAH was minimal - rarely if ever did they initiate any communications - it was entirely up to us to figure out the process and status of the construction of our home. During the selection process for options, we were given no guidance by the "expert" designer who was assigned to us. It was impossible to figure out what came with the house as a standard feature and what was an option for which we had to pay additionally. This caused us to make several changes later in the construction process that cost us an additional $250 for every change. Once we closed, the warranty process was confusing and difficult. Once we figured out how to report a problem (which there were many), getting anyone to come and assess/fix the problem became a full time job for us - and apparently not for SAH. The warranty person, bless her heart, had great difficulty coordinating simple scheduling, and we had to take countless days off to be at home waiting for the repair person, only for that person to be another no-show. We emphasized the need for coordination and communication frequently, but our pleas fell on deaf ears. The whole process was like a root canal. To be completely transparent (which SAH was not), we are glad we got the house built. It is a nice design. Hoping the home is well built enough to not require extensive repairs in the next few years. I am a neighbor to a house under construction by Alex & Stephen Quick and their company Stephen Alexander Homes. Along with myself and other neighbors we have tolerated a great deal of inconsiderate behavior by subcontractors and gotten apathetic replies from the company when complaints have been lodged. I find it odd that builders are first to take credit for a home if things go well, but when it falls apart, all of a sudden it is not their fault but the subcontractors. I, like most people, thought the builder hired the subs, and by fiat, is responsible for the end result. So to pass off a failure to perform as the subs entire responsibility is not only ethically wrong, but contractually unenforceable. The Builder hired the sub, under contract with each other. The homebuyer did not contract for the services and that includes problematic work, which means the homeowner has no leverage or contract with which to require the work be done correctly or that a warranty be honored. It is the Builder who has those rights, yet routinely tries to pawn off these scenarios on the subs and tell homeowners to call the sub and deal with them. If a builder behaves in that manner, they have in effect abandoned the client who hired them to see a job through to a satisfactory conclusion, anything less is Breech of Contract. It is my understanding that any sub working on a builders site is an "agent" for the builder and when they act in any manner unbecoming, threatening, abusive, or offensive, it falls on the builder to control his work site and not others to figure out who or which sub company to call and complain. Especially since the neighbors did not hire or arrange for a sub to be on-site and offensive. Sounds reasonable. We have routinely been subjected to offensive behaviors, not just a lack but an absence of basic courtesy and most recently physical threats and intimidation. I personally contacted the company, who did not care to know my name or contact information but just transferred me to a foreman, who rudely scoffed at my concerns and excused the subs behavior as the result of hot weather. It took my posting reviews like this one to get any attention, and I question if the concern is more about the economic impact than they fact that his company failed to show any concern at every level. I searched for an email address to contact the builder and ask why this was of no concern, but no such address could be located, only a fax number. After calling the builders office I was turned away and transferred without any notice that was being done, I was belittled by the site foreman, and hung-up on, then when I tried to communicate in private email, could not locate an address. People who run their business from a desk and hire others with questionable ethics must answer for those that they hire to represent them in their absence. It is by their own design that social media becomes a last end resort to voice complaints that could have been quickly and easily handled by someone with empathy or an ethical sense. So read the reviews on this company through that filter and see why so many people voice great frustration because they have been abandoned to deal with subs who when I researched, all but two had impressively negative reviews. Do you want to be the next to buy a "Semi-Custom", code for over-priced track home, and roll the dice? Based on what I have observed and the lack of professionalism, I would hire a builder who did what I wanted, not tell me my options and limit my choices. Better off buying a lot and being my own general contractor than to pay for insult to injury. At least I could fire any clowns that behaved like the ones I have observed next door. Want to avoid public discourse, then provide better contact information or at the least hire people who know what the Golden Rule is and its not the person with the Gold makes the Rules. read more

They created a beautiful house for our family to call home! It was a daunting task looking at homebuilders. We were set to go with another builder but after talking and feeling how unorganized the other builder was we switched to Stephen Alexander to build a home in Great Bridge. It turned our awesome. The whole team knows the product and can work with you to create almost anything. We had a few special requests and they came through. Truly custom. Converted a floor plan into Jack and Jill bedrooms and an additional bathroom in another area of the house. Sure there were a few quirks along the way, but the relator, building supervisor and Stephen, stepped up to answer our concerns. We had one delay, due to unexpected circumstances, but we were completely informed and everyone adjusted accordingly. My family stepped into our new home and loved it from the beginning. It is a one of a kind unique home built specifically for us. We love the features from layout, porch, entrance way, mudroom, amount of light from the windows, trim work and even the automatic light in the pantry. I highly recommend Stephen Alexander as your new home builder. They follow you from just being interested in a new home, to purchasing, to taking care of you and the home even after the sale and closing. read more

(I'm not sure why Yelp thinks I'm in Nevada but I'm in Chesapeake, VA.) I am sad that anyone could have a bad experience with this company because ours was completely the opposite. They are great people who really care about their clients' wishes and went above and beyond in every way possible. I live in a custom Stephen Alexander neighborhood and everyone I know loves their homes. Those who have had any issues have had them rectified quickly. The minor things that came up for us were tended to immediately and the response was always to do more than they had to, not less. I could not be any more thankful that we hired them to build our home and feel that their product is far above that offered by other area builders. I would recommend highly to anyone! read more

We are filing this formal complaint due to our extreme dissatisfaction with the level of service we have received since entering into contract with Stephen Alexander Homes, LLC on 1/22/17 to build our home. We have faced exorbitant & inexplicable delays in the construction of our home, which was estimated to take approximately 5 months to complete. While the estimated date of completion for our home was 10/8/17, we were informed on 12/4/17 that our closing date is set for 1/16/18, six days shy of the one year mark. While we understand there are delays, this delay seems excessive & is exacerbated by the near total lack of communication from those at SA Homes, LLC regarding the cause of these delays & their actions to remedy. We were told today that delays were due to problems with "subs", power company problems, etc. however, we find the "subs" argument especially frustrating and unmoving for 2 reasons. First, SA Homes, LLC has managed to build, sell, & deliver a home in Fox Trail, a development that SA Homes, LLC was not even yet building in when we entered into our contract with them. We know because we first considered having SA Homes, LLC build a home for us in Fox Trail. We ultimately chose the Summer Park neighborhood because SA Homes, LLC was already building there & we were led to feel confident that the company would be able to deliver a home faster than if we waited for Fox Trail. Second, SA Homes, LLC managed to build, and have ready, a "spec" home in Summer Park right down the road from where our home is being built on Rockwood Drive. These two facts leave very little room for us to draw any conclusion other than that our project languished (often for many days at a time with no work) because we were "safe money" & our price point did not warrant greater attention. SA Homes, LLC has demonstrated poor communication with us & has made little effort to respond to questions we have asked. In the last two months, the realtors working for SA Homes, LLC have largely stopped responding to our e-mails & we have had to make efforts to bypass them to seek answers. A formal letter was sent directly to Mr. Stephen Quick (owner) on 12/4/17 outlining our concerns & inquiring about the reasons for the extreme delay. We were promised a response by the next day. It did not come. A reminder e-mail was sent to Mr. Quick asking for a response, after which an incomplete response was provided to us on 12/6/17. In this response, Mr. Quick provided a timeline summary from when we signed the contract on 1/22/17 to 5/30/17. No explanation was provided for the delays, issues, or problems that have taken place in the construction of our home from 5/30/17 to present (1/2/18). Due to this incomplete explanation & a number of questions we still had, a follow up e-mail was sent to Mr. Quick outlining these questions & concerns on 12/7/17. To date, it has been nearly a month & a response still has not been provided to us by Mr. Quick despite 2 more e-mails from us asking for a reply. This has been a frustrating & absolutely disheartening experience for us & we would not have chosen to enter into a contract with SA Homes, LLC if we would have known it would take this long to have our house built & that we would have been given such little information and few updates on the justifications for the gross delay. We expected a much higher level of service from SA Homes, LLC & are quire disappointed. We are an active duty family who returned to the United States after 12 years away, very much looking forward to being able to have our families in one house, our new house, for Christmas-at the VERY least. Needless to say, this did not happen. The unanticipated (and poorly communicated) delays are costing us money in the form of increased rent for having to shift to a month to month lease, costs for prolonged furniture rental, & storage charges for our household goods. Additionally, these delays have forced our family to go without our belongings much longer than we ever could have imagined. We strongly believe the request for Stephen Alexander Homes, LLC to demonstrate that the completion of our home is a priority to the company and that we are valued customers is not too much to ask. Stephen Alexander Homes, LLC has turned, what should be an exciting and amazing time, into a pervasively bittersweet time in which the joy of moving into a new home has been essentially extinguished. The disappointment, frustration, anger, stress, anxiety, dissatisfaction, and sadness we feel is beyond unpalatable. read more

I would never buy a home from this builder again. I felt the workmanship was horrible, and they cared nothing about this customer before or after closing. They painted the exterior of my new home in the rain.... Who paints a house in the rain??? The paint ran onto my shingles, and then they attempted to cover that up by spray painting the shingles black. I notified them that I was aware of this, and they did not remedy the issue prior to closing as promised. When they finally said they would fix the issue (16 months later) their own roofer said he doubted that the shingles would match the other shingles that had been on the house for greater than 16 months. They did not sod my home, as was stated in the HOA docs, and came up with SEVERAL different reasons as to why they didn't. One of the reasons was that the HOA had changed their architectural guidelines which they had not. There were several other reasons they gave that just didn't pan out, and contradicted the HOA guidelines. They put gutters on the house that did not catch water, and then said that they wanted to put different style guttering on in the places that did not catch the water, thus having mix match gutters on a $670,000 home. The window in my living room has leaked 9 months after they supposedly fixed it. Then they tried to say that it was still leaking probably from an act of God. God must not like THAT window, cause its the only one that leaks. They had open areas with no moisture barrier or insulation under my floorboard in my crawlspace. There was missing insulation in my ceiling in the room over the garage, which allowed for a 7 degree variance in temperature from the remainder of the ceiling. There was water in my ductwork leading to the vent in my kitchen. They left a great big hole under my wrap around porch that allowed water to pool around my foundation. When it rains there was standing water around my house, on the sidewalk. This builder states the standing water is a public works problem. The warranty is supposed to protect against standing water on sidewalks. My neighbor, a city firefighter, states there was no standing water issue prior to the builder grading my yard. The morning I moved in, windows from my back porch Ez Breeze had blown in. It took 7 months and many calls, letters, appointments etc, to get new windows delivered. There is even more issues than this, but this gives you some idea of what a big a mistake I made choosing this builder. They were very unresponsive to my concerns until I made them aware, that I was getting a SECOND home inspection. Then Alex, called to formulate a "good plan" that still has not materialized in my opinion. Take it from me, if your thinking of choosing a builder, I'd think long and hard before you chose this one. read more

We shopped for nearly 2 years to find the perfect house for our blended family in either Chesapeake or VA Beach. After exhausting our search, we decided to look into the possibility of building our home. As a Realtor myself for over 10 years, I saw new construction homes all the time and knew of builders in our area. The more I saw homes built by Stephen Alexander Homes, I knew that was the route I wanted to take. I introduced my husband to SAH and he said he didn't want any other builder. We found the beautiful neighborhood of Ashby's Bridge off of Sandbridge Rd in VA Beach, chose a lot and sat down with Stephen Quick and the architect, Tom, numerous times to get the exact home we wanted. They worked with us from start to finish with professional suggestions and advice, but most importantly listened to what we wanted in a home. We chose one of SAH's "older" models because we wanted a more traditional floor plan for our large family with every child having their own bedroom and space. The adjustments made to the floor plan and the addition of a downstairs master bedroom turned out incredible and is exactly what we expressed to SAH's and more. Our home even qualified for a VA Beach property tax reduction because of its energy efficiency rating. We have had so many complements on both the exterior and interior layout of our home because it is so different. To us we have the best SAH model out there :) We knew it would take time because we were building at the start of a new neighborhood, but it was so worth the wait. We love our home and we truly appreciate the professionalism of the SAH office and staff. We highly recommend the quality, craftsmanship, and support of Stephen Alexander Homes and their product. When you see a Stephen Alexander Home you know it because of the aesthetics and uniqueness. Not many builders can say that. read more
