I am giving this company 3 stars because the work itself was completed on time, but the overall experience was deeply disappointing. Bait‑and‑switch concerns. The owner, Blake, initially presented one set of expectations and then shifted them once the project began. Warranty issues. I was told the work came with a two‑year warranty. Within one week of the bathroom being completed, I discovered a leak behind the wall. When I requested assistance, I was blamed for the issue rather than offered support--despite the problem appearing almost immediately after completion. Contract practices. The contract I was asked to sign was blank. When I raised concerns about the work, I was told the items I questioned were "not in the contract." Instead of addressing the issues, I was met with threats of litigation, and at one point the owner made comments that I perceived as physically threatening. Several mistakes were made during the project and were only corrected after I pushed back--only for the situation to be turned around on me again. I invested approximately $30,000 in this project. My original review was posted on Yelp but was later removed after the owner disputed it. I have text message documentation of the entire experience and will provide it if further false statements are made by the owner or Blake (B.G.). My strong recommendation: do not sign a blank contract and ensure every detail of the work is documented. I hired Mil-Spec Construction for a kitchen renovation, and I'll start by saying if I could give them more stars, I would. The quality of workmanship that they held all the contractors to, was outstanding. The price for a high end renovation is always expensive, but I felt it was extremely fair, and never once felt like I was being overcharged for anything. That is all to be expected from a quality contractor, but where I felt they really shined was the communication, and schedule. I was aware of every aspect of the renovation, and knew on a daily basis, who was going to be there working, what they were doing, and when they were going to be there. It was like clockwork, and never had a time when someone was supposed to be there, and didn't show up. Everyone (Mike, Blake, Stephanie) went above and beyond to make sure my project went smoothly. I have either recommended or worked with Mil-Spec four times. As a Realtor I had recommended Mil-Spec to two friends, both thrilled with the work. I recommended Mil-Spec to a Buyer client, very satisfied with job. Mil-Spec also handled a house flip, great job on all. The Mil-Spec team sends pictures and reports that customers can easily understand. Screening, scheduling and managing supplies, suppliers and subcontractors is not easy for the homeowner who is not involved with aforementioned on a daily basis. You have to use a general contractor that uses trades and suppliers on a regular basis. If not, every step of the way or you will be a low priority to trades people and suppliers. Your project will take 3 times as long. That is just the reality. There are so many moving parts and pieces to a remodel, hire the best, hire Mil-Spec. Honest, fair, reliable. read more

The business owner Mike Zimnicki did not provide value and behaved in a distrustful way, often using our conversations to promote other projects he was working on to me, and sizing me up for how much money he could get away with charging while doing minimal work rather than delivering a fair value. He at first charged $200 / hour to be a general contractor / project manager, and then quickly lowered it to $95 when I did not respond. His final invoice was $2,470 where most of the hours were charged for his assistant Blake to take measurements and create a hand drawing. If you hire him, here are the kinds of things he feels are appropriate to charge you for: March 13 Mike Countertop inspection, and floor plan measurements 4:00 hrs March 14 Blake Enter drawing data in cad system 4:00 hrs Match 16 Blake Finish initial draft for floor plan, layout designs in Cannes system 1:00 hr March 17 Blake Revisions on floor plan, layout designs in Cannes system 5:00 hrs April 25 Mike Meet 2 brick layers for quotes on house repairs 3:11 hrs April 26 Mike meet Paul and Phil and walk through the house measure garage 3:14 hrs April 26 Blake finalize all drawings 1:08 hrs May 2 Mike Measure back of the house for the deck. 3:09 hrs May 18 Zoom meeting with Paul and Phil 1:00 hrs Total hrs: ---------- 25:42 (25.7) He rounded up on driving time from Commerce Township to Detroit. He spoke disrespectfully of one previous low-income client who gave him a glowing review, and his other reference never responded to repeated voicemails. When I contacted him, he often complained about problems with his workers or his own personal problems, or he was gone out of town pursuing other business ventures. They contacted us about doing an estimate and got the details of the project. We sent pictures as requested but stated that the pictures didn't really show what the project was and that they really needed to come to the home. They agreed. That was over a week ago and we haven't heard from the company since. This is not a very professional way to do business. read more

I am very happy with the work and finish that was provided by Mike Zimnicki and his team at Mil-spec Construction. I needed to have an interior antique door picked up from a warehouse, transported to the home, cut to size, and installed at location. Mike was available within a week, followed thru with the arrangements we had made, worked within the range of financial agreements, and delivered the product that I had hired him for. Furthermore, I appreciated his attention to detail to pick the hardware (lock, keys, hinges) that closely matched the others at the home. My tenant is very happy, too, and gave him and his team a good review. I will turn to him again should I need more help with some projects. Thank you, Mike. read more
