Keystone Home Inspections - Missing shingle. I'm literally taking the picture from the ground!

Keystone Home Inspections

(1 review)

I hired this company to do an inspection and paid for all the extra services (radon, mold, sewer…read morescope). I've owned a few homes so I'm used to fixing things but man, I have been so frustrated with this report (or lack thereof). I moved from out of state and had only 30 mins to look at the house so I really needed a thorough review. I didn't get it. There were items listed as a concern. I get that. But the money I have had to put into a basically new home and only living there now a month and a half infuriates me. He mentioned the furnace filter needed changed. When I say that filter was the nastiest thing I've ever seen in my life, I'm not exaggerating. I don't know how the furnace was running!!! The filter was completely brown and concave. I don't think it was changed once in the four years the family lived there! The guy who cleaned it said it was one of the dirtiest furnaces he'd ever seen. But hey, the report mentioned it was just slightly dirty and to replace the filter. The garage door broke a week into living there. Had to replace the springs and the motor. That wasn't on the report. Goodbye $1k. There's a bump on the master bedroom wall which was never mentioned. I did a moisture reader on it that said 100% saturation. Long story short and a remediation company later, I have a hole in the wall because someone patched the wall with metal. Should have at minimum been mentioned!!! Siding was circled on the house as needing repair. Yeah, there's a whole LOT more pieces loose than what was circled. I could feel them just strolling around the home and touching the siding. I'm not excited to open that can of worms! Went to use the guest shower today (because I have to caulk in the master shower - not mentioned) and the diverter doesn't work. Not even a "little" doesn't work. Over 3/4 of the water going down the drain kind of doesn't work. I feel like every few days there's some new issue that I find that wasn't mentioned. I'm not impressed at all by this company and I would not hire them again. Since writing, have also found the AC is missing several pounds of coolant. (Not even sure how that's possible on a 4 year old unit except not being installed correctly). Shingles were missing. Could see it STANDING on the GROUND!!! Waterproofing doesn't look like it was done on the outside correctly. Siding loose on three sides. Confirmed by builder's contractor. Would not hire!!!

I found that he had broken the kitchen faucet (and then written it up on the report as requiring repair). In addition there were several support beams in the attic that had been broken that it appears he attempted to use as a ladder to view some small holes that had been there since the structure was built - he did not mention at all that he had broken/damaged the support beams in his attempt to review these. Also in the attic he broke several of my storage shelves & personal items were on the ground as a result. I was not impressed with his treatment of my home during my inspection, as additional work was required just to bring it back to the state it was in prior to his arrival. While his inspection did seem thorough, he also brought up many things that were not truly issues - a properly installed gas meter & external outlet covers that are covered to code were recommended to have additional covering 'just in case', however these things were minor inconveniences compared to coming in and damaging things in the home that were fully functional prior to his arrival.
