I sold a house in 2013 and the buyer insisted on using Midtown Independence Title. During that sale, it was found that one of the old liens had never been released properly and the private lender from 30 years ago was long deceased. Michelle Black, one of the Midtown escrow officers worked with her in-house attorney and found a way to make the deal happen. That is FAR beyond the job a title company is expected to do. When I put a house up for sale two months ago ... it was ME who was insisting that the closing be done by Ms Black and NONE OTHER. That was one of my non-negotiable conditions for sale. As luck would have it, we found a buyer and agreed on the deal, but the buyers had a series of delays in their own financing. Before all was done, we had scheduled four different closing times, and every time, Midtown had to prepare a new set of papers including new payoff schedules, new prorations ... the whole ball of wax. Not only was there never a complaint from Michelle and her associates, but they went after every detail, followed up on every glitch. A deal that should have been a nightmare became a pleasure. Midtown is centrally located and convenient for people from all parts of town. The parking in front is a little difficult, but there is plenty of parking at the rear of the building, accessed through the alley off of 30 1/2 Street. The interior of Midtown's offices are absolutely beautiful. Forget about closings, it is worth a visit just to see what interior decorating ought to look like. However, none of that matters without the people. Michelle is the person I know best over there. Smart as a whip, competent, relentless as to detail, sure, but she is also friendly and personable and she really does care about her customers. A sheer pleasure to work with. I met no one else in that office that I would describe otherwise. I am indebted to Midtown for enabling two sales which might have failed without their help. My husband and I recently purchased our first home. We used independence title company and we're so thankful!! During the closing process Independence title went out of their way to communicate with me, my husband, my loan officer, AND my realtor on a daily basis! I probably asked the least relevant questions, but Independence never made me feel unimportant. Terri, Becky and Mandy are a few from the team that I personally communicated with the most. I know, Title Insurance isn't a sexy thing to review, but it is an extremely important one. When my brother and I had to sell our family home we were selling to a Builder. It wasn't going to be a face-to-face closing and we wanted to make sure that everything went smoothly. I was going to be leaving town on vacation and would be unavailable for any mistakes that might occur if the title company didn't catch something. Fortunately, when the Builder asked to close earlier than planned, Midtown was ready for that. We were able to get in and sign all the paperwork despite the Builder not being present. They came in later to sign the paperwork and everything funded that day. It was a seamless transaction and that's exactly how it should have been. I have many friends who are real estate agents who can testify that that's not always the case at other title companies. Horrible service. First off, my dad wanted to put me on the deed when he closed on a home. (This was back at the end of May) When it came to the signing day, midtown forgot to add me. They didn't want to reschedule because they would have to reprint all the documents and schedule another date. A reschedule to them equals lost money. Second, they charged another fee to add me to the deed at another date. When i was told a certain date on when to come pick up the overcharged new deed paperwork, IT WAS NOT READY!!! (This was at the beginning of June) I waited for over an hour, got frustrated so then went to get breakfast as this office wasted my time. And just wait, my experience does not end here. To top all this horrible service off, the office did not cash my check until Friday, September 15. That over three months! I experessed how this was inconvenient and frustrating. You know what they did? Nothing, absolutely nothing. DO NOT USE THIS PLACE! read more

Had biggest dollar amount for a closing in my 16 years of flipping houses. Two week closing, using a hard money lender and my own cash. Anxiety levels were through the roof for my wife and I. True to the reviews Sharmaine was very helpful and they gave me the best experience and best title insurance rate. Sharmaine and her team were very patient working with my lender as they kept getting the quote wrong. We had to change the closing date too on account of the lender needing to rework something. Just closed a mortgage refinance on our home. While interactions with the mortgage folks were a little frustrating, everyone we spoke with at Midtown was fantastic. I called a couple of times to have Midtown "translate" for me! We had requested that our title work be done by Midtown, but our bank somehow overlooked the request. We protested at the last minute when we discovered their failure to respect our choice, and Midtown was able to turn on a dime and keep our closing date, even though they had a ridiculously short period of time to do their work.
