Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

We rented through this property management company for five years, and during that time they raised…read moreour rent by roughly $100-$200 every single year. As a realtor, I repeatedly questioned the increases because the property simply wasn't worth what they were asking. Eventually, the gap between the rent and the actual market value became too large, so we moved out. Then came the move-out charges. They attempted to bill us for items that were clearly the landlord's responsibility, which felt less like property management and more like a scavenger hunt for extra fees. The best part? It turns out we were right. After we left, the property sat on the market for nearly a year. The rent had to be reduced over and over until it was close to the rate we originally leased it for. That's a long and expensive vacancy to prove a point. If you're a property owner, I'd think twice before taking pricing advice from a company that would rather let a property sit empty for months than admit they overpriced it. If you're a tenant, be prepared for annual rent hikes and a move-out process that may leave you defending charges that shouldn't have been yours in the first place.

ULR seems to come highly praised however my personal experience has been quite annoying. I asked an…read moreagent over two years ago to help me look for an apartment within a specific price range. Once I no longer needed his service (I found my own place), he continued to spam my E-mail account with invitations to rental/homebuying events to promote his business. I had to ask him a few times with a call to the office to request this to stop. It started with LinkedIn, and then through other similar social media mediums, then E-mail. Finally the office took care of it and I had to take the extra step to block him. Then, two years later, another agent who connected with me through LinkedIn as well began to do the same practice. In no way did I ever ask to opt-in to any of these invitations. That means I'm on another distribution list that I never agreed to. She is sending Evites--without any opt-out buttons. I had to contact ULR again, and another agent profusely apologized to me. I'm not into this spamming marketing practice because quite honestly, it cheapens a business and creates a desperate image. Do some of these agents like getting cold calls from random numbers themselves and pressured into something they don't need? I don't think any of us do! So it would imply that with common sense, you shouldn't do what you don't enjoy yourself, to people who aren't clearly requesting your service. The agent who helped me get myself removed from a distribution list (again) says that she doesn't practice those methods herself and aren't exemplary of ULR as a whole, but no one seems to be encouraging or reminding other agents to stop the SPAM method. I never experience this when I contact an agent through HAR. Bottom line: I get it, it works once on a blue moon, but if you're about branding yourself as a high quality agent, this spam stuff is not a lot of people's cup of tea. Try this instead, reach out to a potential client directly and ask if they're currently interested in renting/buying or would like to remain in touch in the future if neither are currently an option. Don't force me into your impersonal mass distribution list against my will. Here's the Federal Trade Commmissin FAQ on SPAM stating you must include information on how to opt-out of receiving future E-mail and honor opt-out requests immediately: https://www.ftc.gov/news-events/blogs/business-blog/2015/08/candid-answers-can-spam-questions

For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

I used the "Projects" section of Yelp to help me find a move-out cleaner and Management of ICON…read morereached out very quickly. They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

Extremely Disappointing Experience With Invitation Homes…read more I would NOT recommend renting from Invitation Homes based on my experience. From the moment we moved into the property, we encountered numerous issues, including an unpleasant odor, plumbing problems, a dirty home, and problems with the dishwasher and cabinets. These were not issues we created. They existed when we moved in, and we documented several of them through emails and photographs. Despite these conditions, we maintained the property to the best of our ability and left it in better condition than we received it. What made this experience even more frustrating was the move-out process. During the pre-move-out inspection, we were informed that we were required to hire professional house cleaners, carpet cleaners, and potentially painters, and provide receipts proving these services had been completed. We were also told that failure to meet these expectations could result in additional charges, even for something as minor as dusty blinds. I have rented homes before, and I have never experienced a move-out process quite like this. The expectation seemed to be that we should return the property in a condition suitable for the next tenant, despite the fact that it was not provided to us in that condition. I fully acknowledge that we mounted televisions and that certain walls may require patching or painting. I have no problem accepting responsibility for legitimate damage we caused. However, I do have a problem with being expected to correct preexisting conditions or pay for services that go beyond our actual responsibilities. During the inspection, I specifically brought up the unpleasant odor that had existed since we moved in. The inspector stated that he could not smell anything. I also informed him that we had documentation and photographs of the property's original condition. Before leaving, the inspector promised to send an email detailing exactly what needed to be addressed before move-out. That email never arrived. I subsequently sent an email expressing my concerns to multiple Invitation Homes representatives who had previously communicated with us regarding the property and our lease. As of this review, I have not received a single response. The situation became so unpleasant that we chose to move into another residence while still financially responsible for the previous one. We were willing to pay rent in two places rather than continue living in that house. That alone should speak volumes about our experience. At this point, my concern is no longer simply about the security deposit. It is about accountability, communication, and how tenants are treated. Tenants should not be expected to return a property in better condition than it was provided while legitimate concerns about the original condition go unaddressed. My advice to anyone considering Invitation Homes is to document EVERYTHING. Take photographs before moving in, keep every email, review your lease carefully, and make sure you understand the move-out expectations before signing. Unfortunately, our experience with Invitation Homes has been extremely disappointing, and I would not rent from this company again.
