Foundation Solutions - Settlement warning signs

Foundation Solutions

I contacted Foundation Solutions about two sinking ADA ramp retaining walls. Ryan from Foundation…read moreSolutions met us on-site and developed a plan to secure the retaining walls so we could repour the ADA ramps. Ryan, the office staff, and the field crew were all a pleasure to work with. Their communication was excellent, and they adjusted their schedule as needed due to weather delays. They kept me informed throughout the process and helped develop solutions when unexpected conditions arose. Foundation Solutions is a great company, and I highly recommend them. Received a letter about earthquake insurance and retrofitting recently, so I decided to find a…read morefoundation and retrofit expert to evaluate our split-level home built in the 1960s. I had noticed some settling happening in one corner of the house near the windows and was concerned that there might be an issue. I also wanted to know if there was anything we could do to strengthen the home in case of earthquake. I sent a message to them on Yelp and received contact back within a day. It was easy to schedule an appointment on the phone. Ryan showed up to do a free evaluation. He took a look at everything in the house, the garage, side yard, and crawlspace. He even let my 7 year old son assist him with some of the process while taking measurements. He explained the settling that we had in the house and had a few recommendations that he said were of no real urgent concern. He told me what to look out for in the future as signs that we might need to take remediation steps. Overall, he came across as extremely honest, detail-oriented, earnest guy. One detail to share that I think illustrates something about Ryan. For context, we are a no shoes in the house family. Over the last 5 years, we've had a decent number of contractors come do work in the house. The no-shoes thing is always something I end up either discussing or (more often than not) temporarily ignoring when people come into the house to work. In this case, Ryan had already noticed the row of shoes by the door and my unshod feet and removed his shoes without a word about it before entering our house. I'm pretty sure that's the first time that's ever happened. That attentiveness alone already put him in the 5 star category!

True Landscape did a really great job of making some lovely improvements to our yard! Our yard was…read morea complete mess before they came (with really hard uncomfortable small pebbles, hard dirt along the sides of the house, and wood chips in large spaces making it all kind of unusable). We had about 4 other landscape companies in the area come out first to give us an estimate on our project (Madrone, Pacific Outdoor, Purlieu, Atkinson) and a few of them actually wanted a pricey "design fee" before they would even give us a full/complete estimate. We already knew the basic idea of our design that we wanted, and so an extra design fee did not make any sense for our project. We ended up choosing True Landscape because their pricing was the most reasonable out of the group! Also, their representative George, seemed really committed to the project. He took measurements when he arrived, talked through a design plan, gave us a location to check out some of the landscape products to choose from, and even followed up the next day with some samples. George was also really easy to work with and scheduled/brought out the crew fairly quickly and the project only took about a week! In terms of the redesign, True Landscape installed new pavers, extended out our grass area, set up the drip water system, built a new planter box, and added large pavers and nice rocks around the sides. We are really happy with how it all turned out and our yard looks much more modern now : ). We have actually been going out every day to enjoy it now (over the past month) when we literally never used our yard before. Thank you!!

We contacted Ramirez Landscaping based on the recommendation of our neighbor and could not have…read morebeen more pleased with opportunity to work with Daniel and his entire team. The workmanship was exceptional, the price was competitive, they communicated well, stayed on schedule and every employee was professional in demeanor and bearing. If I had more work to send their way I would do so gladly. I write this with decades of experience as a construction project manager. The scope of work was initially rather modest, a walkway and in-kind patio replacement with pavers, comparable to our neighbor. We quickly realized Ramirez Landscaping could transform our property. We added a 4-foot retaining wall, holding back a terraced planter area, a much larger patio, full paver walkways, comprehensive drainage, a nicely leveled yard, some new shrubs, and turf. The retaining wall is as well built as any built by CalTrans with beautiful, curved lines. The drainage system they installed completely stopped our crawl space flooding, including "a test" with the last big deluge of this rainy season. The turf is beautiful, and without being asked they proposed and laid down a cooler, white back product, which is very nice with the yard getting full sun all summer long. The patio and walkways are as well built as a city street with the old expansive soils excavated and then backfilled with basecourse and bedding sand. This work was so well executed that we developed a phase 2 and 3. The second phase was correcting a 21-year-old problematic curb and storm drain alignment and driveway replacement. The intersection of the street, curb, gutter, storm drain and driveway was so bad the previous owner could not park in her driveway and my truck used to scrap the hitch in the driveway when I backed in. We were advised by other companies that attempting a correction would result in an ugly, expensive scar that still would not resolve the problem. Ramirez Landscaping's work resulted in the best driveway both cosmetically and functionally on our street. The curb has faint grinding marks and (now) perfectly matches the aesthetic of the community. Finally, we asked to plant fruit trees in the above-mentioned planter area. They helped with selection and quantity so that our small orchard of six dwarf trees will give us good production and healthy trees for many years. I can't wait to see these trees mature. If I had more work to give Ramirez Landscaping I would. They are wonderful to work with and I highly recommend them.

As of 12/13/24, he has neither refunded us for the unfulfilled square footage, nor did he ever complete the job despite multiple promises to finish over the last 5 1/2 months. We strongly recommend that you ensure you do not pay in advance of services performed (our trust resulted in lost leverage), and have clear terms in the contract, including an estimated start and end date, as well as remedies if he does not finish timely. We are disappointed beyond belief.
