Horrible place. I started out with a marijuana smoking roommate who was selling drugs out of the room. When I got moved to a new room, I was fine for a bit, but then I got a roommate who was very messy. The worst part about this place is the people, though the management makes it worse by stuffing 2 people in an already overpriced room. If I wanted a single room in a still shared suite I would have to pay a cost equal to a full apartment, over $1300 a month. Thank God I didn't renew here. read more

I heavily advise all students to not rent from this company. You are significantly better off renting from local landlords and other apartment complexes for cheaper and more privacy than this company. They were so rude, money-hungry, and irresponsible that I discussed with legal teams actions against them, and I am still debating if I want to despite no longer residing there. I will list all the problems and things you will 100% deal with if you decide to move forward with them. You are not paying for luxury; you're paying for fluff. They are providing you with mediocre equipment, furniture, electronics, and Wi-Fi (you will without a doubt need to use an extender or Ethernet cord to even be satisfied with network connection in your room). They show you all the pretty photos, but you won't feel any of it. Everything you see is cheap and easily breakable. They have a coffee machine that never ran properly, a hot tub that is out of maintenance most of the year, a bus that breaks down too many times, a front gate that has broken down on me and kept me out at night after my night shifts at 4 a.m. (and the back one broke recently too), a regular pool with no heating once ever (and you are supposed to be forbidden from using it in winter), a washer and dryer that smell like mildew, ceiling fans that become loose or almost broken, and the list goes on. Think about it... the- PRICE IS HIGH. I did the 6-person floor plan that was $800 a person minimum (bills included) for the half rooms, not full, and the people that were paying for singles paid $1080. Think about it, combined, it is more than $5360 a month, which is $64320 a year. A mortgage on a house is cheaper than that, and you're paying for an apartment floor where you don't even get complete privacy and you have to share with 6 people. You are significantly better off collecting those six people and going to rent a huge house where everyone gets their own rooms for half the price than paying for the apartment. Even when you include the barely minimum furnishing of the apartment, it isn't worth it. Let's be smart about our money here. How are you going to pay high dollars and they don't even ensure you have adequate service or all the amenities are working? Fee hungry: They have so many fee systems in place that it is ridiculous. Furthermore, most of them are not independently focused, so if your roommate you never talk to across the hall puts trash out on the wrong time, expect to pay a fee. Also, they require you to deep clean the apartment at the end of the lease, and they hand you a paper that shows the potential amount of fees can be more than the rent itself if you don't deep clean to their liking. I'm talking $500 a room if they think it's dirty and over $1000 in the common space. When I find it, I'll post it, but it is absolutely outrageous, especially because they advertise to students... STUDENTS. Offensive customer service: I didn't say rude or impolite, I said offensive. I'll be honest there is a short woman who have been nice and some of the new hires have been kind too. However, the managers or people who have been there longer... there's no way. They will throw straight-out insults at you and talk down at you. I have witnesses, that is unacceptable especially when you're paying so much for so little. My rooming situation even involved a roommate waving a knife at us (not in a joking way) and the manager overseeing the meeting told us to "be an adult", shutting down 4 residents' concern for their own safety. Do you want your kids, students, or you to go somewhere where when their safety is threatened, they are called immature? It is unacceptable to speak to tenants like that, we had the police involved and everything. It wasn't funny and little did she know that if something happened afterwards, they would have been liable since they knew in advance of a threat on the floor and did nothing. It is a part of their responsibility when they lease apartments in roommate/dorm styles in the state of California, already confirmed it with legal teams. If they require/designate/or organize roommates for your private space, they are held liable if they knew a tenant is a threat or violating a lease and did nothing such as a removal or transfer. No regards for your property: BTW, you have to pay for parking. Anyhow, they don't do regular tickets like any normal company. They slap stickers onto your windows that permanently damage your window. Imagine you part your Mercedes in the EV spot by accident and come back to a sticker that will cost you a $400 window replacement as you have to ship a new window and get its change because it melts into your window and never comes off. Unacceptable. I see countless people in Merced driving cars with the damage from those stickers still on their windows. They also do not care if your property like a bike gets stolen or etc. They will shut you down. Trust me. read more

I personally was there 1 night not even all day and some of the girls in that apartment complex are horrible people,the staff and the people that live there "gang up" on those who are new and make them uncomfortable and I've heard stories about the place as well. It's not a good place for students nor young women at all. It's horrible. I got told I would be in my own unit and that never happened!? Signed up for a D2 unit thinking I could make it and I didn't. My roommate came in at 1 o clock in the morning banging everything around and told my guest to leave even tho I could exercise my guest policy for 3 days. That never happened as well. Apartment management said my guest couldn't be there cuz my guest made them (my roommates at the time)feel uncomfortable after he has asked to just use the dryer cuz we went swimming in the pool on the property and he didn't want to be rude so he asked permission if it was okay. I got told by apartment management that if it happens again we would have to be escorted off the premises I then asked if it would be okay if I changed units and they said sure but my boyfriend couldn't be there just me. This place is sketchy and I lost hella money that I had personally saved for my first place ever. Not worth and I urge anyone trying to move here cuz it looks nice on the inside and outside....it's the people u have to be aware of. Don't move here whatever you do. It's a scam to keep the place running and they need to BE SHUT DOWN!! That is my honest review. I give you all 1 star because it is the most disgusting place I have ever been tooo I have asked for my money back and I cannot receive it back because I signed a lease...where in the lease does it say I cannot receive a refund for my money?? Also why should I have to continue to pay for such shit when you all made sure me and my man were left with nothing. This is my first year here at Merced station and from the start have felt very welcomed. The stuff here is so helpful and up lifting especially Ali's and Itzel's weekly videos. Finally washed my hands of Merced station. Please take the warning do not move in here. It's nothing but a mess, they mistreat residents, and should be shut down! If you are a young woman like me and don't want to come home to grown men, unidentified saying the office sent them to make touch ups then don't live here. If you want your landlord to follow to the lease and give you reasonable notice (24hrs) before entering the apartment then don't move in here. They told me it didn't matter when I said I needed 24hrs notice because the time they wanted wouldn't work for me, and they said I actually don't rent the common area just my room so they can enter my apartment anytime and then proceeded to use their own key to enter my apartment without my consent. Now I'm frustrated over my mail that went missing and he hung up on me. DONT MOVE IN HERE!!! I don't have the time right now to write down every way this apartment complex screws people over and every way they are horrible but just trust me it's not good. I lived here for one year, and just keep in mind you are doing yourself a disservice living here. They should honestly be shut down. Let's also add, every single person who works here is missing most of their brain cells. I mean they are so stupid and incompetent it's sad.. Not worth it! They screwed over 500+ students claiming the apartments would be ready before school began. They pushed the date back twice. They don't even know when my building will be ready. I already have over $3,000 in their account from security deposit and first month's rent. They gave us a week to opt out of the apartments when they notified us they would be delayed. They're full of shit. Their staff aka Brian is rude as well. The staff don't know what they're doing and can't answer any questions because "it's all up to the owner." I just want to say that Rob is the lead maintenance technician. He did a great job repairing the wall. He informed me that he will come back and paint the walls that have minor scrapes. He is personable, professional and reliable. I told him that I smell gas sometimes. He reassured me that he would come back and make sure there is no leak and that the water heater was most likely blowing off gas. I did call 911 and the gas company to make sure that everything was good. Rob told me that the 911 and gas company staff did contact him as well. I am happy to be living here. The only thing that I would change is allowing residents who rent the entire place as a family to choose their own cable provider and Internet provider or expand their package if they so choose. OK so here is the update for Tuesday July 19, 2022... Rob and Henry just came and did touchup painting they're going to come back and complete it in a few days. Rob is always amazing and willing to go over and beyond. Henry is superb they both are down to earth and professional. Love these guys. read more

honestly I don't recommend, i live in the b2 floor plan which is two rooms, a shared and a private. I live in the shared and both my roommate and I pay $960 my other roommate in the private pays around 1,300. They offer plenty of amenities but a lot of things aren't as advertised. The Ev charging never work and they charge extremely slow... after their maintenance they've only had 2 available and I haven't been able to charge my car here in well over a month. DO PLENTY OF RESEARCH BEFORE MOVING IN, it's insanely overpriced. I've been living here for a year and my lease doesn't end until august of 24' and I'm regretting have renewed my lease. read more

We had came down to an agreement that I could play my music till 12 of the night and have it off till 6 am I got threatened to get evicted just for having my gf and my wife here with me the owner was all saying that they could stay for 3 nights then go he specifically said they had to be out by tonight I honestly got so mad . This place sucked. I will say a lot of it will have to do with the price of a room, who your roommates are, and probably who you are as a person. Personally, though, this place was terrible. It isn't kept tidy, so you will often see trash lying around. They go around collecting trash at certain hours and change them constantly. The people in the office are kind but often useless when it comes to anything outside of a simple question or lockouts. Management is also useless and won't provide much, if any. The apartments are also tacky and the provided furniture, while nice, is cheap and uncomfortable. The only saving grace of this place is the pool, hot tub, and gym. Along with the fact that maintenance does come in and help whenever you have an issue. But the price, quality, workers, and people make this place lame. The buildings are also built with poor quality and anything can damage something. Just my experience though! read more

I tried to see if I could qualify to move in and they told me the only way I could see is if I filled out a lease. With me needing a place I did it, and then I found the only way I qualified was a way I couldn't afford after telling me I'd only have to pay $1200 to move in the amount changed to $3700 which I couldn't pay and I was told the only way to get out of my lease would be to find someone to move in and I don't know anyone who wants to move in and if we can't find anyone then both me and my boyfriend are responsible for paying the full amount for the year which would total to almost $30,000 between my boyfriend and I. Absolutely horrible! This place just takes your money!! I signed a lease for August 12, room B1, I was having personal problems and I let them know that i would call them back about moving in this month. However they left me a voicemail on July 16 (almost a whole month before my move date) stating that they had sold out of the floor plan I selected. I told them that it was for August and if I did not get it then I did not want to proceed with the move in. So Madison told me that I would have to pay a $150 FEE for withdrawing?! AND if i did not pay that then I would get charged for the entire month of August!! I was so upset because they were the ones who gave my room to another student and now they were charging me $150 when none of this was my fault! We are students!! We are not made of money, they don't seem to recognize this! Please stay away from this place! I threw away over $200 when I could have used this for my school supplies and other expenses. It's important to note that the company asked their employees and their friends/family members to give them great reviews, so must of these five star reviews are fake! This place caused a housing crisis in the area by delaying when their buildings would open and basically said "screw you" to all their student residents, leaving them homeless for a month. Significantly better than dorming at Uc Merced. It is away from campus, whereas the dorms are right next to the classrooms, it's only about a 5 minute trip via bus which are provided. Much closer to town and comes with amenities like a pool, kitchen, etc. read more

I was set to go to UC Merced, and this seemed to be the best option for my circumstances. I applied and got one of their D1 floor plans, but there's a term in the lease about not being able to terminate the lease without a replacement. This is pretty standard, but it's student housing. When my cal grant was revoked and couldn't afford UC Merced, I wasn't able to leave my lease when I hadn't even moved in yet. If you're relying on financial aid as a factor in your university, don't plan on living here because if it falls through, you're screwed. read more

Do not rent here if you are a UCM student. They claim to be "luxury" student apartments but charge an insane amount of rent for a cheap living space. Yes, it's nice each bedroom comes with its own bathroom and closet and lots of "amenities" however the build quality is horrible and I found myself putting in many work orders. There are also many hidden costs that aren't shown until you sign a lease. They would shut off the electricity or water without notice and I had many amazon packages "not show up." Don't be fooled by the women working in the leasing office. They are very nice and understanding but a lot of the times are clueless and just want you to sign a lease. My experience is just one out of many who rent here but I did not feel like it was worth it to continue my lease here. Also, the only "rules" enforced is parking in which many of my friends cars were towed for not having the "right permit." Lots of pets being left out on balconies free to secrete all over the floor and loud parties/groups of people late at night. read more
