Background: Prior to moving to our house in Montgomery we contacted K&M Property Maintenance Services to install laminate flooring, crown molding, paint (walls and kitchen cabinets), re-tile the fireplace, and install new kitchen counters and backsplash. Due to the slow progress and multiple changes in pricing the kitchen counters and backsplash were removed from the list of projects. K&M completed all projects but the fireplace and was paid in full prior to our arriving in Montgomery after providing pictures of the completed work. Results: Upon arriving at the house we realized the pictures did not show the poor workmanship of the crown molding or paint, the fireplace was not completed as promised, and there was trash and debris left in the garage. The overall experience with K&M was dismal based on inadequate attention to detail in the quote process, poor attention to detail in the workmanship and clean up, lack of timely communication with the customer once issues arouse, and finally an unwillingness to fix issues with the work. All resulting in us having to pay a third party to fix the work K&M did not do correctly for a significant sum of money. Below are specific examples of each of these issues. Inadequate attention to detail in the quote process: K&M quoted us $14,500 for the entire project including all materials and demolition to change the carpet flooring to laminate. As the work progressed they added $600 for a dumpster rental and $600 for quarter round which would be necessary to cover the gap between the laminate and baseboard. Both of these items should have been easily anticipated on the initial quote. Poor attention to detail in the workmanship: Please see attached pictures. K&M left a number of areas where the previous paint color was visible; they had poor edging on a number of areas on the crown molding and corners. They failed to remove faceplates on electrical outlets resulting in paint on the faceplates. They used butt joints on the crown molding that did not line up. The ends of the crown molding were not capped; there was literally a hole, see-attached picture. Finally, in general the paint job was poor leaving roller and brush marks visible. They replied in an e-mail that, "There is no way to fix brush marks and roller marks on walls, at least for us as that is the only way we have to apply paint on walls. We cannot just magically appear paint on walls." The attached pictures are just one or two examples of each issue; it is easily 80% or the work that needs to be redone. We have hired painters before and are aware that touch ups are often required if not expected....K&M's work goes well beyond this, please, please, trust us, it's your hard earned money down the drain. Poor clean up: See pictures. Additionally, the flooring was cut in the house resulting in saw dust covering the walls and saturating the air-conditioning filters. We had to literally mop the walls to remove it. Lack of timely communication once issues arouse: We ended up arriving in Montgomery a day earlier than planned. For the five days prior to arrival K&M did not return our calls or texts with any update to the fireplace. Once we had our initial meeting with them in Montgomery to discuss our issues with the work it usually took 7-10 days for them to respond. An unwillingness to fix issues with the work: K&M admitted there were issues with the work but we unwilling to fix issues stating, "Yes there were a few things that could have been fixed, but if we do that then you will want everything else done and you will never be happy." I know reading this on the Internet you might think the same. We had a third party painter, the real estate agent who referred us to K&M, and a local builder all look at the work just to make sure we were not losing our minds. They all agreed that it was not up to professional standards. We have hired painters in GA and AZ to paint our previous homes and have had no issues. This is not an issue of us being unreasonable customers, but of K&M's poor work. Not surprising since K&M are not licensed contractors or tradesmen with the State of Alabama. CAUTION: They will provide you a business license but be fore warned you should check with the State Licensing Board for General Contractors to verify licenses. A hard and stupid lesson learned by us. You can search Alabama General Contractor licenses here: http://genconbd.alabama.gov/DATABASE-SQL/roster.aspx. Conclusion: K&M refuses to fix any of their work. We have lodged complaints with the Better Business Bureau and the State Board for General Contractors. We hope this review will prevent you from having such a negative experience with K&M. We highly recommend you look else where for your general contracting needs in Montgomery.

    We received a number of different estimates for the home renovations we wanted to have done. Brook…read moreInvestment Properties (BIP) gave us the lowest estimate around and also ensured us that the quality of the work would be top notch because their work is based solely on referrals. We decided to go with them. They started the work on May 6 and included a contract which said the work would be completed by June 20. It wasn't anywhere close to being completed by that date. Honestly, I don't mind having to extend deadlines because life happens and things we can't control cause us to have to push deadlines back sometimes. The main problem I have with BIP is the fact that they simply do not communicate well. Actually the first week or two that they were on the job the communication was going really well. Mike and Josh both have great personalities and are very enjoyable to talk to and get to know. But after a couple of weeks on the job, the work started to slow down (they'd show up mid day and work for 2-3 hours and then leave for the day sometimes; other days they wouldn't show up at all) and the communication dropped off almost entirely. I had several conversations with them about this throughout the process and asked them to please communicate with me (text, call, anything!) to let me know when they planned to be there and what they were going to be working on that day. My wife and kids stay home while I work so it's important for me to know who's going to be there when. The job was finally "finished" on July 18 but even since then we've noticed several things they left undone or did incorrectly. One of the biggest issues I have (even more than the failure to communicate) is that they had to go in my attic to run wires for a couple of the rooms they were building. My attic is used for storage and I had spent a lot of time organizing it so things were easy to find. When Josh had to go up there, he assured me that anything they had to move would be put back the way they found it. However, everything in my attic is jumbled and moved around now and I'm going to have to re-organize it myself. Again, this wouldn't even be an issue if he had simply been honest and said "Listen, I'm going to have to move things around up there and you'll have to re-organize it yourself later." At least then I'd have been prepared for it. But don't tell me you're going to put things back the way you found it if you're not actually going to. I even found a half-empty soda bottle that had been left in my attic. Pros: -very personable guys, friendly and jovial. Josh even gave 2 of my daughters birthday gifts since their birthdays occurred during the time of the project -when they are actually there doing work, they are working hard -they are very knowledgeable about all different kinds of work (electrical, plumbing, framing, HVAC, etc) -they were very active in the design of the space, which other contractors we spoke with refused to do -flexible to change plans even after the work had initially begun -they were the least expensive option around Cons: -extremely poor communication -didn't seem to prioritize the project -sometimes would show up and just sit in their vehicle in the driveway for extended periods of time without working -project took a month longer than quoted -personal property in attic not respected -tools left lying around after completion -little things not complete (drain pipe left dissassembled, wall outlet put in upside down) Overall, if price is your main concern and you're ok with the project taking longer you might find Brook Investment Properties satisfactory.
