We highly recommend Peter Cossio of HRG if you're considering selling your house in Hoboken. The…read moreprocess of putting your home on the market is always stressful, but with Peter we felt confident about the plan, the marketing and the successful sale. Our 150 yr old row house, previously converted to a 4 family, with driveway, garage and rear carriage house required a strategic analysis and creative marketing plan. Peter's deep understanding of Hoboken real estate and big picture market trends were invaluable in bringing the property to market and then contract within weeks. Peter was professional, straight forward and transparent about his process as he guided and advised us on every detail along the way. He counseled us on how to prep the property and was a great resource in helping us find just the right people to work with. Peter's passion for architecture and knowledge of historic homes is infectious and a great asset in showing and selling buildings of historic importance, of which there are many in Hoboken. We highly recommend him. Ada + Jon

We called Westley for this purchase because we were already happy with how he helped us find an apartment to rent three years prior (our rental search was over in a day and we picked a great place we wouldn't have considered without his guidance). Westley was readily available whenever we needed something or had a question about how things work here.

After our tenant of 15 years moved on, we turned to Peter, whose deep knowledge of the local market helped us price and position our newly renovated apartment perfectly. He created professional photos and an excellent video, then marketed them broadly, generating strong interest right away. Peter carefully screened candidates, met them in person, and kept us informed every step of the way. The result: a great tenant, a smooth process, and the confidence that we had a true professional (with great style) in our corner.

I'm finding myself difficult to write this as I know this will blemish the amazing 5 star record…read more But my experience is SOOOOO awful it should not go without telling. James Lola is a horrible individual. And when you recall stories of despicable brokers, he embodies ALLLL of that. This perspective comes from a renter interested in a home James has exclusive rights to. This apartment is located on Hoyt St and I feel terrible for the homeowners he represents. The one major issue was the ability to get into the home. Due to the fact that there were current tenants residing in the space, access was limited. This is very understandable to myself and all. I followed up with James for several days until he responded with an option that worked. Sidebar - I had to do all of the follow up. On my final attempt to confirm a time with James, he responded by asking if my partner is coming. Let's put a few things out there. 1) If you're a New Yorker, We all know how cut throat the real estate industry is. 2) It's preferable by brokers that all parties are in attendance for the viewing, but when it doesn't work due to limited access then it doesn't work. And my partner is a doctor with irregular hours. 3) It's not difficult to know right away if an apartment is a good fit or not. And if it is, a second visit is not unwarranted. Back to the story of James. James responds with "we require all adults who will occupy to view together, at least the first time. We can't rent an apartment to people who haven't seen it, and whom we haven't met." Now, I personally have seen an apartment without my partner. He has done the same. And we do understand this is a preferred option but given the difficulty of being able to get access because of the current tenants, the very limited viewing hours, attempting to see the place for a week, and the fact that my partner also has a hard schedule due to his career, I would have HOPED there would be some flexibility since I could see it on Wed and he could see it on Friday if I felt this would be a great fit. After James response, I decide to immediately call him and have a conversation. And THIS is where sh*t hits the fans!!

Although I ended up renting an apartment from another realty, Samantha told me that there is no hard feelings or disappointments, and she just wanted me to be happy. I think that's a very rare quality in an agent. So I would recommend Samantha and Madeleine Realty to any of my friends, and definitely reach out to them if need to move again. Key words for Samantha: professional, courteous to everyone, well prepared, and good at following up. Key words for Madeleine Realty: Professional and nice people, excellent reputation in the neighborhood.

My real estate broker was Debbie LaMacchia. If the other brokers at Madeleine Realty are as fantastic as Debbie, you can rest assured that you are in good hands with this agency.

My wife and I worked with David to sell our 2-bedroom, 2-bathroom condo in Williamsburg earlier…read morethis year. We selected him after meeting with a number of agents, as David was far ahead of the competition in terms of preparation, knowledge, work ethic and personability. He also helped us select contractors for pre-sale renovations, and was on site the whole time to manage the work (as we lived outside of the city). During the sales process, he was able to secure multiple offers within the first few days of showing (many of which were above our asking price, which he strategically guided us in setting). David and his team performed extraordinarily well and beyond our highest expectations. We would highly recommend him for any real estate sales projects.

Our broker wasn't helpful, just remarking that the pandemic has slowed everything down. We fired her and found David through a mutual friend. I'm so glad we went with him. David has a good eye for an apartment and how a potential buyer may perceive it. After a careful review, he established a strategy and a plan for going to market. David was straightforward with us and didn't beat around the bush - our apartment needed to be spruced up if we wanted to maximize our chance of a sale. He worked closely with us to find the right approach and ready the space for listing. The net result was that we had an all-cash offer, at our asking price, within three days of the first open house. Throughout the whole process, David was transparent and communicated frequently with us. This was refreshing, considering our past experience. His process is also consistent and repeatable. I recommended David to another couple who were looking to sell their home. David took the same approach and had the apartment sold within a month. Results speak for themselves. Thank you to David and his whole team. I strongly endorse and recommend working with David!

He also gives suggestions and recommendations for making my apartment looks its best for viewing to prospective buyers. My former love and I never had to step foot in Weichert Realtor's offices as Peter A., our Realtor always came directly to our doorstep. He does not use a laptop for the initial pitch, but uses the old fashion techniques of traditional paper detailing his strategy for selling your home. Laptops for Realtors to present their real estate bids are rather common robots, intimidating, and feeds a machine, generic callous appearance. He is extremely knowledgeable about the overall concept practice of cooperative apartments with respect to the board's governance of bylaws which he complies thoroughly, where unlike many ignorant Realtors who wish to do what they want to dismiss the board's governance of bylaws and extreme measuring regulations. He is honest and direct with his real estate tactics and overall professionalism. I'm not going to rate Peter A. or Weichert Realtors with five stars because they have a continual habit for lateness which is usually either fifteen minutes or twenty minutes and have no regard for "time is money." If you have a real estate need to buy/sell Peter A. will accomplish the task!

Ian was the complete opposite. He is smart, talented, hardworking, trustworthy, high-integrity, kind, thoughtful, and incredibly effective at his job. Our new tenants also raved about Ian's proactive, trustworthy, and candid nature. If you're looking to sell your property, buy a new property, or rent property, I couldn't recommend Ian highly enough. He is meticulous in his role and builds/values relationships with his clients. Ian truly goes above and beyond, and we couldn't have asked for a better agent. As first time home buyers coming from out of state, we had A LOT of questions, not very concrete ideas for what we wanted / where we wanted to be, and quite inflexible schedules. Ian was so patient with us from the very beginning and provided extremely comprehensive answers to our questions as well as great advice to guide us in our search. You can tell that he is very experienced and incredibly knowledgeable about the NYC housing market. During the couple times we were able to visit NYC, Ian was able to accommodate our schedules and spent days taking us all over Manhattan to explore different condo options and different neighborhoods to help us get a better idea of what we're looking for and where we want to focus our search. When we were not in NYC (before and after our visits), Ian stayed in touch with us constantly via phone and email. He really took the time to understand our needs/criteria, answer every single question, recommend listings, prepare us for in-person visits and next steps, and even visited condos on our behalf to take pictures for us. Ian is experienced, responsive, trustworthy, easy to work with, and altogether outstanding. We would HIGHLY recommend him to anyone looking to buy in NYC.
