There are a lot of real-estate agencies in Forest Hills, but here's the way we saw it: You can use one that's selling co-ops that haven't been remodeled since the '70s for well below market value, or you can use the one that's selling the $5-million homes across the train tracks in Forest Hills Gardens. It was an easy decision. We first attempted to sell our co-op ourselves, but we didn't really know what we were doing. Eventually, we buckled and called Madeleine. Alan Mann had someone in to see our apartment within a few days -- and they made an offer, which we accepted after a bit of negotiation. I couldn't believe how fast and easy it was. Alan was friendly, comprehensive, caring and skilled -- pretty much all you can hope for in a real-estate agent. Honestly, I think it'd be a mistake to go anywhere else if you're interested in selling your home. I was working with Debbie LaMacchia for the purchase of my current coop apartment. At the beginning of apartment hunting, I had no idea about many concepts that are very important in coop, such as the how to correctly calculate the debt income ratio, assessment, etc. Even though I knew little about this market, could only afford cheaper one-bedroom or studio and was just a random walk-in customer, Debbie was still very patient, teaching me all things I have to pay attention to and giving me a clear direction about what/where/how to look at apartment deals. I'm a cautious buyer and therefore, I did a lot of homework and constantly searched new deals on Redfin. I sent out a lot of links of deals to Debbie, but she was really patient to schedule all appointments for me. She also referred me the mortgage lenders and attorneys that are easy to work with. In my first purchase, I was denied for reasons I don't know. But Debbie didn't give up upon my case and we continued to look for new deals. At that time I was frustrated, but she didn't urge me to place offer easily just because I wanted one, even though that was not her interest, which is to get the commission. She truly thinks for the customers. Eventually I found a nice studio and she reviewed my application package (twice, first time was the unsuccessful purchase application). Eventually the purchase was approved very smoothly. In my purchase experience, I met many agents in open houses or appointments, but I can feel many of them just want to earn the commission as soon as possible but don't care about the buyers or sellers. However, Debbie is not that type of broker. She is a truly a broker that works for the interest of customers. Therefore, I recommend her wholeheartedly. read more

MARK WACKER / MADELEINE REALTY: 2 DUDS I own a coop apartment and called Madeleine Realty for assistance in renting it. The apartment has brand new kitchen appliances, a brand new air conditioner, and brand new bathroom fixtures along with a fresh paint job. The asking price for rent was also below market in an effort to have it rented asap. Mark Wacker was assigned to my apartment. He sounded great on the phone and we arranged a meeting at the apartment to talk. Mr. Wacker couldn't have been more enthusiastic at our meeting. He told me the apartment looked great and he expected it would rent very quickly. He talked to me about putting pictures of the apartment on madeleine.com website and he told me they would advertise it as well on craigslist. Upon leaving the apartment building, Mr. Wacker gave a few business cards to the doorman and told him that both he and his associates from Madeleine would be showing the apartment. It all sounded wonderful. Almost one week later, on a sunday evening, I called Mark for an update. He told me (1) neither he or any of his associates showed the apartment all weekend, (2) when I asked, he said he did not advertise it on craigslist or on the Madeleine.com website as of yet, (3) he "explained" the weekend is usually spent by him and his associates for "open houses" not rentals. After that last comment, Mr. Wacker abruptly ended the phone call telling me was busy with something and would call me back the next day. Its now four months later. I never heard from Mr. Wacker again. Needless to say, Mark Wacker was rude and unprofessional. Good news though: I hired another real estate agent who had the same enthusiasm that Mr. Wacker showed at our initial meeting. the big difference: this person knew how to advertise the apartment and got the job done quickly. I would never waste my time with Madeleine or Mr. Wacker again and neither should you. I called up the office once to see a listing with a male agent. He was outright rude. When I asked him a question, he could barely contain his impatience by blurting "I already told you!" On top of that he misunderstood my question. Then he was not very eager to show me the place, I suspect he already had an accepted offer. But a good agent would do their job and continue to show unless there's a signed contract to get the seller the highest offer. So this guy is a bad deal for both seller and buyer. This was few years ago when I tried to meet up with one of the agents at Madeleine Realty for a house I was interested in buying, but he had a "don't-waste-my-time" attitude and had a tough time setting up a time in the first place (making it sound as if he was a very very busy person) and for some reason I had to meet him at his office first rather than on-sight. Unfortunately I was running a little late from seeing another house and I apologized over a phone, asking if we can meet on-sight, since the real estate agency office was far away from where I was (and all of the seeings for the other agencies we met on-sight anyways). He then became very belligerent and profane (not that he wasn't already but more) and the meeting was canceled. I am very fortunate to not proceed with this realty, but it seems like the agent that I am referring to has since left (according to the website), so maybe now it is better. But still does not erase the fact that I had a bad experience. read more

Jacque Ambron, owner of Madeline Realty, has been renting a house for me in Forest HIlls since 1996. The last renters completely totaled my property--they were filthy hoarders. My house was full of their belongings, grease all over the hardwood floors, roaches and mice everywhere! Ambron is responsible for allowing the house I grew up in to be trashed. He also told me he had done repairs that were really not done. He said he had replaced the roof (at my expense) and when my contractor went up there it was only patched. In June, my wife and I were helping our son find an apartment in New York. We also knew that he would need a guarantor. Since we live in Texas and the New York rental market is completely foreign to us, I read about it online and read a lot of horror stories about realtors. I read some good reviews about Alan Mann and called him. He answered my questions over the phone and we made arrangements to meet him. We emailed Alan with our son's wishlist and budget.
