I have had a very positive experience with Vern and Mega Management. They came in after a previous management company (who shall remain nameless) had made a mess of things and Mega had the unenviable task of cleaning their mess up. In addition to their responsiveness, they also get the basics right: Accounting, Billing, and Keeping costs under control to prevent unwanted fees and assessments that could affect owners and renters. In over 20 years of owning condos, I seldom see my monthly HOA dues actually reduced. This is exactly what happened with Mega Management's amazing efforts with my Association. Mega Management Enterprises LLC owned by James D. Parsons has driven our Financial Health at Heritage Grove TownHome in El Cajon to become "Insolvent" or Bankrupt. Our President board member acts as if he doesn't know anything and is trying to figure it out after being the control board member for 20 years not to mention our treasure refuses to answer questions. Our properties are now blacklisted by all conventional finacing groups preventing us from selling our homes, refinancing or even taking a second home loan. Our home was in escrow and fell out (2) weeks before closing because Mega Management Enterprises LLC drained or mismanageed our $589,674.00 Reserve Fund since 2023 that leaves us categorize as Insolvent. Pacific One escrow said the board member informed them the Reserve Fund has approximate $6,000.00. I wish I could leave zero stars. Our pool that we pay fees to remain clean, is hardly clean, especially during holidays and heatwaves. July 4th 2025, the pool was toxic green. The week of August 25th 2026 during a heat wave, the pool is toxic green. This is after complaining year after year. How hard is it to clean a pool? The blatant stupidity of the management company to keep the one thing clean that people can see or use is beyond me. Even dumber is out HOA continues to use these clowns. read more

My wife and I have lived at a Mega (Mis)management property in San Diego for over two years now. Due to the company's complete disregard for safety of residents, horrible response time, lack of communication between their own employees relaying information, issues/concerns to the residents, I have given them 1 Star and that's only because I understand COVID-19 being an issue. If you expect them to be proactive, efficient, effective, or to care about anything pertaining your building or its residence then Mega Management is not the company for you. However, if your expectations are for a company to take your HOA dues with nothing in return then definitely hire them... HOA meetings? Mega Management is the WORST property management company. These reviews are all very accurate. Vern is so rude, disrespectful, and UNPROFESSIONAL. We are renters who received a notice due to having outdoor privacy curtains hanging on the patio. The notice was dated 3/22/17 and advised us to remove the curtains within 30 days which would take us to 4/21/17. On 4/11/17 Vern went to my unit and took pictures. I hadn't removed the curtains yet because I inquired with the landlord, who was going to check with the HOA on the Rules & Regs. There are 30+ other units in the community which have sunshades, and another unit who has a SHOWER CURTAIN and a CHRISTMAS TREE on their patio, so we were simply waiting on clarification of the rules and regs. On the morning of 4/12/17, I politely and professionally emailed Vern inquiring on the visitor parking rules because people will park their cars in visitor spots and not move them for weeks and weeks. I also advised him that our neighbor's patio and inside of unit is piled from floor to ceiling with boxes, furniture etc. We recently (shortly after the downstairs neighbors moved in) became infested with roaches probably due to the lack of cleanliness downstairs, I would imagine. He completely ignored my inquiries and immediately came back in a very disrespectful and defensive way, threatening to fine us about the curtains. He emailed the pictures of my patio curtains to the unit owner even though we were still well within the 30 days given within the notice, still ignoring the point of my email. The emails started going back and forth between him and I and he was completely unprofessional, offensive and rude. Vern is so ignorant and unprofessional. This property management company is a joke. This is not the first issue we have had with the complex; The washers and dryers hardly ever work properly and they do not maintain any of the common areas either. It's a shit hole. Unfortunately my landlord will be losing 2 really good tenants. I immediately texted my landlord and have given our notice 3 months early as our lease is up on 7/1. I told him that we are good tenants and I do not appreciate being treated otherwise. My advice: Good luck to anyone who rents from these people. DO NOT PURCHASE A UNIT IN THIS COMMUNITY. read more

The sewer has been backed up into the parking lot/drainage ditch for over a week. Call them to let them know and they tell me "there's a note here saying they know about it and I cannot take any more notes about it". Raw sewage into storm drain all week and they couldnt care less. read more

These people are the worst. My building is a dump and what do they do? Paint the laundry room. "Landscaping" is a joke. They cut down our palm trees, so now we are without shade. This summer is going to be brutal since we do not have AC and we are not allowed to have AC window units. I feel some heat strokes coming on. Anyways, I've wrote to them about a neighbor and their dog barking at all hours of the day and what did they do? Nothing. No letter, no sign went up reminding the neighbors to be mindful. I've called about noise complaints and Rita (who seriously should be fired for terrible customer service) was less than helpful. A few months back, my car got vandalized by a crazy bipolar neighbor (she was vandalized other cars in the past) and the police asked if my building had a camera. Turns out the one we have is a fake one. I asked the HOA if there was plans to instal them (they are always putting up notices about homeless people wandering around) and the snotty response from Rita was " no, we don't have $15,000 for security cameras." First of all, security cameras are NOT $15,000, shop around idiots. Second of all, what the hell are my HOA fees going to then? I sure as hell do not see any improvements. To add insult to injury, when I called to report the car vandalism, they pretty much brushed me off. No apology (even if they didn't mean it, at least say it) no news letter to tell neighbors to be aware of surrounding, no nothing. They actually stopped doing news letters which really sucks because I would like to know what the hell is going on around here. Who is on the board and what do they do? Who here can I voice my thoughts to because Bob and Rita sure as hell do not listen, nor do they care. I started off hating this company but soon realized that Katie was actually doing everything she could in our best interest! She explained to me that, at the end of the day the HOA is the one heading up most final decisions for our building. KUSI Channel 9 posted this video about this management company on June 14, 2011. Its important anyone interested in their properties watch the video. After I saw it I was appalled. I've been involved as a building designer and developer for several decades and I was shocked. What's at issue is a not-to-code guard rail at a 2nd floor deck that's unsafe for children. The owners would like to add netting to protect their toddler. Though not required to change the rails because they were built before the code change, management even said no to the netting, apparently their opinion is to let the kid fall. Unbelievable. I am a homeowner at St. Francis Estates, one of the associations that they manage. My experience with Mega Management has been poor from escrow to now, during management. I've made repeated requests about a multiple of things and it's impossible to get a call back or response out of them. I have been on several HOA boards so I know my laws a little bit and it's appalling how inappropriately and possibly illegally, they manage their properties. I recommend anyone considering them for management (probably mostly because they are cheaper) to stay away. I'm still trying to get a simple billing issue (they have me responsible for a property that I do not own or have anything to do with) and it's like trying to pull teeth. read more

Hopefully, I can change this review to more stars but as of right now it will have to stay at one star. I spoke with Rita and although she has been nice on the phone, the excessive late fees and poor communication is really a problem. As a homeowner we rely on the Mgmt company to keep us up to date if there is a problem with our account. Instead of writing me a letter or calling me, they just hit me with a 150.00 bill made up of late fees and a 75.00 cost to write the letter. I have asked for a reduction in fees and an explanation of why this is the first I have heard of it. Will update when settled. read more

The roof in my condo had been leaking bad enough to cause major damage to the ceiling in the bedroom and it took over 3 months of phone calls to have the roof repaired. In the process of repairing the roof the ceiling in the second bedroom was broken and created a large hole. Mega sent someone out to fix the ceiling and they cut 2 4 foot square holes in the ceiling of one bedroom to dry out the mold and put buckets on the floor to catch the rain dripping. They cut a 2x4 foot hole in the second bedroom ceiling. After repeated phone calls and being told they could not do anything I finally hired an attorney. It is now SIX MONTHS and my condo is not livable and they are still not doing anything to fix it. Draw your own conclusions about this company. read more

My roommates and I rented a condo from this management from Sept 2015 and are set to vacate sept 2016. The management is the reason we're leaving. We will not be renting from them again. One of the buildings had an insect infestation and we all had to get tented. Vern the property manager got into a heated exchange with the owner and decided to charge him/us fees for not cooperating in a timely manner. All notices had dates on them which we abided by and all paperwork we turned in was signed and dated. We the renters are caught in the middle while they go to small claims court to sort it all out. The management has no legal justification to charge the fees but Vern is trying anyway because they got into an argument. Childish! Needless to say this does not have a positive effect on our relationship with the owner. The office is just as bad (Rita, Christy). There is a sprinkler leak that is flooding our patio and damaging our property. It's been a week and they still haven't fixed it. Not because the maintenance workers were busy but because "the living area was not being damaged so it was not high priority". The office didn't give the message to the property manager till 2 days later. Will update if they ever get around to fixing the flooding patio but so far this management has offered nothing good for the community they manage. Nothing but attitude and a pissing contest. So glad we're leaving. read more

Very much agree with the reviews. They are completely unresponsive and do anything possible to get of doing any work. At our board meeting last year we agreed to get several items accomplished by the end of the year. It is now almost 10 months later and still haven't gotten some of it done. When I ask about it, I am told - I don't work for you I work for the board so if you want to inquire about something it must come from the HOA. I pay my dues on time, and am 1/7 owner of the entire property - I have a right to know what is happening at my property. read more

My initial experience with Mega Management was me being provided incorrect directions to an HOA meeting to which I had rushed. I was displeased. However, once our HOA was assigned a consistent contact person, things changed. I credit our contact person with swiftly implementing directives handed down by our HOA board, which has helped get our building "out of the red and into the black." Truly terrible service. I have dealt with them as a homeowner over a period of two years and find it shocking that the HOA doesn't replace them. Complaints about leaking pipes from other units that are causing damage are ignored, requests for any kind of service or help are met with "I'll get right back to you," and then silence until I call to follow up again. Up until recently, I had only found them to be unresponsive and unhelpful, but now I can add unprofessional and downright rude to the list. Rita Tillmond must be an owner of the business, otherwise she would surely be terminated. I notice a number of other reviews also mention her unprofessional behavior. I called with a routine billing question and was told to "shut my mouth" and "let me finish my sentence"' repeatedly (when I was not interrupting). Any clarification questions were met with "if you would be quiet and listen, I could tell you." I have really never been treated so rudely by someone--let alone by someone who is, however indirectly, employed by me. I will be approaching our HOA and starting a petition to have Mega removed as the management co for our building. read more
